“Best place to stay in chicago !”

Our family just returned home from an awesome stay at one of the properties on Hoyne Ave. This is a high quality, tasteful property. Very clean and well attended. We had plenty of space and a well stocked kitchen. Roscoe Village is a charming suburb with wonderful restaurants and bars.
We will be back Joe. Thank you for a wonderful stay !

7 of us stayed in Unit @ on West Roscoe. Location is fantastic with el just four easy blocks away and buses north and south on Damen and Lincoln Aves. Everything we could possibly want to eat at our fingertips in any direction. Plenty of space for all of us to sleep, shower and sit around talking. Kitchen had everything we needed. Nice back porch and yard for morning coffee or evening drinks. Beds and pillows extremely comfortable, ac worked well and both full bathrooms were lovely. Pull out sofa bed should be saved for those under sixteen or who aren't fussy about mattresses but the other beds were heavenly. Joe extremely responsive to our numerous calls for finding and operating things. If we called, he responded within 30 minutes and was on site quickly if he needed to be. We stayed during huge street festival but it never started until around 11am and shut down at 10 pm. We barely heard it and it provided lots of entertainment for us. Very good service and location for the money.

Room Tip: Skip the pull out couch, you feel the bars as you sleep and it would really need a thick foam topper...

We stayed in one of the lovely guesthouse apartments (3 bedrooms, 2 bathrooms) for a family event nearby and were delighted by the high quality and value of the accommodations! We only wish we had more time to hang out in the unit! - maybe next time when we return with more family members.

Room Tip: Each unit is individual - ask the owner Joe for a good description and check on line.

We just returned from a family trip to Chicago where we stayed in the 3-bedroom condo at 3240 N. Hoyne #2. It's a very nice building and condo in a very nice neighborhood (quiet, safe, charming). Other than having to request some more bath towels and extra bedding for sofa bed and having some trouble with the TV remote (weird setup), we really enjoyed it here. Joe (owner) was friendly and accommodating and made some great recommendations for grocery store and restaurants. We ended up taking taxis to and from downtown, which was kind of costly after a few trips, but if we had wanted to take the extra time, we could have figured out how to use public transportation with some walks in between spots. We did do a fair amount of walking too. We will recommend Roscoe Village Guesthouse to others.

This is our 2nd stay at Roscoe Village - If you're visiting Chicago, Roscoe Village Guesthouse should be your first choice to stay. Our group recently rented 3 of the units - they units are very clean, comfortable and the neighborhood is awesome. The property is just as described, but the picture do not reflect how nice the units are.

We're looking forward to many future stays and highly recommend to everyone!

Room Tip: If you are a light sleeper, you might want to book the upper units. The buildings we stayed do have...

The property was just as described online, great location/nice neighborhood. We stayed at two neighboring properties. 3238 & 3241(?) N. Hoyne. We booked two units in the same building (both in 3238) but about 30 days prior to our trip (and two weeks before the balance on the trip was due) I received a call stating that the 3BR unit we booked and put a deposit on would not be available and we were being given a 2BR unit next door instead. I asked if whoever was in the unit we booked could be moved to the one he was trying to give us as I specifically asked for 2 units in the same building when I called with questions before I booked this place. I was told it was a displaced family in the unit we booked and they would not be out in time for us to use it as promised (and I do unserstand about not wanting to move a family that has been living there). I then asked about a discount since I was not getting what I signed a contract for and we were being shorted one bedroom (we booked two 3BR apt's and now had 1 3BR and 1 2BR) and now someone would either have to share a bed or sleep on the sofa. He said he would not give a discount because the new apt he was giving us was nicer than what I had booked. I explained I didn’t care what the place looked like and if I wanted that one I would have booked it to begin with since it was available at the time, and that my main concern was that we all be in the same building. We were told the two units we originally booked were connected by an inside back staircase so there would be no need to put on coat and shoes etc to go from one unit to the next. When I explained all this his reply was I'm not giving a refund so you can take this or leave it! I did not like his attitude and had another person in our group call to talk with him and that person received the same attitude. With less than 30 days before the trip we decided to take what he was offering because it was too short of notice to find anything else. We were then told he would give us "free" parking in the back for both of our cars to make up for the issue (although there is free street parking out front so this wasn’t anything special) and when we arrived only one of our cars could fit in the back anyway so we weren’t even able to take advantage of that. The rooms were extremely small, it said online both units had a queen bed but the 3238 seemed to only have full size beds (and my bed was extremely hard, between the bed and the neighbors running up and down the steps from 11pm till morning EVERY night I didn't sleep well the entire trip). Units had great showers and also Jacuzzi tubs. The first towel I grabbed looked like it had a weeks worth of make-up rubbed in it but the rest looked ok. There were no departing instructions like Ive found in most places we rent. All that was mentioned was where the trash needed to go. We did run all the dishes and clean up etc but since there were no instructions I assume we could have left it all and been fine. The cable box was in the side wall so the remote didn't pick up from one side of the room and we often had one person stand near the box and change channels while we decided what to watch. The light in one of our units randomly fell from the wall on checkout day. We tried to fix ourselves but could not. Both units did have the basic needs provided like paper towels, seasonings, dishwasher and liquid dish soap and coffee and creamer etc. which was nice as some places make you provide that yourself. This place would have gotten a much higher review if it had not been for us not being able to get what we contracted for and the owners horrible attitude about it.

This is a great place in a great neighborhood. I'm a bit biased - I grew up near here. The apartment provides the best in city living. Very well furnished, bright, spacious, spotless, and comfortable. Very nice kitchen with all of the bells and whitles. Access to a nice gym directly across the street. Lots of great shops, bars and restaurants within a very short walk. Terrific in every way. We look forward to staying here again, and we've already provided the brochure for the place to several business owners we know near here. Highly recommended.

Room Tip: It's not a hotel. You will not have daily maid service. There is no room service. None of these...
