We really like this place. Good beds, wonderful breakfasts - and Brian and Kolleen are extremely gracious hosts. We find it easy to strike up conversations with other guests at breakfast or at the 5 pm wine served in the living room. Last year, I was a little hesitant because, well, Lee? Why not Stockbridge? But this place is just a mile from Stockbridge Center. It's actually perfectly located - we go to Tanglewood, the Norman Rockwell Museum, Shakespeare & Co and Berkshire Theatre and everything is easy to get to. We look forward to returning next year.

This was our first visit to the stately Federal House Inn and we will most certainly return. The innkeepers are a delight and made us feel so welcome. They were very helpful in guiding us to all the best restaurants and points of interest in the area. The breakfasts were wonderful, our room was very comfortable and tastefully appointed, and the overall decor of this beautiful mansion was warm and inviting. We are from the South and now have a new favorite destination in New England!

The Federal House Inn is a delightful and outstanding addition to our annual Berkshire weekend. We enjoy it so much that we have stayed at the Inn for the past 5 years and have booked in advance for next year. The Innkeepers are gracious, caring, accommodating and very much add to the charm and pleasure of staying at this historic Inn. The location is central to all the events and we cannot recommend it highly enough.

I have stayed at Federal House Inn multiple times and love coming here any time I need time away from the city.

I live in NYC so this B&B is perfect for a weekend getaway. It seems like there are a lot of us running away from the city on weekends. (I've met quite a few people that live in NYC at the Inn) The location is great, right near the heart of Stockbridge and lots of hiking and museums to check out during the day. With mountains and much scenery to enjoy, it's a wonderful escape!

Rooms: The rooms are very well kept and have a cute electric fireplace during the winter. The beds are oh-so-comfortable and the silence is so refreshing.

Innkeepers: Brian and Kolleen are the sweetest. This B&B is run by them and they live there as well. Some B&B's I've been to have employees and the owners themselves do not actually operate the B&B. It's nice to see the owners running the inn as it is proof that they are putting all their efforts into making your stay a great one. They even make the breakfast in the mornings!!!!

On to the food - because I love food. Like I said, I've been here a few times so I've had the pleasure of trying some of their different offerings for breakfast. I must say I love the artichoke frittata. They also serve these little mini muffins (that Kolleen bakes herself!) that are just great- especially the cranberry ones! Brian always makes sure that your glasses are filled, whether you're drinking coffee or OJ, he's on top of it! They also have coffee and tea available at all times so you can make your own cup whenever you want!

If you can stay around the early evening (before dinner reservations perhaps?), they put out some wine and cheese which you can nibble on and relax in the living room. OH and BIG PLUS, there's always a decanter of whiskey in the living room - at your disposal. I personally am a whiskey drinker so this got me very excited. :)

It can be a little pricey depending on the time of year, but you get what you pay for and at Federal House Inn it's nothing but top notch quality and service. Happy hour, breakfast, a great room and great company!

My husband, daughter, and I recently stayed at this Inn over the July 4th holiday. We were extremely disappointed. Initially, we needed to revise our arrival date due to my daughter's work schedule, and Brian did accommodate that change, made 2 weeks in advance. Upon arrival, we learned that our "suite" was just one bedroom, with a sitting area without a door, across a staircase landing (up and down a step, a safety hazard), which had a dirty sofa in it that we didn't want to sit on, let alone sleep on. We had to climb a narrow, steep staircase to get to to room, two flights up, and were not warned in advance about this (had one of us had a physical issue with climbing these steps, we wouldn't have known until arrival). The room was filled with insects (a wasp during the day, mosquitos at night, ants crawling around, also downstairs in the common areas). Yes, this is the country, but then guests should be provided with sprays. Our room was an attic dormer, with a small window unit air conditioner. Our visit was over a very hot few days, and the A.C. didn't come close to cooling off the room, which was like an oven and completely uninhabitable during daytime or early evening hours. Finally, we had to leave one night early due to a family medical emergency at home, and were still charged for the last night of our stay as the inn already had several other open rooms. I understand cancellation policies and the need to earn money during busy holiday periods, but Kolleen and Brian knew the reason we had to suddenly leave, even sacrificing concert tickets (which WERE fully refunded!), yet it didn't matter to these innkeepers. They offered us credit toward a return stay, but we would NEVER stay here again. I suspect the reasons that they cannot book all of their rooms fully are due to our other areas of dissatisfaction. I became overwhelmed with a wave of nausea during one breakfast, and my daughter had the same experience another day. Our empty tissue box in the bathroom was never refilled during our visit to this inn, and we were not given enough towels (2 instead of 3). These are picky details, and I didn't say anything at the time, because I was quite distracted with family issues at home. But given the prices that Kolleen and Brian charge, a bit more attention to detail and more compassion to guests would likely go far in making this inn a place that would be booked in this very popular tourist area.

At the Federal House Inn, we take our customer’s comfort very seriously. We are sorry this guest was disappointed with their stay and we thank them for bringing certain issues to our attention. It is difficult however when issues are not shared during a guest’s visit so we have opportunity to address them immediately.
All rooms are described and pictured on our website and we are sorry this guest did not realize the room configuration when reserving the Skylight Suite. There is not a door on the small sitting room as the escape egress is accessed through the second bathroom [per fire marshall’s instruction].
The suite bedroom is cooled in the summer with a window AC unit, a large floor standing AC unit and two ceiling fans. A window AC unit is also in the sitting room. We are always happy to assist with adjusting the settings to achieve maximum relief from the heat. If this guest had mentioned a concern we would have addressed it right away. The two bathrooms in this suite each have two full sets of towels and additional towel sets are in the cabinets under the sinks.
Insects in the Berkshires are a summer reality. The inn has screens on all doors and windows and is treated for ants throughout the season (as recently as July 3). Bug spray is available upon request as guests often ask for it before going to an outdoor performance.
We feel our refund policy is fair and we understand when an emergency arises and a guest must depart early. We feel we are being generous by allowing guests to return at another date so not to lose any of their payment, as we did when these guests said they were leaving due to a family medical situation at home. Fortunately, after five years in business a situation such as this has only occurred a few times and in each instance the guests expressed appreciation for an option to avoid forfeiting any of their payment. We seriously do hope these guests visit the Federal House Inn again and give us a chance to provide them a comfortable stay.
We attempt to be flexible and accommodating with our guests so when this party arrived 4 hours prior to regular check in time [3-6 pm] we stopped what we were doing, to prepare for a busy holiday weekend, to check them in and they were most appreciative.
We are very pleased with the large number of satisfied return guests we have year after year and who make owning an inn such as the Federal House a pleasure as we strive for excellence. We think this is the reason our weekends during high season are always so highly booked and our approval rating on Trip Advisor is 97%.
