In a lovely spot just fifteen mins drive from Lincoln centre, Brook House is a recently-built luxury family house with all the superb facilities listed in the other reviews. We were there for three nights as a base for walking in Lincolnshire. Everything is of an exceptionally high standard and the owners are very friendly and helpful. Lovely bedrooms with superb en-suites. Breakfast was good - high standard; however without a corresponding nod towards luxury. Set us up for the day's excercise though. Hot tub and fizzy wine after a nine-mile walk - heaven! The Black Bull was a walkable pub (about 20mins) for evening meals of sturdy fare, other village pubs or Lincoln itself reachable by inexpensive local taxi.

Although you pay a small premium for it, our party of two couples agreed that this was - by a mile - the best B+B we had ever stayed at in the UK. We will definitely be back.

Brook House was a lovely place to stay and the owners were welcolming and friendly.

The breakfast choice was very good with a choice of fruit, cereal, yoghurt and a cooked breakfast.

The room was very spacious and tastefully decorated and overlooked the front of the house. The bathroom was very spacious with a large bath, separate shower and twin basins.

The swimming pool, sauna and hot tub were excellent facilities - and towels were provided.

The house was set in a very quiet location and was very relaxing.

I can say without reservation that this was the best Bed and Breakfast accommodation that I have ever had the pleasure of staying in and it is heartily recommended. I would definitely stay there again.

It was excellent value for money given the facilities available and overall standard of the whole house.

I travel on business and this wonderful home has spoiled me now. I don't want to go back to Hotels.
Really friendly and relaxed. Will definitely be back.

Really excellent to treat yourself to a luxurious weekend away. Good sized indoor pool that would put some hotels to shame. hot tub, full sized snooker table, big bedroom with massive ensuite with both bath and shower. Big lounge with log burner, daily newspaper and plasma TV. Friendly people. definately would stay again. It was £90 for double room 2 people per night which was excellent value considering the above. About 20 mins drive from Lincoln. Only downside is you must have a car and the village it is in is not great.

Me and my parner stayed at brook house over Valentines weekend. And i must say it was fantastic. The couple who own the House were extremly welcoming and made us feel right at home. We stayed in the double room and it was very clean and fresh. The on suite was specious and we had heaps of room. The pool was excellent, again clean and fresh. It was very romantic in the evening with just the wall lights and pool lights on. We also used the sauna which was a great way to unwind! The hot tub outside was easy to use and helped to just forget about everything! It was truly the most relaxing weekend i think i've ever experienced. Me and my partner will more than definitely be booking a weekend away at Brook house again. Highly recommended to anybody who just wants to get away from it all.

My husband and I stayed here prior to moving house. We wanted a quiet get away from it all weekend, because our house move the following weekend was going to be hectic, Brook House did not disappoint. Brook House is a large family home that Amanda and Paul have decided to share with guests. Amanda was not there to meet us, but her Sister did a very good job in showing us around and explaining how things worked. There was Sherry and Mince Pies in the lounge on our arrival. The Entrance Hall with the wonderful Christmas Tree was lovely and made the house really inviting. Our bedroom was large, modern and tastefully decorated. The en-suite bathroom was very large, with a bath big enough for two, twin sinks and a large shower. Our bed was the most comfortable bed that we have ever slept in, we liked it so much that we are going to buy the same mattress!!
We used the swimming pool, which we would have liked to be a degree or two warmer, but we still managed to have a nice swim, we felt that a great deal of thought had gone into the pool area. There is also a hot-tub which we did not get time to use, but another guest used it seemed to enjoy it.
The 'Games Room' with it's full size Snooker Table and Juke box was nice. Brook House does not have a licence for alcohol, but in the Games Room there is a fridge that guest can freely use. if we had had more time we would have chilled some Champagne and jumped in the hot-tub.
The grounds are well maintained, there is a brook running past the house and a fountain in front of the main entrance. You are given a key to access the house and an electronic fob to open the electric gates, so you have access at all times to the property.
We had a lovely weekend and would definitely stay there again.

this is the only bed and breakfast that we have stayed at that has a large indoor swiming pool, sauna, and hot tub and a games room with a full size snooker table a lovely place to stay, made to feel welcome excellent surroundings and great facilities
