great location! close to town, sunday river, etc. room was pretty clean, but very dated. terrible pans to cook on. no matter what i did, everything stuck terribly! holes, rips, and see through spots in almost every towel and washcloth. hole in our bedspread. have to pay to do laundry. $1/load and my clothes were not dry after the dry cycle. doorknob to bathroom didn't lock, had to yank on the door to open it. a.c. in the 'master' bedroom leaked and only had one knob that you had to pry off to use on two controls, which left you not knowing which setting you were putting it on. the a.c. in the other bedroom was newer and worked great. hot tub jets were not working for a couple of the days we were there. kids loved the indoor pool, and the water was clean, but there was scuzz around the water rim of the pool. deck chairs are old, faded plastic with old, faded cushions. paint is peeling/scuffed everywhere. the staff is awesome, though. super nice, helpful. housekeeping comes every day to empty trash, replenish towels, and even do your dishes if you are out. loved the free access to the canoes and kayaks. plenty of board games for kids/families available in the lobby. small library, but very limited authors. if you love lillian jackson braun, you will be happy. at least 1/4 of the books are by her. 1/4 are non-fiction. ping pong, tennis, small playset for the kids, horseshoes. only one tv in the whole unit, though, which is not enough for six people on vacation. they have a satellite dish, but not the best package, so very few kids channels to choose from. the wifi didn't work the entire week we were there. i would give this less stars if not for the staff and extras.

We stayed for the weekend, about 20 of us rented 5 rooms. The rooms were huge, more like an apartment. Each had 2 bedrooms one with a Queen, the other with 2 twins and a cot. The living area had a couch (that pulled out to a bed) and a chair, and the dining area had a table with enough room for 6. The kitchenette had a full size fridge, microwave, stove, and everything needed to cook. It wasn't the best decor, but it looked clean. The hotel lobby had a little reading area with books, magazines etc, a pool area with sauna and hot tub (the hot tub wasn't working when we were there.) The view was nice, quiet area. Restaurants and convenience store with in a few minutes drive. Small playground area for the kids, if I remember correctly some kind of sports court, tennis maybe? No elevator so if you are on the second floor be prepared to lug everything up. The only thing I didn't like (which was minor) if that housekeeping seemed to be a one shot deal. If you weren't ready for them to clean the room your room didn't get cleaned that day. No housekeeping on Sundays either, They would replace anything as needed if your room didn't get cleaned that day. The staff was very friendly. I would definitely stay here again.

Hi,

This is not a resort really and the price reflects that correctly. All facilities listed do exist on site, but extremely basic and DIY looking. The rooms are motel style with door opening to outside, so there is a cold draft in the living/dining area. The sleeping sofa in the living area is not really usable for an adults as in most places like that. Dinnering area doesn't have chairs - there is a table with two benches. Staff is extremely accommodating. Our condo was clean in all aspects, well stocked kitchen, bedding is as expected at this price point with bed linens being relatively new, but with lowest tread count. If you used to Egyptian cotton sheets, well appointed pools - this is not a place for you.

Hotel is very close to Sunday river. Offers big rooms, some with decks overlooking the river. The kitchen has the necessities, rooms are basic and clean. Overall we really enjoyed our stay. We didn't expect anything fancy, the indoor pool and hot tub were great after a day of skiing. There was a sauna which we didn't use, a ping pong table and gym. The staff was very friendly. Black diamond steak house is 4 minutes away if you decide against cooking. Bethel is maybe a 10 minutes drive. The ski shuttle stops at the hotel.
Overall perfect place for enjoying the ski resort and not spending a fortune on accommodation.

This is not somewhere u stay if you care about decor. You stay here because u want to ski at Sunday River and don't want to drive for a long time to get there and don't want to spend a ton of money to do so. And if, like us, you don't plan to spend much time in the room. We spent around $160 a might during a holiday weekend.
The good things are:
•Nice size- we had two bedrooms. One had a queen bed. One had two twins. There was a pull out sofa in the main area. Plenty of room for us and our three kids.
•Rooms are clean- though there was only maid service the first day. We don't know why.
•There is a kitchen with a nice size fridge and microwave for people who want that.
•close to Sunday River (about an 8 minute drive)
•nice little porch in back with pretty nature view
The bad:
• the aforementioned blah decor. Very outdated. Motel style entrance.
•beds aren't super comfortable but ok
•walls are too thin. Both nights heard people talking while we were trying to get to bed. By 11:30/12:00 voices had quieted.
•no TV in bedrooms. Only one in main area.
To sum up- it's ok for the price and good location but would be great if they redecorated. But then it would cost more :-)

I had a pleasant stay at River View Resort. From my arrival to checkout, staff members were friendly and helpful, accommodating all my needs. The room was clean and had a warm feel to it. Also, there was a kitchen and refrigerator in the room, which was a plus. For people looking for a place to stay during a trip to Sunday River, this is a good choice.

Very friendly, clear and reasonable price.
We went for ski trip, The custom service is great. Hot tub is excellent for winter time. The front desk is very friendly and helpful. We will choose this hotel on our next visit to the area.
