The hosts were very nice and accommodating. Our overall experience was good for my partner and me. The bike rides were definitely the highlight in my opinion. The rooms were good except for one thing (which we didn't point out to the owners as we knew nothing could be done while we were there), the mattress was old and very saggy. We had to rotate our mattress once but that didn't help. At least 2 nights were sleepless as we both sunk to the center of the mattress. Perhaps the box spring was shot as well. Breakfasts were delicious and jacuzzi was great. The only thing I'd recommend is to replace old mattresses.

We are glad you enjoyed your stay and we enjoyed meeting you as well. We are sorry to hear though of your uncomfortable sleep. Our mattresses and box springs are not old. We currently have high end pillow top mattresses and you are the first complaint we have had. In fact we normally get all sorts of compliments about them. That being said, the normal lodging industry standard is to replace mattresses/box springs every seven years and we come up to that this coming winter at which time they are scheduled to be replaced. We appreciate your feedback and do hope to see you back again for another visit.

This was our first trip to Provincetown, and what a way to get to know an area. Everything about Aerie House was first class. The welcome, the complimentary bottle of bubbly, the 'guest information' centre with local eateries graded by previous guests and so much more.

The extras provided such as towels to take to the beach and bikes were very much appreciated as were the cool drinks and snacks provided on the decking in the afternoon.

Breakfasts were simply delightful. Fruit, cereal, juice, coffee, yoghurt, fresh baking and a range of excellently cooked hot food. This was complemented by wonderful guests and we had some great conversations over breakfast. Aerie House seems to attract very nice, down to earth, interesting and friendly people.

If we come back to P'town (and we hope we do), this would most definately be our first call for accomodation.

Thanks guys for a superb time (and for including us in your 4 July party!).

Thanks for taking the time to post your kind comments. We were happy to share our July 4th fireworks/BBQ tradition with a couple of guests from Scotland particularly after we had such a wonderful vacation ourselves in Scotland this past March. Hope to see you back again.

The Beach Club portion of Aerie House is special in that you have four waterfront units on excellent beach in Provincetown Harbor. Although well renovated over a decade ago, these units are now showing their age and have become uncomfortable places to stay.

The worst part is an error in their initial renovation; air conditioning was not installed, not even for the bedrooms. This was not so bad when summers were cooler in Provincetown and all the windows opened properly so cross ventilation could be created. Now most of the window mechanisms are broken, leaving windows in less than ideal states of partial open without possibility of adjustment. The screen door to the terrace now will not close anymore with the result that leaving the main door open for ventilation also means letting in bugs. Even though fans are provided, they are not enough to keep air flowing through the units and they are now very hot and humid through the entire summer season.

In the kitchen, most of the cabinet doors are on one hinge and close to falling off. The folding closet doors in the main living area kept getting damaged and were not repaired. They became so bad that the owners just gave up, taking the doors down and leaving the closet open. The guardrails to the terrace have not been taken care of with loose boards now a problem and a potential falling danger for small children or animals.

It is sad to see such a nice place turn poor over the past decade when a little regular maintenance and repair could have kept everything in ideal shape. Window repairs and the addition of air conditioning along with the repair of guard rails and hand rails need to be the first priority in making these units safe and worth staying in again.

We are sorry you are not happy with your accommodations but feel the driver of your unhappiness is the lack of air conditioning during this particularly hot week. We clearly have posted on our web site and all other marketing sources that Apartments 2, 3 and 4 do not offer air conditioning and you have stayed in this unit before so are fully aware of the lack of air conditioning. Our other accommodations do offer air conditioning. You do have a valid issue on the kitchen cabinet doors though. They do need to be rehinged and will be done the next time the unit is vacant for a day so we can get in and work on it. We do have a couple of other minor ongoing issues that we are awaiting servicemen and/or contractors to address. Maintenance is an ongoing affair particularly on the beach. Tthe removal of the living room closet doors as a maintenance issue is just not true. We removed those doors in all the units to open up the space and are very pleased with the new look. It had nothing to do with maintenance.
We take great pride in our property and continually invest to maintain and improve it. This is validated by all the other reviews on Trip Advisor and out sky-high repeat rate. In fact we already have a waiting list for the Beach Apartments for next season.
We also are careful to match what we offer with what we market. If air conditioning is a required feature we suggest you reserve a unit with air conditioning in the future.

This is our third summer coming to PTown and our third time coming to Aerie House. We will ALWAYS stay at Aerie House - it really can't be beat. The rooms are cozy and sweet, the views amazing, and the food outstanding. Normal B & B breakfast are usually continental style, but not at Aerie House. There is always a yummy hot egg dish, several sides, fruit salad, homemade baked goods along with all sorts of other stuff (yogurt, cereal, toast & jams) served on the deck overlooking the ocean. It's a wonderful way to start your day. New this year is the afternoon "snack" - a homemade sun tea or lemonade and a baked good (delicious and so welcome after a day at the beach). Really, Dave and Steve have this B&B thing down and are the most gracious hosts! You will feel like it is your home away from home - we do! Can't recommend it enough. We are both teachers and it takes a lot for us to save for trips so we are quite picky and expect the best for our money. Promise you that Aerie House delivers on all fronts!

Room Tip: Rooms on ocean side have AMAZING views, other side of the house has sweet garden views. Really not a bad room in the house! If you want to save money a few rooms have shared bathrooms. We have always gotten a room with our own bathroom, but we never saw both shared bathrooms full and they are quite nice bathrooms, so it wouldn't be a bad option.

Thanks so much for the kind words. Dave and I love to see you back year after year and consider you more as friends now than guests. We look forward to your fourth visit!

We came from NC and this was our first trip to Provincetown. We were a group of four and stayed in the top floor suite in the main house. Dave and Steve had champagne waiting for us in our fridge and we had a delightful stay. I loved our deck with a beautiful view of Cape Cod Bay. Commercial street was just a few minutes walk away. Breakfast was delicious--I loved the peach cobbler creation! I wish I was there now enjoying the delightfully refreshing breezes !
