Welcome to the projects.

Loud music, loud people and a staff ill prepared to take out the trash. I've stayed at Dunes Manor for the last 20 years and it's always been a classy place but no more.

Just returned from a weekend at Dunes Manor. Had an awesome time! We were travelling with our 3 teenagers, and tried to find a place in Ocean City that would appeal to us all. Because of the time of year (not quite warm enough for ocean swimming), I wanted a hotel with an indoor pool for the kids. Dunes has one, and though not large, it was clean, well-heated, and open to the outdoors.

My husband and I had NO desire to be "on the boardwalk," but we knew our teenagers would feel differently. This was the perfect location....a block from the start of the boardwalk, away from the the lights and the noise, but an easy walk for the kids. BEAUTIFUL views from every room, and particularly the large porch deck with many rocking chairs. The Happy Hour at Zippy Lewis Lounge was a great deal...domestic beers under $2, and rail liquors under $3. Nice shrimp cocktail (huge shrimp) for only $4.95, and same for great wings.

What we found so amazing were the number of people we talked to who had been there many, many times before...some have been coming for decades. Staff was friendly and helpful, and the service was great. Rooms are a bit small, but we were not there to hang out in the room, so it made no difference to us. The only negative was the wifi was weak and sporadic. If you need to do any work using the internet, you may want to find out if they have any areas with a stronger, more dependable signal....the 9th floor was iffy at best.

Piano player at 7 PM...you can sit in a wingback chair in the victorian lobby with a cocktail, listening to the tunes, and looking out at the ocean....WONDERFUL!

Ahhhhhhhh! That sums up the Dunes Manor Hotel. From the time you park your car, to the time you leave. It's relaxing top to bottom. Pull in and unload on the ground floor then take the elevator to the first floor lobby. So lovely. Everything is always clean and fresh, flowers in the vases, brightly lit, and the personel are always friendly and accomodating. Once you get your key and make your way to your room, the first thing you see is the ocean out your windows. All of the rooms in this hotel are ocean front, so there are no bad views. We didn't get a huge room, just two double beds, but there was a kitchenette and table and comfy chairs and a sofa in the room All were clean and fresh. And of course, there's a balcony right outside your in room door with chairs for relaxing. During each afternoon the lobby comes alive with piano music and they serve tea and crumpets (like a biscuit) and cookies, all complimentary. Take your tea and cookies out onto the white rockers on the beachfront deck and watch the waves. It's only a very short walk across the dune to the beach where you can stick your toes in the Atlantic. In the early evening, the grand piano in the lobby gets used for a sing along for all the guests to join in and enjoy. That's a lot of fun and it doesn't matter if you can't really sing a note.
The hotel is very convenient to the boardwalk, only one block north of the end of the boards and the boardwalk tram station where you can hop on (for a nominal fee) and ride the length of the boards to the other end where all of the amusements and rides and arcades are. Then when you're done, hop back on to ride back to the hotel and have dinner at the Victorian Room restaurant inside the hotel. Or take a dip in their pool. It's also very convenient to some great restaurants nearby.
We've stayed there many many times and will definitely stay there again. It's one of OC's little gems.

I've stayed in OC a lot and this is probably my favorite hotel. The room was nice, food was great, and everything was just all around nice. The hotel is quiet and pretty relaxing. Pool was average. I have no complaints about this hotel and I'd recommend it to anyone looking for a place to stay in Ocean City, MD.

My wife and I just returned from our recent trip to Ocean City Maryland and stayed once again at the Dunes Manor Hotel at the north end of the Boardwalk. This is the only place we stay when visiting Ocean City. For price and value, the Dunes Manor offers clean ocean front rooms, a wonderful staff, a fine reataurant and a great happy hour in the lounge. The crab cakes served in the reataurant are one of the best in Ocean City. We look forward to returning in the fall.

For a beach hotel we found the Dunes Manor to be pretty clean and well kept. Not super spotless but nothing really major to complain about. The rooms and interior could definitely use a little sprucing up (new paint and updating some fixtures would go a long way). The lobby with the piano player and staircase make you feel like you are walking into a grand old hotel. Great ocean views from every room. Overall the price was not completely outrageous but during peak season it is very costly but then so are the most run down places on the beach.

We did use the hotel room service one night. Portions were small and expensive but service was quick and friendly. Eat out and save some money. There are lots and lots of restaurants nearby.

We did not have any issues with the front desk or bell hops. All were very friendly and accomodating.

The hotel is at the very end of the boardwalk, so a long walk to the action (at least a 1/2 mile walk). But there was a shuttle (small fee) only a few steps away.

If you are looking for a quiet location on the beach this hotel is nice. If you want to be right in the center of the action look elsewhere.

The Dunes Manor was amazing! All the staff members were extremely helpfull, friendly, & always available. The view from our room was amazing, the ocean is right at your finger tips. Only complaint, the bathroom in our room could use some remodeling.
