We stayed here for Carnival weekend - our first visit to Provincetown. Patrick and John were very helpful, even calling the day before to re-confirm our arrival time and booking us a taxi from the airport. The room we had was spacious, clean and very comfortable. Breakfast was served on a communal table which made it social and a great way to chat with other guests. Lovely continental breakfast with hot breakfast cooked to order. The location was quiet and just a 15 min stroll into all the action of town. Verdict: a well run, friendly B&B offering great value and service. Thanks guys!

I was here for a ridiculously short time - one night - to see the first night of a week long jazz festival in August. I did not realise that the town would be as busy as it was as it was also carnival week. I decided only days before the date to attend the jazz concert and found accommodation scarce. Fortunately I found this delightful, very comfortable haven. Patrick saw to my registration and showed me to my room which was a suite - sitting room, bedroom and bathroom. The house was built in 1836 but has later, still historical, additions. It has been decorated with care and personality. There are welcome touches such as literature on Provincetown, surely one of the loveliest towns in the USA, and locally made chocolates and bottled water. I was left to my own devices except when needing advice. Breakfast was outstanding with many neat touches such as the day's weather forecast on a daily plaque with that and other items. A chef produced blueberry pancakes of excellent quality to order. Patrick and John do not require a credit card imprint - it is not that sort of place. I would be very happy to return here anytime. It is an inn/hotel of uncommon quality.

A lovely Inn with friendly and helpful Innkeepers. The room was perfect and the breakfast was delicious. Close enough to walk to everything on Commercial Street and far enough away for some peace and quiet!

Just returned from a quick one night stay at the Inn at Cook Street. Our stay was just perfect. The Inn is located a quick walk from the downtown area, but far enough off the main drag that it was quiet and quaint. Our room was tastefully furnished and impeccably clean, with an adjoining private bath. The innkeepers are the most gracious hosts. The included breakfast is wonderful and served in the sunny and inviting dining room. Don't miss this gem!

The Inn is a really fantastic place. The house is beautifully restored, tastefully furnished, and very comfortable. The owner, Patrick, could not have been more friendly or helpful. The curb appeal of the house and grounds carry through to the rooms, which are small but perfect. Breakfast was just what one wanted--fruit, cereals, toast, a chef to prepare eggs if you wanted. Large and small tables meant one could join other guests or be more private. Parking was not a problem, and the Inn is about 100 feet from Commercial Street shops and restaurants. They even have beach access at the end of the street. I would definitely return. It's hard to imagine a better-managed inn.

The handsome duo of John and Patrick welcomed us to this most charming inn. If you know Ptown, you want to be close to the action, but far enough away to sleep without noise. This place is perfect.Each room is decorated differently. We had the garden suite with its own separate entrance and living area. Our room was clean, well appointed, comfortable bed and bathroom.
The outdoor gardens are artfully landscaped and most pleasant. As this is a B& B, our hosts were most welcoming in the morning, always aiming to please. Andrew the breakfast chef greeted us with warm muffins, fresh fruit, eggs, pancakes etc. I would highly recommend this gem of an oasis and we are already planning again for next year!

This was my first time staying at the Inn and I found everything to be just perfect, starting with our initial greeting by the new owners and their personal touch and pride in showing us our room. Our room was tastefully appointed and most important to me -- it was immaculate. As we are not that familiar with Ptown, the owners, Pat and John, were extremely helpful in providing us with restaurant recommendations and with suggestions for our activities. Great location in town and delicious breakfasts! We will definitely come back!
