We loved our stay with the Lake Roy Beach Inn and we will be back. I was a little worried by some of the other reviews I saw, comments about rusty stairwells and outdated facilities. But I should have trusted my instincts. This is a special place run by people who love it and they take care of it and their guests. It isn't a 5 star modern hotel. It is a little dated. But it is nice and the lake is pretty and you will have what you need. Winter Haven is had every convenience. In our case we were going to Legoland - very convenient for that venue.

This weekend we stayed here and it was seriously the dirtiest hotel we have ever stayed at. We booked via the website, which looks to be nice... very decieving. We should have left , however worried about finding availability elsewhere, due to peak season in FL. The hotel was run down, dirty and in need of serious repairs. The rooms had odd odor, possibly mold in old a/c units ( where the water dripped into old dirty buckets outside the room), old, buckled carpet and frayed blankets. Dirt along baseboard and in light switches, and dirty paint on doors. Door locks with glue in them.There was a ketchup size packet of shampoo that must have been old...smelled awful and the coffee maker had no lid and the coffee packet smelled terrible.Our room was not cleaned on Sat. until after 3:30pm. The property had old curtain rods in its corridors, old grills and refridgerator, metal rusted steps and rails and puddling dirty water. The laundry room...oh my...rusted machines with the lid half on, dirty basins and odd smeeling dryers, and it was back in a dirty nasty little area...actually scary looking.In the ice machine area there was a large wash sink that was unsightly!!! The lake front area had trash and chair in the water that had been there for some time...an old rusted boat. The landscape at a distance look decent, but up close plants are in paint buckets, in need of a trim. The gazebos had cobwebs everywhere ( and they weren't new), faded nasty adirondack chairs and dilapidated lawn furnishings. Overflowing garbage cans were uncalled for as well.It was seriously unsightly!! We should not have paid 1.00 a night, let alone 88.00/night. While 88.00 isnt a huge amount, a dollar would have been to much for this unsanitarty mess.We should be able to expect decent accomodations. We seriously feel we should pursue a refund of some type. We have attached pictures...PLEASE BEWARE of this property! Don't loose your money like we have!!!

I live in WH and was displaced from home due to a flood caused by plumbing. I have seen this motel for years driving by but knew little about it other than it always looked well kept for an older place. Called and rate very reasonable for a room with kitchenette. When arrived in room pleasantly surprised to find it is more like an apartment than a hotel room. Furnished living room separate from bedroom. Beds are as good as if not better than fancy hotels I have stayed in traveling in the past. All furniture is comfortable. Have a screen porch overlooking well kept grounds and the lake. The owners are on premises very nice and take very good care of the place. Several people have mention the road. Hotel does not face the road it is to the side. Someone mentioned holiday inn and Hampton. Great choices if looking for a place with no view and have to navigate parking lot for red lobster and outback to get to. I personally prefer to have a beautiful lake view, docks for fishing and friendly caring staff. This hotel is also only blocks away from legoland.

Very close to Legoland, clean, comfortable and the full kitchen was a HUGE bonus!

We were booked at the Hampton Inn in Winter Haven and stopped on a whim to check this beach-side motel. We asked to see a room and they did a full walk through. The screened in patio overlooking the beach was enough to seal the deal. We promptly cancelled our HI reservation and booked in the Lake Roy for three nights.

Beds were comfortable (including the pull out). Room was very clean. Everything in the kitchen worked (although utensils and dishes were sparse... Quickly remedied by a trip to WalMart and a $10 kitchen set which we left behind). The pool was unheated but clean.

The best was at night when all the pool and cabana lights were on, sitting out on the patio was like being at a resort in cottage country in northern Ontario. Absolutely fantastic. Warning, sitting in such a setting in the evening will result in copious amounts of red wine being consumed... Pack ibuprofen.

We were in the unit closest to the road which concerned me (being light-ish sleepers) but heard only a bit of road noise one time. That said, the a/c worked great so we closed the doors and windows at night to reduce noise. I'm guessing you wouldn't hear any noise further along.

Continental breakfast was included which was a nice perk.

It took us between 2 and 4 minutes to drive to Legoland depending on lights and you're making a right turn into the lot which saves the 10 minute left turn light on busy days... If you've been to Legoland you know what I mean.

Rates were a little less than the major chains but don't forget you get a full kitchen and beach.

We stayed in a suite. It was very nice. Had two beds, living room, kitchen & dining was all one room. And a screened in back porch. It's nice to wake up in the morning and drink your coffee on the porch with a beautiful view of the lake. The owners / staff were very nice!! Very helpful and courteous! Next time we are in the area we will definitely stay there again. I saw in a previous review about the busy highway , that wasn't a bother to us at all.

If you are looking for a quiet place to stay with a private beach and pool then look at a street view photo before booking a room here over the phone or internet. This motel has a loud 4 lane highway to the left of it's driveway/parking lot. The good thing about it is the location is close to LEGOLAND. The bad thing is the traffic, no privacy at the pool or beach due to all of the traffic. This is an old motel. Newer ones are West of there at Holiday Inn Express or one that is just outside the gates of LEGOLAND. We did not stay there but live in the area. All we are suggesting is look at a site like trulia and then click on street view to see if you want to be so close to the road Cypress Garden Blvd.

Room Tip: Request a room as far away from the road as possible which would be on the South West side w/lake vi...
