Fee was not mentioned in either the phone conversation to book the room or the confirmation email. SURPRISE!!!
Felt B&B experience was average - nice decor until you realize you don't have a headboard and the bed isn't against a wall (can't sit up and read - only one chair in room) - so we decided to head upstairs to the common area to watch TV (as Sandi suggested). TV was about 12" wide (TINY!!), had no DVD and again, only one comfy chair along with a couple folding chairs... So that didn't work either.
Breakfast was at the same time - served family style at one table so were forced to make small talk with not only the other guests but the hostess as well. Fruit salad was lovely - but all the little pieces of melon still had the rind on, all the strawberries still had their green tops? Odd fruit salad...
We would rather have picked somewhere else - don't like her deceit about the "one night fee" which she says is mentioned online. I didn't book online and her confirm email should definitely have mentioned it. Would like to have had a common area or a room with two places to sit.

On weekend nights it appeared the BAR across the street would be quite noisy at night into the small hours...

Inn was clean and looked charming. But all in all, would try somewhere else next time.

Room Tip: Ask for a room with bed against a wall or with a headboard. Ours didn't have one - can't read in bed, pillows fall down...

First time we have been to Rockland. Very nice town, with many things to do. Ripples is a great place to stay since it is downtown, seconds from the water and everything that is happening. The breakfast was excellent.

I stayed at the inn with my sister. Sandi took good care of us. The rooms were lovely and clean. The breakfasts were wholesome and designed with care. The Eric Hopkins print in the Zen Room was wonderful. A gray and quiet trip to Maine. We felt at home in this safe, tasteful inn.

My wife and I honeymooned in New England and found this great BnB. Sandy is a great host and the rooms were very nicely appointed. As is common in Maine, folks wear many hats and work several jobs, and Sandy was called to Portland to work. She called a friend to stand in, enter Marilyn, also a lovely and charming host. Both were very friendly and offered suggestions for things to do and places to eat. Breakfasts were delicious and artisticly presented with lively conversation. Great stay!

we stayed here as a place to stage our dinner at Primo's from. We arrived in awful May weather at about 3pm. Sandy - the owner - is an interesting and very nice woman. The place is sort of classic B & B - filled with knick knacks, bric a brac, about 5 rooms, very clean, well decorated, a nice mix of current and traditional. Our room, right on the ground floor, was clean, tasteful, loads of interesting accoutrements. Sandi knows her stuff about the area, the location is great, 0.8mi to Primo, 2 blocks to the harbor and downtown. Really, not much to say. It was everything it should have been. Clean, safe, good location, nice attentive owner. Breakfast was very good; whole wheat pancakes, bacon, great fruit platter (papaya, oranges, dried apricots); sandi joined us and we had some great conversation with another couple; I'm a bit of a misanthrope and generally dread human interaction, but once we got into a conversation our breakfast companions were very interesting, as was Sandy. I'd go back in a heartbeat, I'd recommend it unhesitatingly. Only issue? Yeah. 5 star place, 1 star toilet paper....seriously!
