We stayed there recently for a couple of nights and thoroughly enjoyed it. Linda is a great host and very helpful and she cooks a great breakfast! Room was surprisingly quiet despite the Irish bar nearby, and the upper porch is a great place to have a glass of wine while watching the activities and people below.

We enjoyed our stay here. The Innkeeper was quite nice and helpful in directing us to the sites of the city as well as good eating spots. The room was adequate and both room and bathroom were very clean. Our running around town kept us from using the porches to enjoy 5pm refreshments. The Innkeeper made a real effort to prepare our breakfasts to order, and they were quite yummy. The location in the Historic district was very convenient, yet just off the beaten path, which we liked. Yes, we will stay here again.

Room Tip: Very content with room.

This was the height of perfection. The Inn is quaint and lovely, with comfortable beds, exquisite linens, and the perfect owner. Linda's breakfasts are simply wonderful, and she bent over to make sure that everyone in our group was taken care of. I can't wait to go back!

Ignore the negative reviews and comments. It's obvious they were posted by someone expecting a McHotel. We refuse to stay anywhere else in St. Augustine which we visit several times a year. My wife has stayed here at least six times (four with me) and a few with girlfriends. Of course the Inn is old and needs a little bit of paint. That's what the entire B and B experience is all about. Linda and her husband Donnie are phenomenal. She makes the experience an experience. We always stay in the Rosewood room which is the largest room downstairs and opens out onto Spanish street. The rooms have always been very clean and well appointed. Linda keeps the rooms cold with the overhead fans on! You won't be uncomfortable, even in the summer heat. The location could not be better. Everything within a few blocks. Linda is extremely knowledgeable about all of the local restaurants and attractions and is an avid member of the St. Augustine Inn and bread and breakfast Association. Breakfast here is also an experience. Linda tries to take into account special requests from guests. This past weekend we were treated to almond amaretto waffles. Always hot coffee and fresh juices but Linda's special fresh fruit cups are always a treat to look forward to. If you are looking for a hotel with no character or ambience, go check in at the Hilton down the street. If you want a memorable stay with Linda's personalized touch, 44 Spanish St. is it.

We dropped on here on a whim. Though we liked the balcony overlooking the street, that was about it. Dirty room. Dirty carpet. Weird glass doors in hallway making privacy and noise an issue. Didn't use the tub because it was dirty. Floor was gritty and unclean. Bathroom needed a mopping.

This B&B is the cutest place in St. Augustine for a great price.
The owner Linda is the most lovely person and cooks the best breakfast! The first morning i told her I am allergic to gluten - and the next morning she baked gluten free muffins especially for me :)!
We stopped by to check in after closing hours and Linda was very welcoming and the room with jacuzzi was amazing!

A little piece of paradise i would go back to and feel right at home!

The inn was nice but in need of bleach and paint. We found the rooms somewhat small and the mattress uncomfortable. The owner was very sweet, but it did not add enough to cover the other issues. Compound it w the fact that our second night was ruined by other tenants that thought they were on spring break.

Good place to go to save money.....but wished I spent a little more for a better experience.
