We stayed four days visiting family and found the Inn on Carleton comfortable, welcoming and all that you would expect in a New England B&B. The location is excellent: downtown Portland is very walkable, 295 is minutes in one direction and the Cisco Bay bridge is minutes in the other. The breakfasts are truly gourmet and worthy of cover photos on any foody mag. We very much enjoyed taking tea and coffee in their garden. The rooms are spacious and most comfortable. We agree with others who say the Inn deserves its #1 ranking.

The Inn on Carleton deserves it’s #1 rating. My partner and I stayed for 4 nights. The Inn is in a quiet and safe neighborhood. It was immaculate, nicely decorated and comfortable. The breakfasts were delicious, the bed was great, and the hosts were delightful (they recommended good restaurants and sights). The Inn is about 10-15 minute walk to the museums, wharf restaurants and boat tours. We would definitely stay again.

We truly enjoyed our stay at the Inn on Carleton. The location is excellent for being close to downtown. We did not have to get in a car and we could walk nearly everything - the wharf, restaurants, museums, and more. On the other hand, it is in a city in a transition neighborhood which some people may not enjoy. The breakfasts prepared by our hosts were wonderful although 2 courses were more than we could eat! The innkeepers were friendly and full of information on what we could do and see which was very helpful since we had a short time available while passing through town. We tried 2 of the restaurant recommendations and were very happy. Our room was on the 3rd floor and was spacious and well decorated and faced the street. Parking was limited but we were lucky and found spaces each night. It was a bit difficult to get our 40 lb. suitcases up the narrow stairs. Due to airline charges we had packed only one suitcase each. If you are able, pack 2 smaller and lighter ones. We very much enjoyed our stay!

The Inn on Carleton is a beautiful Victorian home in an area of similar houses in Portland. Portland is a good walking and parking can be difficult, particularly in the old downtown area. In terms of location, it’s convenient to the medical center and an easy walk to several good restaurants. It’s about a 5-10 minute walk to the art museum and maybe 20 minutes to walk to the tourist-oriented wharf area. I thought these were easy walks, but even if you don't keep in mind that Portland is a very walkable city and you're going to want to explore it on foot.

They have limited but adequate parking right next to the inn.

The house itself is quite nice, from the elegant façade to the pleasant public areas. They have six rooms. We had two rooms on the second floor, one towards the front and the other towards the back. The one in back overlooks an attractive courtyard-like seating area outside. The rooms were well-decorated with luxurious bed linens. We had flat panel televisions in the room, and they have DVDs you can borrow if you want.

The Inn changed ownership this summer, Leo and Patti, the new owners, seemed anxious to please at every turn. On learning that we wanted to visit the museum, they provided us with various discount passes. Breakfast was excellent, with both fruit and fancier offerings such as eggs Benedict or California croissants. If you want something plainer, they will make you eggs separately. One of the neighbors is a talented musician who will come in some mornings to sing Broadway tunes on piano over breakfast.

They have lots of little intangible touches. For example, we had nifty origami squares on our table at breakfast.

Wi-fi is included and the speed was very good.

The Inn on Carleton is a very good place to stay in Portland, particularly if you want something more personal and historical than a commercial hotel.

Room Tip: The rooms in back overlook the English garden.

My husband and I stayed here last weekend for my cousin's wedding with all of the other bridesmaids and their husbands/fiances. The hosts were wonderful, and wanted to make sure we had everything we needed for our stay. The breakfast was delicious, blueberry pancakes with real maple syrup. There was a fruit cup and they even made us each a fried egg on special request. The outdoor patio/backyard is a little oasis that is great for relaxing and reading in the shade or the sun! Definitely worth a stay!

Room Tip: Room 2 at the top of the stairs was very comfortable.

We had a great stay at the inn for my friends wedding weekend. The room itself was beautiful and clean and the innkeepers were extremely accommodating to the needs of our bridal party. The breakfast was delicious. Definitely order the blueberry pancakes!!

We had a wonderful stay at the Inn on Carleton. A friend had reserved the whole place for her wedding party - we took up all the rooms. Leo and Patty were unfailingly kind with our rambunctious crew. It's just about as cute a B&B as you'll find, with comfy beds and spacious rooms. The garden out back is a treat.
