Pros: location, friendly staff, they actually have a fitness center and usable tennis court, free breakfast

Cons: outdated amenities (1990s-era tvs with vcrs, for example), NOT enough hot water for all guests to take hot showers (!!), so feels more like a camp than an overpriced hotel

Enjoyed a girlfriends get away and enjoyed 2nts with 2 rooms in the main lodge. Rooms 5&6 offered nice views of the ocean and the sunsets. We walked down the beach which seemed farther away than what they had said plus we were a little unsure of the walking path...but we made it! Morning breakfast was basic, however the views on the outside deck made up for whatever was lacking! I'm sure it's feasible, but I would highly recommend having a vehicle at this location. Because it's more remote, I would think that getting around on the island bus could be a little more challenging. Rooms have DVD's so we even got to watch Jaws and see the local sights from the movie! A great visit on Martha's Vineyard!!

This couldn't have been better for a quick fall getaway. We stayed in one of the cottages after Columbus Day which meant 'up island' restaurants were closed while we were there on a Tuesday, Wednesday and part of Thursday. Thanks to Larsen's Fish Market, it didn't matter. We had our lobster rolls and stuffed scallops in front of a blazing fire in the cottage after a little wine on the deck complete with sunset overlooking Vineyard Sound. The weather was nearly perfect. The staff couldn't have been more helpful. Breakfast in the Tea House was all we wanted with juice, bagels, muffins, cereal, coffee and plenty more to choose from. We're not interested in a big meal that early in the day. The rustic charm offered by Menemsha Inn and Cottages is exactly the kind of thing we like and just what were looking for.

The inn is comprised of outbuildings with suites and full cottages settled discreetly on a hill overlooking the sea. One can walk to the tiny town of Menemsha, with its fishing boats and lobster shacks, as well as the beach. My suite room with a view of the sea and the Coast Guard's lighthouse (active) had cable and wifi, and was prettily furnished in blue and white. There was a small, private, balcony and a small fridge. For ice, you had to journey to a cooler at the building next door. Also next door was the complimentary, self-serve breakfast, which you could take indoors or on a lovely terrace. The ingredients of the buffet were uninspired, the sort you might expect at a downscale motel: Cold cereals, juices, yogurt, bagels and muffins and toast. Some fruit. Inside the main building is a game room, computer, lemonade and cookies in the afternoon. It's a very comfortable stay, even if a few details are not in keeping with its ambiance.

Room Tip: If light at night bothers you, you might not want a lighthouse view.

This is the second time my girlfriend and I have been to Menemsha. You should know that the Menemsha Inn runs a half-off special on rooms after Labor Day, and every store in Edgartown has sales between Labor Day and Columbus Day (the unofficial end of season). You'll also want to get here before Larsen's shutters for the season--it's where you go in Menemsha Harbor for the most amazing fresh seafood imaginable. Each morning my girlfriend and I order our two two-pound lobsters, a dozen oysters and a dozen shrimp, and a pound of mussels from Larsen's, spend the day in Edgartown, come back to our cottage, make a fire in the fireplace, eat our unforgettable dinner, and hang out with our little poochies, who love it here almost as much as we do, except they don't really like the wild turkeys walking around. This is probably my favorite place to visit anywhere in the U.S.

Room Tip: Stay in one of the cottages.

If you are anything like me, the crowds (even off-season) in Edgartown, Vineyard Haven and Oak Bluffs are daunting and uninviting. Staying on the other side of the island was the best decision we made! And because we were traveling off-season the Inn was half the high-season price. I would not have given them 4 stars if I had paid $400 versus the $200 we were charged.

The property overlooks Menemsha Beach and Harbor and you can walk there in minutes. The rooms are clean yet need new paint. They could also splurge on better linens. The room was small but still had a tub in the bathroom and a sweet balcony overlooking the water.

The staff (brought in from Jamaica each season) was superb - they were happy, friendly and helpful.

Truthfully the sister Inn, the Beach Plum Inn, is a nicer property but you pay for it! If staying at the Menemsha Inn walk over to the Beach Plum for dinner - amazing. And walk to the Menemsha Fish Market for a lobster lunch. Eat on the dock while watching the boats bring fish and lobsters in the back door of the market.

We stayed here for a week and took it as our base camp to travel all over the island. This inn has a very good restaurant (not the breakfast one), with incredible views. What we liked the most is that it is less touristy than the rest of the Island so after a day's exploration it was worth the while to arrive at your beautiful cottage and simply relax. Staff where incredibly helpfull and to be honest it's a no brainer. I would not go to one of the more popular hotels because I enjoyed the sense of uniqueness this inn offers.
