My husband and I , along with my sister and her husband, attended a wedding in Ipswich and made reservations to stay one night at Arbor Inn. Our stay was quite a disappointment. The price for our room was $139 for a king-size bed and my sister had a room with two. queen size beds for $169. My room was much nicer, however there was a jacuzzi which was filthy.and our gas fireplace did not work . Once you ran the jets in the jacuzzi all kinds of dirt etc. came out. Very unsanitary! Next, the room itself was in disrepair. The rug was stained and needed a cleaning and the hot water was lukewarm. Finally, the manager informed us that we were not allowed to touch the thermostat in our room b/c there was only one thermostat which controlled all the rooms on our floor. My sister's room was freezing all night and there was nothing she could do to change the temperature in her room. We stayed off season at a premium price and felt that the accommodations were not satisfactory. We will never recommend this motel to any family or friends.

We had a short stay for a wedding in Newburyport. The hotels near Boston were all exceptionally expensive. We looked online for something less commercial and more affordable. This quaint 9 room motel was excellent for the price. Good beds, very quiet and the couple who own it were helpful. The drain got stuck and the owner came while we were out and fixed it. We could have used more drawer space, but for a short stay, this was a good choice. The flowers are beautiful and the pool area very nice. It was convenient to several small towns nearby and to Boston. We will stay here again if we get back to the area. We will recommend it to friends.

I arrived late in the evening and was traveling alone. The owner was very gracious and even carried my bag up the stairs. Everything was spotless and the bed was quite comfortable. The road not was not evident and I would definitely stay again if I am in the area.

We stayed for 4 days. The bathroom was not cleaned the entire stay nor was the sink which was located outside the shower/toilet area. The Tub did not drain. We had to stand in the water while showering. It drained after the shower in about 10 min. One day we did not get a shower mat for the floor or coffee, or cups, or cream. Coffee Pot was dirty. We had an iron but no ironing board. One day the cleaners knocked on our door 3 x before noon to clean it. We finally left a half early for them. The price of the room was too expensive for the size of the room and location of the room on the 2nd floor w/o an elevator (in their defense it is labeled a Motel). The biggest problem is their cleaning crew. They only make beds. Also, they were painting the exterior and all the screens were sitting inside against the wall. It was @65 degrees out but we could not open the windows.

Room Tip: No restaurant, fitness center, and service should be N/A

We stayed in room 4, having stumbled across the place without checking TA. We wouln't have stopped had we checked, but our room was very nice, new carpeting, nicely decorated, no mars on walls or woodwork. Based on other reviews, this room must have been reworked. Nice place, $134 is reasonable for the area. Walls are a bit thin but it was quiet during the sleeping hours. Hot tub/shower in this room.

We recently stayed at this hotel. On first entering the room it was impressive as far as size and layout. However after staying for a couple of nights it became obvious that the cleaners were less than thorough. Following is a list of issues as far as cleanliness.
Cob webs and bugs, coffee pot was dirty, toilet was dirty, refrigerator was dirty with a 1/2 used bottle of whiskey, no lotion and no Kleenex tissues.
This could be a relatively nice place to stay with a little TLC.

I have to admit, after reading the reviews on trip advisor, I was afraid to stay here. Luckily, it was not nearly as bad as the reviews led me to fear. The room was your typical no frills motel room, with a fridge and a sink outside the bathroom. The ac worked great. The room seemed clean and the beds were comfy. The odd thing about this place though was there was never anyone at the front desk so it was difficult if you needed extra towels or wanted to know if there was Internet access. Indeed the office was locked the morning we checked out and there was another couple also wondering what to with the room key. In the end, we all locked the keys in the rooms since there was nobody to take them and no place to drop them off. If you are just looking for a bed to sleep in with no frills, this place will be fine.
