We found Labrador Landing through a friend, who had highly recommended it. Upon arriving, we followed a pretty cobblestone walkway that took us all the way back to the boat house, in which we were staying in for the weekend ( 2 nights). To our surprise the boat house is literally on the water, and has the most gorgeous views of the cape cod bay and the beach, with no obstructions. I think I took maybe 50 pictures of just this gorgeous view. There are numerous decks around the boat house, that have cosy Adirondack chairs in which you could just sit in all day. When it is high tide, the water actually comes up underneath the deck, so its like your floating out in the ocean. The boat house is located in the west end of province town, a short walk to the shops/restaurants/bars, as we walked it all weekend. The boat house unit was much larger than expected, with a kitchen with lots of amenities, and gorgeous views of the bay. Everything in the cottage seemed brand new, very clean, and well organized, and it felt like we were staying in a 5 start hotel in downtown Boston. There is also a DVD player, Ipod hook up, and A/C, which we did not need in October. There were kayaks and brand new life jackets available however we did not use these. The place is also dog friendly, however you would have never noticed a dog was ever there prior. We had a lot of fun walking to and from town, to shop, eat and check out the sites in Provincetown. Overall I would highly recommend this place, if your looking a waterfront experience, that is a few steps away from everything Provincetown has to offer!

For a period of time, we have looked for a resort on the beach that accomodates dogs in the summer months. Labrador Landing is a great place for owners and their pets. The location is fantastic. The accomodations and service equally as terrific. We stayed in the cottage and loved it. It is small for sure but everything is well thought out and very comfortable. The linens, breadspreads and towels are of high quality (this is of particular importance to me when travelling). The air conditioning unit, the iPod station, the flat screen TV and DVD, access to wireless service and the appliances are first rate and work flawlessly. The kitchen is beautifully designed and functional even with 2 adults, one kid and 3 dogs going in and out. The outdoor patio and shared deck bring a get deal of space to the accomodations. It is so pleasant to be able to either cook outside or pick up prepared food and eat in such a beautiful area looking out at the beach. The view from the upstairs bedroom and balcony stunning. The bathroom is small and very clean. The outside shower is such a great convenience and one of my favorite features. I can't say enough good things about the hosts; they are wonderful and gracious people. I live near the beach in Newburyport, MA and go often. My dogs and I loved the public beaches in Provincetown. The beach down the steps from the deck at Labrador Landing is especially great for the dogs at low tide -- one of my dogs just ran and ran using his front paws to splash the water over the vast stretch of beach (i.e., at low tide). It was fun to watch. For sure I plan on going back again and staying in the cottage and also bringing friends to stay in the boat house. Please also note I did read the reviews listed prior to our stay. The hosts indicated I could speak with current guests (who had stayed there on previous occassions). This was handled the morning I called. The description of the cottage from the current guests and on Labrador's website was very accurate.

We stayed in the smaller "cottage" at Labrador Landing for 5 nights. The place was organized perfectly. Everything had a place and purpose. Even though it is small, we were able to move around freely with a party of 3 and 3 dogs to boot. It was especially nice to have the veranda doors open onto a small deck with chairs and table under apple trees, it made the place feel exponentially larger. The view is exceptional from the decks, but limited from the actual room. At dusk it was special to just sit outside on the larger "shared deck" with a nice view of the water, the sunset and a glass of wine. The owners were ever present making sure everything was OK. The town was colorful and fun for everyone. The shops are great as were the restaurants. The neighborhood was very peaceful and safe. I would recommend this place to all who enjoy the sea and sand.

The boathouse at Labrador Landing is a unique property that offered us and our two shelties an exceptional experience. The owners and their staff were very attentive and helpful. The place is very comfortable and well equipped, and the views are exquisite! Our only "challenge" was that we had to ask for help using the DVD in the flat screen TV because ours is not built-in. We enjoyed the property so much we extended our stay. I would recommend the boathouse to anyone wanting a special get away at a gorgeous setting. The space is not large but every nook and cranny offers something special. We were a little concerned by another review of an adjacent property but we were completely delighted staying in the boathouse.

This was not at all what I expected. For some reason, the photographs and explanation of The 2 story cottage at Labrador Landing made it sound like it was a beautiful and spacious cottage on the water. It's not actually on the water, nor can you see the water from the cottage. It's blocked by both foliage and a second shared deck. This, however is a minor complaint because the shared deck descends directly down to a private beach which is lovely, and the outside parts of the property are quite beautiful, especially at night. The cottage, on the other hand, is simply too cramped and badly designed for 2 people to enjoy. There's just no room to even walk around or sit down comfortably. If you were so inclined to use the beautiful kitchen, you would have to eat your meal outside because there's no room to sit inside. The bathroom is so small and uncomfortable as well that I skipped a shower here and there rather than put up with it. Let's just say that if you dropped the soap, you'd have to get out of the shower in order to have enough room to pick it up.
The bathroom sink is miniature-sized and silly because the owners have installed a faucet that would generally be used in a kitchen sink. It comes out so far that you can't wash your face over it. All in all, this was a most unpleasant experience and much too pricey for my taste. As the other reviewer stated, the towels smelled disgusting. How could anyone take a shower and then use a towel that smelled like dead fish? We wondered why few people in town had heard of Labrador Landing, and we now know why. I would regretfully tell you to stay elsewhere at all costs.

We were looking for a dog friendly property in P-Town and booked LABRADOR LANDING @ 74 Commercial Street 5 months in advance. We rented the 2 Story Cottage and were assured over the phone that it was great for 2 adults and a large dog and that we would not be disappointed. It's advertised as LUXURY WATERFRONT COTTAGES but when we arrived it was anything but. The outside of the buildings are beautiful, as is the setting. Unfortunately, the inside does not follow suit. To start, there's a front & back door to this TINY cottage. There was little room to walk, let alone for 2 adults and a dog to live for a week. The inner and outer door handles to the french doors leading to the deck would all fall off as you tried to open, or close the doors. Despite my complaint, no one bothered to fix them during the week we were there. The towels smelled disgusting and it took us two days to get new ones after the housekeeper lied and stated that she'd cleaned our room, made the bed and given us fresh towels. This had not been done and I received a voicemail message stating that the housekeeper had been with them for five years and had no reason to lie. This was suggesting that we were, in fact, lying about not having clean towels. How petty. The next day, one of the owners realized it was their fault, but never apologized. We were told the housekeeper was afraid of dogs and did not come in. Why is she working in a dog friendly Inn? The owners were not present, nor was there anyone there to greet us, show us to our rooms or help us. The keys were simply left in the room. The owners were in another state and never bothered to contact us to let us know that no one would be present. Despite one of the owners apparent willingness to help over the phone, he was fairly ineffectual. The property is VERY expensive, but has no amenities except for the shared deck and private beach rites. There IS a beautiful new kitchen, but there's a tiny little dilapidated drop leaf table with two molded plastic chairs where where one might eat the food one prepares unless you use the shared deck outside. The downstairs in MINISCULE and has no couch, and just the cheap plastic chairs up against the table on which to watch tv. Not a couch in site. Instead, there's a day bed so you can either lie down and watch tv, or stand. The plastic chairs are the Walmart kind. After a long day walking around P-Town, there's not one spot in which to sit down and relax. The shower is so small that you can't turn around in it. The toilet is blocked by the sink so you have to kind of slide under it to sit down. The bed creaked so badly it kept waking us up. The doorbell for the main house is linked into the phone for the cottage and people continually rang it looking for a place to stay or looking for the nonexistent help. All in all, this was a VERY annoying situation. After visting Provincetown off and on since 1974, this was BY FAR the worst experience we've ever had. Our trip was all but ruined by the fact that we hated going back to our VERY expensive TINY cottage ($2000 per week OFF season).
TOTALLY VOID OF GUEST RELATIONS AND A DEFINITE
MUST TO AVOID!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Don't be fooled by the charm of the owner

I felt the need to respond to this review because it is more of a vindictive insult that a fair representation of the property. Labrador Landing is a unique historic waterfront luxury compound that also accepts pets. We have honestly hosted Hollywood celebrities, CEOs of household name companies, Holocaust survivors, famous musicians and visitors from around the world, all of whom have enjoyed the magic of this rare place. Provincetown is an antique working man's fishing village where all the houses are small. That is part of its charm. We come here to be close and together with one another, also part of the charm. The Two Story Cottage is approx. 400 sq ft as posted on our website. It is historically renovated with luxury in mind for our guests who lead luxurious lifestyles at home and expect the same on vacation and are willing to pay for it. It has a new $75k Christopher Peacock kitchen (google this to see details), outfitted with Williams Sonoma products, and a private second floor balcony. It is directly on the waterfront, see the plot plan of the property or Google Earth the address. The "Walmart type plastic chairs" that the reviewer comments are actually Vitra Verner Panton slipper chairs from 1960, a fabulous design that compliments the 1890's wooden table that is not rickety as the reviewer comments but has character and has literally remained in that cottage since it was built 120 years ago. Most of our high class tenants appreciate the interior design features of this, but clearly this reviewer has no idea. We accept pets with responsible owners, but our housekeeper, a lovely Jamaican lady whom we consider family, cannot service a cottage with an unattended aggressive dog. Usually our tenants are thrilled to be able to travel with their furry ones and are most responsible with their care. Our property is not a hotel, but rather an intimate luxury waterfront setting for those who understand what it is. We welcome your inquiry and are happy to arrange a tour.
