This is a wonderful bed and breakfast. The hospitality is outstanding -- everything from soft music playing in our room at arrival, to a gourmet breakfast, to bicycles to ride. No details are too small. It is clean, comfortable, and conveniently located. We will be back!

My wife and I stayed her in the 4th week of July; 3 nights. Overall this is a very good inn. Excellent location to dock square, close to a number of good and very good restaurants, 45 minutes to Portland and a little bit less to Portsmouth, NH. The staff was excellent, very helpful and accommodating. The inn itself is in good condition and very picturesque. The one complaint I do have is the air conditioning. 90% of the time AC will not be needed but when it is required, our window unit was horribly noisy. This is certainly not am economic inn and therefore the AC issue should be remedied. This is a great location to spend a couple of days sightseeing, spending time at one of the many local beaches, walking, bike riding, kayaking, etc. Our room was large, comfortable, clean, very nicely furnished. We stayed in the Adare room which has a large main room with king size bed, a large bath with tub and separate shower with a gas fireplace separating the bedroom and bath. The large bed was extremely comfortable. Breakfasts were fine; traditional New England breakfast. Overall great stay, would definitely go back in non-summer months. The load AC would be a deal breaker for me in summer months.

We happened upon this great B&B a few days ago when looking for a pet friendly room, and they were very accommodating on short notice. We were lucky to find one room left. It was in the carriage house portion, and it was large enough for three people (or two people and a pup in our case).

The best selling feature of the Inn is the location. You are walking distance to everything and they have beautiful gardens that back up to a gorgeous public garden. This works out fantastically if you brought a dog because you will see other dogs playing there all day long.

The owners of the Inn are extremely nice and even make sure the dog visitors are taken care of with special treats and a toy. They leave dog bowls and extra towels for them too! Their pet program is well thought out. The human features are great too! You can order glasses of wine to your room for a very reasonable small charge.

My only suggestion is that we were not warned that our breakfast time, which was set for us, would lead us into the dining room to sit at one large table with 8 other people that we didn't know. We would have skipped breakfast had we known that (even though it was absolutely fabulous and delicious). No one seemed to be too keen about sitting with 4 other couples while being served. No one said a word! Most of the B&Bs we've stayed at have several cafe tables inside and out and you sit with your own party. If you are shy or on a romantic getaway, this eating situation will not suit. We felt that we should have at least been told how it was set up or given some sort of buffet option if we didn't want to join in. Not sure if it was because we arrived last minute or if they just don't tell you. Otherwise, I would have given it 5 stars.

Lovely Inn, very hospitable staff; I'd go back again. Good breakfast, Comfortable public areas. Goodies, lemonade, coffee, tea, port wine out in the afternoon (coffee and tea all the time). Inn is well situated to see the town and enjoy the waterfront. Beach passes and beach gear provided.

Thank you for sharing your positive thoughts with other potential guests, we appreciate this very much. I am glad to hear you enjoyed the small amenities that we offer such as beverages and snacks. I am especially happy to hear you took advantage of our beautiful beaches near by. As a residents of Kennebunkport I certainly enjoy the time I get to spend at the beach- whether it is a long walk or the occasional afternoon spent there relaxing. So, we want our guests to have these opportunities as well and providing you with passes to park, beach chairs and towels, or bikes to get there, we know it makes it that much easier on you!
Sending you warm wishes on these cool December days,
Sarah and Erik

We don't know how it happened, but we stumbled upon 2 available rooms at the Inn when everything else was booked up. They were kind enough to hold the rooms for 12 hours until I could arrange a kennel for the family pet. The location on the green was wonderful, the room was nice and quiet, and the bed was super comfortable. We were in the Katahdin room on the top floor, and it was perfect for us. The food each morning was delicious, as was the afternoon tea and cookies. The weather that weekend was outstanding, although the Inn can't really take credit for that. A+++ on all counts.

Well it is true we cannot control the weather, but can't that just top off a wonderful weekend? Thank you for you A+ review! The Katahdin room is such a wonderful, cozy place. You can hardly beat the view of our neighborhood from the third floor! We hope to welcome you back to this very special place..with perfect weather again, of course!

Thank you for your kind review. I hope you were able to spend some time in the sunroom sipping some tea or lemonade. This is often a popular relaxing and reading location at the inn, something about the sun coming in there makes it just right and really reminds you that you are on vacation!
I hope we are able to welcome you back in the near future,
