I consider that "The Franciscan Guess House" is a good place( VERY CLOSE TO THE OCEAN), where to you can stay, whether you are in vacations, a business trip, a religious retreat or just passing by. As the name tell us: "Guest House". It is a place where you help yourself, not a place where you will have certain kind of services like staying in an Hotel. If you need something, you just go get it, which was fine with me. They will explain everything once you are ready to checking in. I think that was the part I enjoyed the most. I felt like I was at home all my staying. ALSO, IT WAS VERY CLEAN. The personnel are very friendly and really appreciate your sponsorship. Not to mention, there are not hiding fees, as it always happen in a hotel. It was a very positive experience. Secondly, the place was very quiet, much, much quiet than staying in a Hotel. I notes that no one bother me in the mornings for any kind of services and no weird noises at night as it always happens in the hotels around the are. And third but no less important, although the "Franciscan Guess House" is a place mostly for everyone, the atmosphere is more for adults, which I love too. To all that I will add the Mission of the Franciscan in the St Anthony Monastery which the Franciscan Guess House is part . It is a plus. If you are looking for a spiritual retreat, I will recommend it. You can enjoy their religious services, the gift shop and the walking trails along the property where you will discover some monuments as it is "The Lithuanian Wayside Cross" among other of great spiritual importance. Please, check their website for more valuable information about the St. Anthony Monastery. It is impressive. I HOPE THAT YOU CAN ENJOY YOUR STAYING AS I DID.

Thus place is the worst. We hated coming back to our room every night. Air conditioner was inadequate for the room, the room was stuck in a 1930's time warp & no matter how much money you can save, it is not worth it.

Let what you value most guide you. If part of your travel pleasure comes from beautiful décor and sumptuous bedding you will be disappointed. The fairly spacious rooms are clean and most have two full size beds and a private bath but there are no frills. If you are staying several days and want clean sheets you are welcome to change them yourself - and can help yourself to clean towels, little soaps, etc whenever you need them - the linen closet is open for guests which is actually more convenient than trying to track down a housekeeper to bring them to you. There is not a lot of sound-proofing between rooms so you will hear noise, but this is not a place that attracts party animals so chances are most guests will be asleep by 10. Free wifi is available but reception is better in some places than others - even in your room! The room TV's are not new but get all the basic cable stations.
Best parts:
The location is just a short walk to all the shops and restaurants in K'port - no need to search and pay for parking in town; beach is also within walking distance and there is even a large salt-water pool on the grounds.
The grounds are lovely - this place is an oasis in the midst of touristy K'port - and you can walk, use the outdoor furniture, delight in the view from your room, even spend some time in quiet contemplation by the shrines if you need a respite...
The breakfast buffet - the best food deal in town! For a 3.00 donation you can feast on homemade breads and pastries, English muffins, steaming oatmeal or assorted cold cereals, deviled eggs, scrambled eggs, the frittata of the day, cheese and meat tray, and specials of the day like blueberry pancakes or banana wraps. One morning the cook came around to the tables with a tray of freshly made donuts! There are several juices to choose from as well as coffee, tea, milk, etc.
There are several "meeting rooms" that can accommodate groups. Seemed to be a religious "convention" of maybe 20 people when we were there and saw photos of a group of quilters who had stayed and set up their machines and supplies in one of the large rooms. Would probably work well for a family reunion or a place to stay for out of town guests for a wedding.
Value - there is no other place in K'port where you will find the combination of location, cleanliness, breakfast and wifi for such reasonable rates.
Intangibles - the staff are mostly volunteers who are laid back and friendly; they use the "honor system" for your breakfast donation, to get your replacement linens, etc and there is something about that attitude that is reaffirming...
We have stayed there twice - recently for four nights in mid-September where most all the guests seemed to be retirees like ourselves. Since we spent most of our time doing activities in Portland (25 miles north) or in K'port and the neighboring towns, there was very little time spent in the room during the day.
If you value a tranquil setting, good food and nice people this place is a great option.

Very simple accomodations, but comfortable and clean. The breakfast is quite plentiful and at times there are Lithuanian dinners served which is a real treat. The grounds are beautiful and serene. A very short walk to town restaurants and shops. Also close to the beaches.

Musty smelling rooms, old mattresses, no maid service, breakfast is supposed to be included, but they ask for a donation for hot foods. If you can not provide better service for the amount of money you charge you need a better Business Manager. Please take Franciscan off you name. Franciscans treat people with respect.

What a gem. Beautiful grounds, clean rooms, enough modernity to make it very comfortable, Such good value for money, superb breakfast, a peaceful retreat where materialism and tips are relegated to background irrelevance. Supposedly non-profit making ( I believe this) you come away with a rosy outlook on people. One of the best value for money places ever, the work they are doing to make you feel welcome inspires you to to leave larger donation than if heavily prompted. If ever we come back to this town we will make sure to book well ahead to get a room here. You can keep your fancy over-priced accommodation in this town, this would be my choice even after a lottery win.

My husband and I appreciate simplicity and serenity-- two qualities we found at the Franciscan Guest House, which is adjacent to a monastery with lovely walking paths and a view of the Kennebunk River. I have had a stressful, hectic summer, so enjoyed the beautiful grounds and the quiet of the woods and shoreline. The rooms are clean, bathrooms amply sized and the beds about average for commercial mattresses. There was little hallway noise. Each morning, for $3, we enjoyed a hot breakfast with Lithuanian specialties in the dining room below the main guest house. Guests ranged from young families to retired folks. All enjoyed the proximity to a clean beach, and Kennebunkport shops and restaurants, a ten minute walk away.

Room Tip: The main guest house is a converted school. No frills! Seems more spacious than the rooms in satelli...
