Seems to be a fairly new place, and "modern" after Burmese standards. One of those places which could have been anywhere in the world, at first look

Located in a nice garden and surrounded by beautiful scenery, with a view to Mt Zwekabin - You see a nice sunrise over the mountain top. However far away from town, so without a vehicle you are stuck in the middle of nowhere

The rooms are either in bungalows or a two storey building. Quite spacious, with nice bathrooms Balcony or terracce, however without furniture, so you will have to take outside heavy chairs from the room if you sit outside. Free wifi, working most of the time

A lot of noise (loud music) from a nearby shop at daytime, and from pagodas before dawn (Earplugs recommened)

A good selection of food in the restaurant. Ordinary tourist breakfast.

This is a good hotel by Myanmar standards at this point in time. It is a bit out of place in terms of not being near Hpa-an. My friend and his wife accompanied us on this trip. We liked the hotel because of its location. The room is spacious but with nothing much in it. Free WiFi is good if you want Internet connection.
The restaurant is OK. We liked the dining experience outside on the patio. It is far enough away from the main road so we were not affected by the exhaust and dust for trucks going by during the day. Hardly any traffic during nighttime. The view of the mountain is good if you are willing to cross the road.
If you like peace and quiet, this is the place to spend a few quiet nights.
The staff was accomodating but not overly eager. Maybe they don't know how. Maybe customer- relation training might be a good idea.
They could and should also rent bicycles or mopeds for a fee. Most tourist would need it. We had a car so it was not a problem.
We paid $ 60.00 for the night. Not bad.

We stayed at this hotel only one night but were struck with its location and its beauty. If you like rural feel, rice field and limestone cliff, clean, new and roomy accommodation then the Zwekabin is for you.

The breakfast is very good too with lots of selections.

Hpa-an and southern region are amazingly beautiful in both scenery and the people.

Love to go back there again soon.

We were given a superior room (ordinary), but our driver pointed out that we had booked a delux, so we were moved. There is no comparison between the two. Our room 007!, was way larger and nicer than the one previously allocated. The hotel appears great, but on closer inspection it s a pretty shoddy spec build. The food in the restaurant was OK, although my wife had her only difficulties of our Asian visit the following day. The reception staff were generally "out to lunch" and need customer service training. As there is nowhere else of a reasonable quality in Hpa An (Not Pa-An as in this town listing), one might as well be here, although the local stall at the bs stop cranks out loud music from early in the morning!

Room Tip: Get a Delux and not a Superior

The hotel is large, modern and a bit out of place in a place like Hpa An. The rooms are big and the bathrooms modern and nice. The views to one side are of a huge stone wall which is quite impressive. The other side overlooks the road and some nice fields and the mountain. The outdoor restaurant is a nice place to sit at night but food is pricey. Much better options in town, particularly San Ma Tau restaurant. Had a great meal there! Breakfast buffet at the hotel (included in the rate) was OK but the indoor dining room lacked personality.

The location of the hotel is awful, though, unless you have your own wheels. It is far from town and anywhere where you might be able to rent a bike to move around on your own. Transportation from there is not cheap and the hotel can call a cab for you, but they charge you foreigner prices. We ended up arriving late to Hpa An and had little time to go out, rent bikes and see the sites, so we hired a cab for the afternoon for 20,000 kyats (we were 4). You are captive market there, so it's hard to bring the prices down.
