“Back Problems Beware!!!”

Back problems beware!! The mattresses in our room were so thin, worn and uncomfortable (springs poking out into our bodies) we will definitely be paying a visit to our chiropractors when we return home to Florida. If it wasn't for the circa 1981 mattresses and circa 1970 tired furniture in the rooms this place would have gotten 4.5 stars. The location in the mid cape couldn't be better (oceanside, private beach, large playing green for kids and fenced swimming pool), and the staff couldn't be any nicer. The grounds are perfect for children although we don't have any. The Ocean House beach cafe serves a delicious breakfast (I had the brioche french toast and my boyfriend had the pancakes both A++), and the restaurant attached to the hotel called Ocean House has the best clam chowder on the cape. I just wish this place would invest in new mattresses and doing a bit of updating on the rooms. I would settle for just comfortable mattresses if I had to. If you happen to own a 1971 town car you might as well bring a sleeping bag and sleep on the hood. Even with the hood ornament poking you it would be more comfortable than the beds at this hotel.

The hotel has a nice beach, a nice outside bar and a good place for breakfast and lunch but the rooms were a bit outdated. Our AC unit was pretty old and rattled quite a bit. And parking was a hassle some nights as they let the restaurant next door use many of their parking spaces so parking is tough some nights when you should be able to find a space since you are renting a room. But we had a good time and enjoyed the beach.

Room Tip: Get a second floor room so you don't have anyone else above you.

Interestingly enough, this place is difficult to review, sort of. It was our first time visiting. The location is the best! It sits nicely on the Atlantic, has a beautiful outdoor bar, a great pool, a nice outdoor cafe for breakfast and lunch, free wifi & the Ocean House Restaurant. It also has a helpful and friendly staff. The problem we had was with the room. We paid $250 per night for a very, very outdated room & uncomfortable beds! The outdoor facilities are great, the inside is in need of serious renovations.

Just have to say how impressed my family was with the immediate follow through on refunding a deposit when we had to cancel for medical reasons (7/14). We've stayed there the past four years and while the parking can be a nightmare, the views are great, the rooms comfortable & Ruth in the office is so helpful with everything. Will definitely be planning on going back.

The only good thing about this hotel is the location.

My family and I have been staying at this hotel for years. The owners of this hotel also own the Ocean House restaurant directly next door, and it appears that the restaurant is more important than the hotel and the guests of the hotel.

Parking was an issue every single night when you returned to the hotel due to the valet of the restaurant using the spots at the hotel. I was told by hotel staff to drive to the restaurant and ask one of the valets to move a car to I could park.... this is the type of service that makes me cringe!

My balcony door didn't have a lock on it, I had to call the front desk and ask for assistance as I was on a first floor room, and didn't feel safe leaving my belongings when I was not present, I was brought a piece of wood to use, which was disappointing.

The furnishings have not been renovated in quite some time, the carpets dirty, the drapes moldy, the mattresses not comfortable ....the TV'S are still the old tube TV's.... It amazes me that they could put in a high end beach bar but still have the nerve to charge a premium rate for the hotel, and offer economy furnishings from the 70's.


Overall I didn't feel like a valued guest. I felt that the owners cared more about the restaurant than those staying at the hotel.

Room Tip: Ask for a room away from the new beach bar as they have loud music at night

We spent two nights at the Three Seasons in July. The place was great, but there are a couple things requesting if you have kids.
1. Get a ground level room. If you are on the bottom floor the kids can just run out the door and play on the grass field.
2. Have some kid food on hand at night. The outside lounge does not have a kids menu at night. It is great for breakfast and lunch.

Here are a couple of other things that were great about this place. They have live music on the lawn every night. The sushi bar is great!

Room Tip: get a bottom floor room if you have kids.

We have been going there for about 20 years but last year was our last time. The "ocean view"
rooms not longer have a view of the ocean but of a bar. At night it is very busy and at lunchtime. If you want to take the kids down to the beach with your blanket, umbrella, chair, cooler you have to wend your way through the diners !! Those patrons also go through hotel grounds to go the the bathroom down by the office. They take our chairs from our patios and leave empty cups and lemon wedges in the grass ! The bar is nice if you don't want privacy at your hotel. They put up the bar on what used to be a sundeck for those they didn't want to go down to the beach; and there was a picnic table to enjoy your morning coffee and the ocean. It is no longer a "family" place to stay and there is no view of the ocean except for the "ocean front" rooms. We are going to a different resort this year with more privacy.....very Disappointing because we took our kids when they were young and now they are taking their kids, but not to the Three Seasons any more.
