We arrived very late at night and were welcomed by Angela the Villa caretaker who made us feel very welcome. We had two ground floor rooms, one for two and the second for three adults and they were very clean and adequate for our 3 night stay. Breakfast was continental, coffees, juice, cereal, rolls, cheese spread and jam etc., but sufficient and is served in your rooms or in the garden at your request. You just complete a little form the night before to make your breakfast/where to eat selection. The web site does make the rooms and garden area look larger than it is, but this did not spoil our stay. The reception staff are so helpful and go the extra mile to help you with areas of interest, which boats to catch, arrange bookings for you. The 3 minute walk to the Villa does actually take longer, about 10 mins, but it is a pleasant walk. As a guide, look at the lamposts for the road signs, not on the sides of houses! The only criticism would be the noises from the water pipes or air con in the night, but you are so exhausted from walking so much around Venice, you sleep through anything! We would definitely recommend a stay at the Villa and hope to go again soon.
