If you're looking for room service, plush accommodations, or fancy wines then you should pass this place by. If you're looking for friendly, clean, plain, comfortable, quiet, home cooking, spacious grounds suitable for walks and contemplation and all of this at a very reasonable price then this guest house will be a hidden treasure that you have discovered. My wife and I will go out of our way to stop here again.

A lovely guest house with friendly staff and happy guests that return year after year. The breakfast has everyhing you could imagine and the evening meal offers good value for money. If it's peace and tranquility you're after, with the beach a 5 minute walk away, then you'll enjoy your stay!

This is a true gem of a place. My friend and I felt immediately at home in this beautifully situated guest house, where we stayed in a clean, comfortable ensuite room. Although the rooms are good, the real advantage of this place is the friendly, helpful staff, amazing breakfast (wow, anything you could possibly want) and its situation. Being only 0.5 mile from the beach was amazing. Kennebunk and Kennebunkport are both within walking distance. Try the evening meal as well; though the menu posted that day doesn't sound anything special, the food is wonderful: 3 courses, salad bar, pastries and lots of choice, all for a very reasonable price.
We will never forget our time in beautiful Maine and part of what made it so enjoyable was this lovely guesthouse.

We stayed here for two nights on Columbus day weekend last year. The grounds surrounding the monastery are beautiful. Nice spaces to walk. The guest house is much less than beautiful. Our room was small, cramped and the TV from the room adjacent to us was right behind the head of our bed. Couldn't sleep until the people next door did. We only stayed for 2 nights because there was no other place we could go for the second night. I would not recommend staying at the guest house. Spend a little more money and stay somewhere nice. That's what we are doing this year!

Stayed there for 1 night, it resembled an old worn out hostel. Wood paneling, old decor, creepy interior. The staff was very nice but overall, it was not a good experience. would not recommend.

I have utilized Trip Advisor for the past 5 years for all my vacation planning and have never been disappointed by the the properties I have booked. I have always found the reviews to provide an accurate representation of the properties. EXCEPT FOR THE FRANCISCAN GUEST HOUSE! I can not imagine how anyone could honestly say they enjoyed sleeping here and paying regular hotel rates. After reading the reviews posted on Trip Advisor I decided to book a stay in a "3 bedroom suite" at a nightly rate of over $230.00 for my family of 5 (2 children 11 and 13, mother in law 75 my husband and myself). Kennebunkport was the end of a week long trip to Maine which started in Booth Bay. The 2 other properties I booked in Booth Bay were the Ocean Gate Resort and Brown's Wharf Inn also booked after reading reviews on Trip Advisor. Ocean Gate and Brown's Wharf were as described by the majority of reviewers and our stay there was most enjoyable.

The concept of staying at a monestary is not foreign to me. I have stayed/visited and attended retreats at 3 other monestaries and appreciate the beauty of these facilities as well as the business sense of utilizing these large properties for non religious functions in order to stay afloat. The majority of the clergy at monestaries is greatly reduced and utilizing the properties this way helps them financially. The places I have stayed before are - The Maryknoll sisters in Ossining NY, Saint Brigitta's in New Cannan CT and Dolce in Norwalk CT

Upon arrival to the Franciscan Guest House there were several elderly guests sitting out front of the main office. I have to say the did not appear to be travelers, they appeared to be elderly residents as in "nursing home" or "subsidized housing". The main office and all of the facilities are quite run down, spartan and have a strong musty foul smell. We checked in hoping for the best and were given the keys to our "3 bedroom suite" in the Katjinka House, a beach pass and told there was no maid service, if we wanted extra towels, soap or toilet paper we needed to come to the office. From the outside this house is quite charming. It is shown on their website the small tudor looking cottage. The inside of this building has 2 units on the bottom and the second floor consists of "the 3 bedroom suite". The entire building has old poor quality industrial carpeting, has a foul smell and the suite is more like a really bad college dorm room or youth hostel. The furniture is from the 50's - 60's. The bedding all mismatched, old, dingy, and of dollar store quality. The living room of "the suite" had a small fridge and microwave and extremely old dirty couch and a chair that belongs in the Goodwill thrift shop. Each bedroom has an old air conditioner unit held into the window with wood and plastic and one had a television unit mounted to the wall via a hunk of lumber nailed into the wall. There is no view and it is dark inside, even on the beautiful sunny day we were there. The bathroom was old, dirty/moldy and only contained 2 tiny bars of very poor quality soap made in India.

My entire family was in shock. No one wanted to sit down or place any of our luggage down because we were all creeped out by how old and dirty everything looked. We all had an overwhelming feeling of having to "get out". We were all very upset and my children and mother in law quickly decided that if we were really going to stay for 2 nights they would rather sleep in the car!

So we went back to the office about 20 minutes after checking in and told the office staff there was no way we could stay and that the accommodations in no way resembled what was advertised. To the staff's credit - without any argument they fully refunded the deposit for the first night minus a $20.00 booking fee. This despite the no refund policy if cancellations are made within 14 days prior to arrival. We considered the $20.00 a donation to the monestary and were happy to visit Kenebunkport for the day and drove home later that evening.

So long story short - If you are visiting Kenebunkport and want to stay overnight for $230 + dollars RUN AWAY do not walk to any of the other quaint accommodations available in the town. While in Kennebunkport do visit the grounds of monestary via car or trolley. They are beautiful BUT there is no need to torture yourself sleeping here unless you have a burning desire to relive your college dorm or youth hostel days at a very expensive rate.

We stayed here in July 2008 because we were advised that it would be a great bargain. We paid 140 USD for a double. We felt that is was not great value: When we entered the room we encountered a strange smell. The air condition was very loud and did not work very effectively. The room had a carpet floor from the 60s, as was the furniture. Breakfast was ok, however not as good as promised when we checked in. Porridge was good, but far too many cakes for our taste and mainly white bread. Over all, check-in staff was very friendly and helpful though. On the up side is the nice park, the distance to the beach (though not the best beach in Maine) and the free beach parking license. Still, we would probably not stay here again.
