This place is hard to rate. You want to give it five stars, but it isn't. But it is. Four doesn't do it justice, but five seems unbelievable. This is like a B&B without being a B&B. You have more privacy - which we prefer. It's not a sterile hotel room. It seems more like a house or condo rental - or your own place away from home.

We had efficiency apt e-1. It was a two bedroom with a small living area and basic kitchen.

Pros: The Beach Breeze Inn is really a home away from home. We felt comfortable from the moment we arrived.
Brett and Walter were fantastic and very helpful.
The efficiency apartment worked great for our family of four (2 adults, 2 kids aged 11 & 6). Only issue - kids fought over who got the top bunk.
Great location - close to the sea and Falmouth is a quaint town with a cute Main Street.
Good sized bathrooms, towels were plentiful.
Landscaping was perfect - loved everything about the wrap around porch, rocking chairs, everything. Enjoyed sitting out on the porch with a nice glass of wine in the breeze at night.
TV mounted up high in the small bedroom (which was necessary due to the size of the room). The room was small, but functional.
Free wifi!!

Cons: The main road can be busy and loud. It was quiet between 10 p.m. and 7 a.m.
The bed seemed small in the main bedroom.
Bed not the most comfortable in the world.

I would absolutely, without a doubt stay at the Beach Breeze again.

Great place for the family with PLENTY to do. Don and his faithful sidekick (son) made us feel very welcome and from the pool to the rooms everything was what we expected, clean and comfortable. It is a great spot, close to the beach (although not the best one!) and also main street with great restaurants. One complaint was that coffee was served at 8am..... a wee bit late when you have small children!

My husband and I stayed at the Beach Breeze Inn with our 10 month old son and had a wonderful time. The room was in perfect condition and was ideal for us, with space for our baby to sleep and play and a microwave and fridge for his food. The adorable town of Falmouth is a short drive away and the inn is just steps from the beach. We can't say enough about the excellent service - we were made to feel very welcome, we were given spot-on dining recommendations, and anything we needed was taken care of instantly. We will definitely go back and highly recommend the Beach Breeze Inn to anyone!

This was the third time we stayed at the BBI for Falmouth Road Race weekend and we were welcomed back like old friends. The Inn and the grounds are beautiful...flowers everywhere. It's a stone's throw away from the beach and you truly do feel the ocean breezes in your room.

The rooms in the main house are quaint, nicely decorated and comfortable for our party of four. We love that there are so many places to relax on the grounds...adirondack chairs on the front lawn, rocking chairs on the porch, wicker couches in the garden and, of course, the pool.

The Inn is an easy walk to downtown Falmouth and about 1.5 miles from the Island Queen Ferry to Martha's Vineyard. Although the Inn doesn't serve breakfast, they do serve coffee/tea and you can use the main kitchen to make your own breakfast.

I highly recommend the BBI if you want a comfortable stay in a beautiful setting with warm hospitality. We'll be back again!

Found this gem purely by chance and what a find it was! The owner, Don & and his business partner, Walt are the friendliest, most welcoming innkeepers you will ever have the pleasure to meet. They truly want you to kick back and relax. We spent many enjoyable hours doing just that on the charming front porch rockers, chatting away with Don, who soon felt like an old friend.

The Inn is classic Cape, decorated in classy beach themes. There is a large kitchen available for guest use and freshly brewed coffee is prepared for guests each morning. If you are a decaf drinker like me, just ask....Walt made sure there was a pot of decaf for me each morning.....he even got up early and came in on his day off to make it for me! Thanks, Walt!! Just one example of how well you are taken care of at the Beach Breeze.

They even provide beach chairs, umbrellas, beach towels, beach toys and all sorts of sunscreen!! The location is fantastic - about 1/2 mile easy walk or bike ride to the downtown village of Falmouth - quaint main street with great restaurants and charming shops. Stones throw to the beach, and about a mile from the Shining Sea bike path. Wonderful pool and patio area with comfy wicker chairs, loveseats, and tables with umbrellas. Also a large gas grill for those who want to "dine in".

The Beach Breeze Inn is truly a special place that you can't wait to return to again and again....I know we will be back!

This was our 3rd trip to the Beach Breeze Inn, and for us it felt like coming home! The beautiful location,relaxed atmosphere and warm wellcoming innkeepers contribute to a wonderful Cape Cod experience! Each year we are joined by more family...this year there were 16 of us ranging in age from 3yrs. to 69yrs.. Everyone of us found our favorite activity...playing in the sandpit, jumping in the pool or relaxing by it (cocktail in hand), playing games on the front lawn, walking on the beech , rocking in chairs on the front porch, or just enjoying being together as a family! Plan on us again next year, with 2 more...our twin grandchildren due in December! The Carkey & Marsden families

We have been to the Beach Breeze Inn several times. The Inn keepers are great- very relaxed, friendly, and helpful. The location can't be beat. Sitting on a rocking chair on the porch has become one of the most relaxing memories of our summer!
