Great host, all around very pleased. Quiet but right in the center of most activity so perfect location. Will stay again for next visit.

Clean, friendly and lovely back deck to lounge. Helpful staff and modern rooms.

Clean and comfortable. The staff is friendly. Rich's sense of humor is a bit hard to understand at first, but you end up loving him.

The location is perfect, right in the heart of town, although, if you are gay, you'll be in the middle of the breeder area. If you don't want to be around families I think it is better to be in the North end.

Room Tip: Book early! We could only get a room with a shared bathroom. Not too bad, though.

I love the AC in my unit, It was so humid when I was there. Most rooms are small which is the norm from Provincetown but the top floor has a HUGE room with fireplace. The place is friendly and spotless. The is a small deck on the back to chat. The Inn is on a very busy section of a very busy street, but you don't hear anything and you are in the heart of all the action. One drawback is the entrance down a narrow lane and no place to load and unload. Not ideal if your arrived with a ton of stuff. Parking is a few blocks away so forget about seeing your car for the stay, but who would want to? As with all Inns the rate in town are outrageous. More a fault of property values and zoning regulations than greedy owners. It is a real shame as so many people can no longer afford this wonderful resort town. Would be nice if every Inn had some bargain basement rooms. If you love to people watch and shop and be close to everything you cannot go wrong here. One thing I wish all inn including the Lotus would do it get ride of poly blend sheets. I was very uncomfortable on mine. Maybe I need to travel with cotton sheets

Room Tip: The third floor room is huge and one room on the second florr has a balcony. Nice touches. There is NO elevator

First visit to P'town and it won't be our last. We had room 25 with the balcony. Great little room. Not much space to hang clothes especially if you we're there for a week or two but we didn't let this affect our stay. Thanks to the staff, especially Rich for his hospitality.

I was pleased with how close the Lotus is to the ferries and harbor. It made it easy to access all of PTown. My queen size room was clean and had what I needed for a 2 night stay. I chose to share a bathroom, which I would not recommend. It was used by at least four rooms and I had to wait an hour to get into the bathroom! The light breakfast was great with nice choices and was a good way to meet other guests. Staff were friendly and fun.
