this is a scam hotel... the rooms are tiny for 350 dollars.. view is to air conditioner.. there are no elevators....3 floors... the shower is bigger than the floor space... my cosmetics were on the floor... no drawers no closet ... one chair facing the bed thus to read with minimal light you must be in bed... it is a sham... the bar and food were good but to stay there is ridiculaous for the price... come to kiawah island with 10 mile beach in front and a five star for 350 to 400 per nite... I laughed at the signs for handicap for parking when there three flights without elevator... we took our outfit for the night out of the car .... instead of lugging luggage for our two week vacation... do not stay there .... look around as they were not even nice to us nor were they inviting... mrs sandy speno of kiawah isalnd south carolina...public beach is across the road... we just sat at chaises no one greeted us...

Room Tip: I guess a good room with ocean view and climbing stairs with luggabe is 600 plus...

I stayed for three nights in late September/ early October looking to enjoy the ocean during my vacation. The location of the hotel is fantastic - away from the downtown crowds and tucked into a residential area. The hotel was perfect - everything from the lobby, check-in, my room and the restaurant. I received an upgrade to the oceanfront suite (versus the regular oceanfront room I booked). It was amazing - the private balcony was a treat. I can't recommend this hotel enough - assuming you want an amazing and quiet location on the ocean.

Very much enjoyed The Tides. Prime location in Kennebunkport area with hotel directly across street from Goose Beach. Lovely porch with rockers, warm and inviting common area, lively evening bar scene, interesting artwork scattered throughout the inn - started each day with a simple continental breakfast, had excellent dinner one evening. Staff were friendly and helpful, going out of their way to accommodate. Bedroom was comfortable and pretty (no closet, one small bureau - lived out of suitcases which was ok but would have preferred better storage), nicely appointed, comfy bed and updated bathroom. Best rooms - front of house overlooking ocean. We had king room with a deck in back of house but, unfortunately, deck looked over garbage bins/parking lot - better to describe as a big fire escape. I would consider this to be the only drawback to our stay but the pluses outweighed the minus.
Beach is lovely and hotel provides beach chairs/umbrellas...make time for sunrise and sunset.
This is the choice if staying in a more intimate, cozy environment is important to you.

I have stayed in better motels. The rooms were awful, room 2009 was hardly better than room 208. There is no place to put your clothes away. My wife and I had to live out of our suitcases and leave our clothes on the floor for the entire miserable four night we stayed at The Tides Inn. Get rid of those useless white cabinets and put some real bureaus in the rooms.

If I hadn't made a nonrefundable deposit, I would have left after the first night.

The Tides is a gracious, wonderfully staffed, classic small New England Hotel located directly on lovely Goose Rocks Beach, The hotel, thoughtfully provides guests with comfortable beach chairs and umbrellas and offers a complete beachside lunch service. The restaurant is excellent with gracious service to match. The rooms are comfortable and attractively decorated although quite small. The same can be said of the bathrooms many of which offer only a shower. For us the location in a quiet residential neighborhood, well outside of town and away from the commercialism of Kennebunkport was a major plus. Another very attractive feature is free access to the delightful sister property, Hidden Pond which offers an excellent spa and heated pool.

So many nice things to say about our fabulous stay at The Tides Beach Club. Everyone on the staff was so accommodating and friendly. Nothing was ever a problem and everyone was so helpful and laid back and easy. Located on beautiful Goose Rocks Beach - my favorite beach!, the hotel itself is beautiful beach casual chic. Having the chairs, towels and umbrellas set up and lunch served to you on the beach is wonderful. The continental breakfast is very nice - fruit, yogurt, cereal, cheese, pastry, egg sandwiches, etc. We borrowed bikes and had a lovely ride around the neighborhood. Did yoga twice at Hidden Pond - their sister property. Clarissa was a fantastic instructor. Smores at the Hidden Pond campfire were fabulous. Our room was clean and stylish with a comfortable bed. Loved being able to hang out in the lobby and on the porch. There's such a nice vibe at The Tides and we can't wait to go back!

The TBC is an excellent and charming inn located right in Goose Rocks Beach. The service is top notch, the rooms are stellar and are bright and offer great views and the facility is quiet and distinguished, yet informal. The area in which the inn is located is not crowded, and I think that adds to the allure. Having access to the Hidden Pond resort amenities is a plus. The food is excellent. We had a great stay and would definitely return. A jewel of a place.

Room Tip: You'll want a room facing the ocean in the front part of the building.
