My family has come to this campground 3-4 times. It's really nice and well-kept. Nice pool and lake. There's even a dog park which was very useful. There is so much to see in Cape Cod and the Falmouth location makes it ideal. Although, avoid booking a site near the cabins because we could hear the a/c machines right next to us and it was pretty loud.

The rating for this campground is 10-10-10 and we expected it to be the best on the Cape. The adult pool was dirty and we had to ask to have it cleaned. Running the filter during peak hours would have helped. We know that July 4th weekends are typically busy and crowded. We were in premium RV Sites which were very tight for the big rigs, that were awning to awning. Paved pad was great, shell patio was useless and not good for dog paws. They advertise Wi-Fi but it was only available up near the store. Fire rings were a nice construction of metal rim with pavers around it; however the design does not let air in and the fire burned poorly. The tent section across from us was a nightmare; too many people per site, too many vehicles per site and garbage all over the sites. We had to sign a rules sheet upon check-in and yet they never enforced the rules. We saw minor females walking around drinking beer. Too many revelers for the World Cup, riding up and down the streets, playing loud music, screaming and hanging out the back of pickup trucks. Bathrooms were clean, store had decent stock and work campers were pleasant. We found plenty of information about the Cape and things to do. Was in great proximity for upper Cape areas. We are seasoned campers and know what to expect with great ratings but was disappointed in this one.

We are very sorry for the situation over the 4th July weekend. It is always a challenge on Holiday weekends especially 4th July when we are at full capacity to manage the various different situations that occure when the resort is fully booked as it was this past weekend. We encountered issues were unregistered guest were coming into the resort and seemed to not want to adhere to our rules regarding number on vehicles and persons for that matter on individual sites. We are aware of the major offenders and they will not be welcome to make reservations in the future. We really apreciate this guest bringing it to our attention and are now considering lowering the number of guests per site on those particular sites. As noticed it was World Cup week as well as a Holiday weekens. Even so we intend to do a better job in the future managing the guests and visitors. As to the remarks about the shell patio's we had never bconsidered the effect of the shells on pets however the reason for the patios stems from the fact that most campers put carpets down on our grass and thus ruining it so the patio idea although new is an experiment. We sincerely hope that this guest and also any others who might have encountered issues of seemingly overcrowded situations will understansd that this was a Holiday weekend and by the way also a major soccer weekend that apparently was being celebrated by a host of soccer fans who were here for the weekend. Once again we appologise and will do our best to improve this situation in the future. We hope that this will not stop any of our valued guests and customers from coming back again maybe on non-holiday weekends or especially in the Fall which is a fabulous time to visit Cape Cod. We appreciated the review even though it is not all positive. Thank you for the nice comments made about the resort, it seems that this guest is otherwise happy with the quality of the resort and services.

First, let me say that I really have no major complaints about the campground. Everything was fine. They have nice amenities and everything seems to be maintained pretty well. My problem is just that I expected it to be much better. We were doing a two week trip through New England. This was our first stop. While looking for a campground, I always check trip advisor and the AAA camping guide. This campground had good reviews and received the top rating you can get from AAA. So, I had really high expectations. After staying here, I can think of easily 3 or 4 campgrounds that we've stayed at that were better and less expensive. Again, it's not that I have specific complaints, it's just that given the rating and the fact that this was the most expensive of the 5 campgrounds we stayed in, I just expected it to be great and it was merely good.

A big part of the AAA rating system is the bathrooms.The bathrooms were fine, but the way the showers are constructed, there is a tile area outside of the shower with a small plastic bench. There is no drainage in the floor, so as soon as someone uses the shower, the floor is soaked and dirty. They cleaned the bathrooms often, but that area never really felt clean to me. Our site was fine, level and large with trees. The kids played in the pool and the playground. They seemed to do a good job keeping people quiet and checking on the campground in the evening.

The location is great. It's a short drive up to Plymouth or you can drive up the cape to Provincetown if you want. It's also close to the ferries to Martha's Vineyard. We spent some time biking the shining sea bikeway and we checked out the Nobska lighthouse and beach which are beautiful.

Thank you for the mostly positive comments about the facilities and service. we are sorry that this guest expected more based on other experiences at AAA rated campgrounds. We would like to point out however that when comparing campgrounds and prices it is important to make price comparison to campgrounds in the same general market area. Unfortunately Cape Cod and also MA. in general is a very expensive environment to operate a business. Almost everything is more expensive and accordingly some of these costs get passed on to the customers resulting in what might seem to be a higher price for the same service received in another state. When comparing this AAA resort to other AAA resorts in MA. it might not apear to be any more expensive. We try to keep our rates as low as possible and have not had price increase in several years however it is always a challange to keep rates low while at same time keeping quality of service high. We thank this guest for bringing to our attention the situation in the bathroom showers and will look into it immediately. Thank you for the review.

This is our second trip here and was not as enjoyable as the first. We stayed in a large site ($95 per night over July 4th) and our friends stayed in a premium site. We were located by the cabins and tent sites. These sites were over booked with cars parked all over and way to many people per site. They staff was overwhelmed with the amount of people at the sites. Kids were swimming in the adult pool and loud music was heard all over. We complained to the office staff who did their best to control the situation. I would recommend staying here but only on sites not near the tents.The facilities are well maintained and clean and the sites are level. Our site was a bit weird though with the site next to us having their fire ring behind our trailer.

Room Tip: B57-B73 is one of the nicest areas.

Without a doubt the best campground So much fun stuff to do here was our second time this year so far and plan to return many more weekends staff is excellent property is very well maintained thank u Heidi kane
