I had no idea when I booked this hotel, it had only been open for 3 weeks! (It's a long story, but we'd been on a strange quest to collect enough Marriott nights to be bumped up a loyalty level before a major European trip, and had the need to travel north to south in Maine on this night and I was just looking for the cheapest Marriott in Portland)

When we arrived, I would swear the building was a traditional brick building built during the sea captain days, but it's actually a brand new building purpose built as a Courtyard. I am always delighted to see Marriott bringing their "lower end" brands to terrific, central locations in the heart of places travelers want to be, and this new Courtyard fits the bill!! It feels like a "boutique" hotel, even though it's huge! It is located right on Commercial St, on the opposite end of the Hilton, the only other game in town on Commercial St. The Courtyard Marriott is the new kid, but cool, with a Starbucks cafe/bar and cozy lobby with work stations and seating overlooking the bustling action of Commercial St. A gas fireplace high up on a dividing wall adds to the coziness of the space. The property locates it's parking and check in the back of the building, so you have the feeling of being right in the middle of the action on Commercial St when you stay here.

The service was great; usually there are glitches with a new property, but we experienced everything done just right; valets ready when we pulled up, and a text number to have them pull the car around had our car gliding to the curb just as we exited the building. The front desk was helpful, knew to upgrade us due to our loyalty status (I hate when you need to "ask") and we were escorted by a guest services employee over to the new touch screen "concierge" with listings of all the local shops, restaurants and attractions at your finger tips, including menus and open hours (saved us an unnecessary trip to Bam Bam bakery for whoopie pies, which was already closed when we arrived.) The housekeeping service was smiling and friendly when you passed them in the halls.

Our room was 401, a King Suite at the very end of the hall. the views from this room are fairly "industrial" looking, some windows in the living area overlook a lumber yard and the harbor in the distance one one side and the buildings on York St on the other. But even industrial in Portland is quaint; brick buildings, up scale tech companies round out the lumber yard and other shops.

The suite itself was beautiful. Decorated in very modern and subtle grey and beige, it was cool and sleek while being comfortable. The living area featured a cabinet with microwave, coffee set up, fridge and counter, across from that a flat screen tv, couch and 2 chairs with panoramic windows on two sides.

The modern bath is located between the living area and bedroom (so if sharing the space, one needn't go all the way into the living area to use the bath room) The bedroom had a separate door, it's own flat screen, and plenty of space for the King bed, closet and end tables.

The new construction meant the room is very quiet with no outside noise. However we found the ventilation system to be noisy, there is an AC/heat unit in each room, but it clicks on and the fan was noisy, then the AC compressor kicks in and that adds to the noise. When the AC turns on 3-4 times overnight, it was disruptive enough to wake me up. I'm not sure why a new hotel would have such a noisy system when efficient, quiet systems are available now. The rest of the hotel was very quiet too.

Other than the cafe in the lobby, there is no restaurant here (which is usually true of this brand, but also one of the many amenities that travelers like myself who like the value of this brand don't miss) There are more than enough dining options right outside the door well with in walking distance. And if you don't feel like walking they do offer a free shuttle to go wherever you need to go around town!

Thank you so much for the review, we are absolutely in awe of the building, decor, and i couldn't agree with you more about "boutique" feel that this hotel has. You have really hit the nail on the head with the comments that you have made and we are excited to be the new cool kid on the street, thank you for that designation. We are glad that you had a chance to utilize the complimentary shuttle service and we now have another golf cart like shuttle that will shoot you around town in style. As you would expect of a new hotel, every inch of this property was pristine. The rooms are beautifully appointed, and the beds are comfortable. The location is amazing. Just an easy 5-10 minute stroll to the shops and restaurants in Old Port. They offer a complimentary shuttle which seems to be missing from so many hotels these days. Great little Bistro and 24-hour market that come in quite handy. Loved the living room feel of the lobby. You can use the computers to print out boarding passes. You can hang out and read a book or watch TV if the person you are traveling with wants to turn in early. They have bathrooms as well which is great if you arrive before your check-in time. They graciously hold your bags so you can explore the area. They also have an indoor pool and hot tub. The best part of staying at this hotel was hands down the staff. They were genuinely courteous and helpful. Always a smile and eager to help with suggestions. Will definitely return and recommend to everyone.

This is a new Courtyard Marriott property which had opened about one week before my stay.

The property is new and typical of Courtyard standards and amenities. It also features a lobby bar and restaurant, which is not always the case at Courtyard hotels.

The staff was friendly and attentive, and seemed to be well trained despite the very recent opening.

The rooms were clean and functional.

Internet service was acceptable, but not notable or exceptional. Basic internet service is free, but service capable of supporting Netflix etc incurs and additional daily charge of $6.95.

Overall, compared to the other hotels in the area, this seems to be a good option. It definitely seems to be a better option than a newly opened Hyatt Place which is very nearby.,

My wife and and I took our 2 young children to Portland for a weekend getaway from Boston, and we were blown away by our experience with this hotel. We still actually expect (and demand) great service in a hotel (even from a limited service branded hotel), and the staff at the Courtyard exceeded our expectations at every turn. Everyone, from the valet stand to the front desk to the restaurant (which had a full liquor license and a wide assortment of food offerings) was incredibly upbeat, knowledgeable and friendly. The woman who served us breakfast (yes, they serve a real homemade breakfast) actually helped us plan our bike trip around Peaks Island in Casco Bay. The faculties are brand new, and state of the art. We loved the usb "charging station" in our room, and the reading lights had independent dimmers (little things go along way). Our kids spent 3 hours one morning in the brand new pool. The design was energetic and fresh from top to bottom, with photographs of Portland superimposed on the walls, and hip light fixtures and furniture in the lobby and library. The exterior is brand new, but unlike many of the other hotels in Portland, was built to blend right in with the other buildings in Old Port. I actually borrowed books from the "library" in the lobby, and the location could not have been more convenient. They even have a happy hour with great beers on tap! I will be staying here every time I visit Portland.

We stayed here 5 days after the hotel opened so we watched as the staff learned how to do things. The hotel is at the opposite end of Commercial Street than I am used to staying but it is close enough to everything which is all within walking distance. Staff was VERY pleasant and accommodating. I used to stay at the Residence Inn in Portland but this is our new place to stay definitely. The room we stayed in was quite large with a living area and a king sized bed. He decor was a bid modern for my taste but it is not my house. Very nice and very functional.
