“Beautiful Location”

We arrived to be greeted by a very attentive and friendly staff member. Our room was very large for an Inn. It seemed even larger since it was sparsely furnished. We had a water view. The room was very clean. The bathroom was small and only partially updated. But that didn't matter to us. Each morning we were greeted by a fabulous staff for breakfast. Again, very friendly and attentive. I love that they had bikes we could take and use for the day. We never needed our car during our stay!
The only negative is the entry to our room has a tile floor that is very slippery. There were a few times we almost lost our balance.

Comfortable and clean facilities. Modern amenities. Stayed with husband and 3 children (ages 13, 10, 7). There are two buildings, we stayed in the Spa building which seems to be newer. Loved that they had complementary bikes (adult size only), beach chairs and towels and canoes for our use. Made for a great weekend trip. We also took advantage of the afternoon "tea" and cookies. Of course the kids loved that. The lawn view is spectacular during the dat, and perfect for viewing the Fourth of July fireworks. The staff went above and beyond to treat our family well. We will be back!

My wife and I stayed in Kennebunkport a few times and decided to try a different hotel for this visit. We booked online through their own website and not through one of the many travel discount sites.

I can best describe the experience at the Breakwater Inn & Spa as a man who had one hand in the oven and the other hand in the freezer, but said, “Overall, I feel okay.”

Let’s look at the “oven”… things that made me feel “warm” about this place:

The staff members really went above and beyond all expectations from the moment we arrived until the day we left. They were friendly and helpful. Most notable was Milton who was the host primarily during the morning at the Stripers Waterside Restaurant (located inside the Breakwater Inn). Milton seemed to have a lot of experience and that much-needed ability to guide and train the staff in a calm manner. He jumped in to help out the rest of the Inn’s staff no matter what was needed.

The housekeeping staff did an exceptional job. Quite simply, the Inn, restaurant and our room were spotless and tidy at all times.

The character of the Inn was true to the Maine coast style with a nautical theme and colors inside... and the clapboard and cedar shingles on the exterior. The Stripers Restaurant seemed to be quite new and offered incredible panoramic views of the river and ocean.

The Inn’s location at the mouth of the Kennebunk River offers stunning views of the ocean and boats passing by, an ever-changing scenery with the tides, as well as romantic sunsets over the river. The Inn is a very short drive to Dock Square at the center of town. It is also within walking distance of the “Bush Compound” at Walkers Point (but we were not on their guest list).

Now, let’s look at the “freezer”… things that left me “cold” about this place:

Dinner at the Stripers Restaurant presented us with food that should never have been allowed to leave the kitchen. Although some of the items were exceptionally good, the crab cakes were probably the worst we have tasted anywhere in our travels… they were short on crab, heavy on filler and burnt. The Maine Raised Pork (loin) dish featured a smoked sausage that was so dry and over-done it could have been shot through the hull of a ship, and if linked to the over-fried Brussel sprouts, they could have been used to take out the rigging too.

The Inn appears to be going through renovations that have come to a complete stop, leaving: exterior siding and roof soffits with peeling paint; worn balcony surfaces needing stain; and torn or missing screens needing replacement. These important items should have been addressed during the off-season.

Finally (and there’s no excuse for this one): The ceramic tiles in the entrance and bathroom of our room seemed to be rather new, but unfortunately the contractor used wall tiles on the floor. This should NEVER be done for two reasons, but let’s address only the safety issue: Ceramic wall tiles are by design, exceptionally smooth to allow water to run off, particularly in a bath or shower area. Using them on a floor is just too slippery and dangerous, wet or dry. The two washrooms available to guests of the Stripers Restaurant also have the same dangerous tiles. (In short: Ceramic wall tiles on floor = Fall + Potential lawsuit.)

Would we return? Yes, but only if the “freezer” is fixed.

The location is outstanding, with a inclibed lawn leading to the main canal into the port, us the place ti sit and see all the water activity of the city. Very good bar and dining hall, very courteous staff and nicely appointed rooms. Try to get a first floor room with a terrace, the view and afternoon sun make it worth it. Unfortunately the Inn does not havean elevator for the top floors, so unless you are accoustumed to long flights of stairs, avoid the the second and third floord.

Spent 3 days celebrating my 77th birthday at the Breakwater. Beautiful location, right on the river, short walk to town, beautiful hike to the Bush Estate.
Room large with micro and refrig. Large window view of river. Towels and toiletries top quality. Staff friendly and extremely helpful.. Overall didn't want to depart from this property. A top flight experience. Looking f forward to a future visit.

Room Tip: All the rooms were of excellent quality.

My family and I stayed here for 1 night with a Jetsetter deal. We loved the location of this Inn and the view from our room was amazing. We loved sitting in our room and just watched the boats go by. Our room was large and perfect for the 4 of us. We would most definitely stay here again. It is a perfect Inn for families and the staff was friendly and welcoming.

Room Tip: We had room 310 in the Spa building and it was fantastic! the view is amazing.

We have stayed in the Kennebunkport area many times so we were familiar with the Inn. Our usual hotel did not have any rooms we were interested in for the Memorial Day weekend so we decided to give this inn a try. We were not disappointed. From the reservation to check-out the staff made everything smooth sailing. When I called to inquire about their accommodations I was told the room I selected was the reservationist's favorite room. It was in the main building and overlooked the street and river. When we arrived and the door was opened to the room for us we knew we had made the right choice. It was beautiful, clean, comfortable and very inviting. The only word of caution I will give is our room was on the 3rd floor and there are no elevators in the Inn. The spa building does have an elevator so if stairs are an issue be sure to let them know.

The included continental breakfast was perfect as we are not huge breakfast eaters. The Inn itself is very well maintained and very pretty. The outdoor Adirondack chairs allow you to enjoy a peaceful rest overlooking the river and out to the ocean. All and all a lovely spot to stay in the area.
