We absolutely loved our stay. It is the perfect place to do nothing or head into town to go shopping or see the sites. The staff is extremely friendly and helpful. Regarding the breakfast menu that some complained about...they are wrong. The breakfast menu was quite large, fitting both Asian cuisine and Western. My favorite was the banana pancakes...mmmmm. We will definitely come back.

We had come down to Bali for a 5 day trip from Singapore. After our first few days in an absolutely fab resport in Nusa Dua, we had decided on this for the last part of our stay in Ubud.

As soon as we arrived, we were greeted to a very warm welcome and our room was ready for us to get into immediately. To describe the rooms, a Batuan room is more than sufficient, and in fact really beautiful and large and you needn't go for anything bigger if you are not looking for your own private pool.

In any case, the rooms were nice and big, beds were good, sheets and towels clean and the mosquito net was effective. Please try and get a room on the second level so that you can have an amazing view of the rice fields. Also, try and avoid some rooms where you may have others walking in front of your patio to get to their rooms. (can't help more with room numbers but this is possible).

First thing to note, in spite of the calm and serene surroundings, you will be woken up or shaken by the 'live' scarecrows on the fields every morning, and they do perform almost throughout the day. I wouldn't know how else to describe this.

The price for these rooms are great value. The place itself is a bit further off than other places along Monkey forest road to the heart of Ubud, but we didn't really mind this as we had a bike hired for the days we were there and we quite enjoyed the ride through the roads of Ubud and no place is further than 15-20 mins on the bike in any case.

Now, for the bad bits -

DO NOT TAKE THE SPA PACKAGES - they are expensive and maybe average of service. There are standalone spas along Jln Hanuman etc. which will give you better rates and better massages, albeit a bit less hygienic.

1 - The first guest officer was really nice (Made i think was his name) and he was extremely helpful.
2 - The guest officer at checking out was obnoxious and downright rude. We were asked to pay half the room rent to extend our check-out from 2 to 6, in fact, we ordered a 3-hour spa package during these 4 hours and we were still asked to pay in full for the spa and for the room. This was not nice or reasonable, and on top of this, even though the spa package was really expensive, our treatment lasted only 2h40m and when we asked him about this, he just turned away and informed us that we got the facial, the massage and the scrub, so that is all. This is not very professional and both my girlfriend and I could've been happier with another 20 mins of the massage.

Finally, for the food, it's nothing worthy.

Overall - I would reccommend this place because it is reall beautiful, but please be warned as above..

My husband and I stayed here for two nights and we really enjoyed the hotel. The staff were always very friendly and the room and the grounds were always immaculate. We stayed at the Peliatan Villa with a King Size bed (with mosquito net). The room was very nice and we specially liked the outdoor shower and the view of the rice field. It was lovely to sit outside in the morning and hear the sounds of nature.

We also enjoyed the swimming pool and the dinner at the restaurant. A nice touch is the free tea or coffee in the afternoon.

The only downside is that it's not within walking distance to the center of Ubud, but they definately make up for it by offering free transportation to the center and back to the hotel.

Overall we had a great stay and wish we could have stayed longer.

We stayed in Tepi Sawah during 4 days of our 7 days honeymoon in Ubud. (For the 1st 3 days, we stayed at a lovely guesthouse Sri Sunari which we loved it to the bits and also gave good reviews).

Tepi Sawah was not our 1st option, other options such as Tegal Sari or Alam Shanti were simply fully booked so we settled on Tepi Sawah. But our honeymoon went pretty well thanks to the professionalism and attention to details by the staff. The service quality is simply excellent.


1) Attention to Details
The room we stayed (batuan villa) was the cheapest villa at USD60 and had nice views of the ricefield, but it was still very big, with a king sized bed, a sitting area, a wardrobe area, a big bathroom with bathtub and a verandah with a small garden. I liked their attention to details, for eg, putting flower petals on the bed after making the bed. There were candle stands available for a romantic night, and we burnt literally all the candles each night and they were always replenished during housekeeping. Mosquito coils encased in a coconut shell was a most thoughtful idea, it was lighted every evening if you wish to sit at your verandah. 2 umbrellas were provided at each villa but we never got to use it.

Each morning when we walked to the poolside restaurant for breakfast, we would see housekeeping staff running to our villa discreetly,and when we returned from breakfast, the sheets/towels were already changed, flowers were put on the bed, the candles were replenished and the floor was freshly mopped. The room was kept squeaky clean at all times and the bed was really big and comfortable.


2) Good Communication
The response to my emails were all very prompt and they were the 1st hotel to respond to my enquiries out of 4 hotels i asked. The rest typically replied the next day or even 2 days later but Tepi Sawah staff replied my email queries within hours.

We had several email correspondences before our arrival. I had made booking for 7 nights a month before our arrival. 1 week before our arrival, I changed my booking from 7 days to 5 days. On my wedding day which is 2 days before our arrival in Bali, Tepi Sawah emailed us and said that the room we booked had to be repaired due to leaking problems in the bathroom, and asked if we are agreeable to change to a room in a sister hotel nearby. We only read the email when we arrived in Bali while staying at Sri Sunari. So we decided to stay one extra day in Sri Sunari and all these were communicated to Tepi Sawah in email. No communication breakdown, absolutely no problems at all with my booking despite the multiple changes. Other hotels may have screwed up my bookings but not this hotel !


3) Food
Breakfast was ok, not fantastic. We stuck to American breakfast, cos the Indonesian breakfast (banana pancakes) wont be filling for our stomach. The complimentary tea service from 4pm-6pm, was really useful, as we always returned to the hotel to laze at the pool in the evening. Once we made ourselves familiar figures at the poolside., the staff at the poolside restaurant would often come to us automatically, and serve us tea at the pool instead of at the restaurant.

All in all, this is a good hotel even if u chose the cheapest room. It is not near to Ubud center but they have pickup service available to and from anywhere in Ubud. The staff are all very nice and helpful,...no plastic smiles....and the service is consistent as far as i observed. I had called the reception many times to replenish mosquito coils, candles, jug of hot water etc...they would be furnished very promptly even at 10pm.

Only thing to note, i hope the hotel management will do something about the mice from the ricefield. I saw a cat carrying a mouse in its mouth and on another instance, i saw a mouse scuttling in the garden beside the pool. I had feedback this to the reception staff and they said its a problem bcos the hotel is next to a ricefield. Whatever it is, i hope something will be done about this before any other guests complain about it.

We had a few choices of hotels to stay in, and i picked Tepi Sawah based on the reviews i have read here, especially the comments made about the service from staff themselves. This is most important as I come from the hospitality industry as well.

I have the pleasure to say that the reviews were true and the services rendered by staff from pick-up service at the airport right down to their waiters at the restaurant, & housekeeping were fantastic.

Plus one of the reasons why i chose Tepi Sawah, in particular their honeymoon villa (Campuhan Villa) was because they had an outdoor bathroom/shower area.. :) it was fantastic.. you even have a fish pond while you're showering :)

The Front Desk personnel even doubled up as a Driver one morning when we planned to go to Ubud town, as there was no drivers in sight. There is only one trip into Ubud town in the morning at 9am, but you could call the staff to pick you up at any point in the town at any time at your convenience. Ubud town is quite far from Tepi Sawah. Took us 1-1/2 hours to walk - or maybe am a slow walker :P:P lol, especially when they dont really have a proper foot path at certain points and as it is a hilly area, so, you'll be going up and down the pavements. But it was a great walk. But it is definitely easier to take the shuttle service and call them for a pick up :) lol

Upon check-in, i was amazed that the staff actually stayed back and explained to us the facilities in the villas. I have never been rendered this service before when i patronise other hotels.

The staff were also helpful when it comes to arrange and advise you on the day trips and equipped you with a tour guide (if you feel you need a guide) at USD70 per day. The staff were friendly and they would try to assist you as much as they can.

Food was great. The Indonesian breakfast was delicious and we love the fruit punch and the many different fruit juices.

Highly recommended for anyone to stay here as the staff were friendly and helpful and were always there for you whenever you need something.

Overall, the trip is enjoyable and wished we had stayed longer in Ubud. Maybe next time... :)

Tepi Sawah is a beautiful and tranquil boutique hotel just outside Ubud centre. The room and bathroom faces pretty rice fields and the volcano. The hotel shuttle provides transport to Ubud centre and back at your convenience. The staff were extremely friendly and helpful. Special thanks to Karda for helping to arrange a horseriding excursion!

The price was right. The location wasn't perfect but they have a mini bus that takes you to the market, nearby attractions, etc FOC. The 'villa' was beautiful and I loved the bathroom! The two times we used the pool we had it to ourselves. The only blah bit was the breakfast, if you're staying for two nights, fine, more than that and a cold boring breakfast gets too much to deal with. They also have a decent art gallery.

Oh and we booked via Asia Travel, great rate.
