We stsyef here for two nights on our journey trough new england. A beautiful B&B, with nice people. There isn't much to do in the tosn of rockport and they don't have a pool, but still a great place to stay

This is a great property -- just 3 easy blocks to downtown and beaches. Meaning it's nice and quiet. the house is very clean and well-maintained, the breakfast fruit, cereal, and muffins just fine. One of the big plusses is ability to get onto the property and park easily, leave the car, and simply walk to the compact downtown area -- because parking can be at a premium in town. So if you're heading to Rockport, I'd check this place out.

Like the other most recent reviewer, we found the innkeeper very helpful, with suggestions of things to do and places to go, not just in Rockport but in the Cape Ann area as a whole. There was also enough breakfast for the two of us, with more things brought if needed. She also booked a table at one of the local restaurants, which in turn lived up to its billing.

It's also worth saying that we'd only booked one night initially, and had no problems whatsoever in booking a second night at the Inn straight away.

The house is lovely and very well kept, and the seats on the verandah and in the lounge are very comfortable. There was plenty of space in the room as well.

There are a couple of things to take note of:
- There are no TVs in the room. We didn't find that a particular problem as the weather was good and we had plenty of reading material plus an iPod with speakers, but for some people this could be an issue
- The interior stairs could be an issue for people with mobility issues, especially between the first and second floors, where the stairs are particularly steep and narrow. That said, there are exterior stairs which are perfectly fine and have doors from the first and second floors

The key question I suppose is whether we would stay there again if in Rockport. The answer - probably.

The inn is on a quiet street just at the top of the hill above the seaside activity. It's an easy, relaxing walk so no need to worry about parking when enjoying those activities.

The room is very clean but the bed was a bit firm for our liking. The breakfast was definitely on the cheap side - cereal, yogurt, toast, coffee, fruit and muffins. Actually, the light breakfast worked well for us, but you generally expect more than a mediocre continental breakfast from a B&B.

Other reviews have been critical of the innkeeper's attitude and treatment of the patrons. We found her reserved, certainly not outgoing, but we didn't experience the negative treatment others described.

All in all - I wouldn't avoid returning to this inn, but if we ever do return to Rockport we'll probably try one of the many other B&B's there.

Our last minute stay due to a doublebooking elsewhere ended with a pleasant surprise. The house and property are lovely. Entry, parlor, rooms, veranda, dining area, are all spotless and attractive. Lynne and her husband were welcoming and helpful. Continental breakfast was very nice - you can join others in the dining room, take it outside on the porch, into your room, whatever you prefer. Appreciated the parlor with the free wifi and printer so we could get our boarding passes for flight home. The location is fantastic - close to the center of town, yet on a hill to catch the breezes. Our only difficulty was the bathroom is very cozy. But I'd overlook that and return in a heartbeat!

The Pleasant Street Inn was located only steps away from Bearskin Neck. It is set high from the street and has good parking. The front porch w/rocking chairs was a nice touch w/my evening glass of wine-just watching the world go by. Do bring your own libations, Rockport is a dry town. Inn was nearly full for the night, but the guests were quiet. Each floor has a small refrigarator for guest use. There is an ice machine on the 1st floor. My room was small, but exceptionally clean. Continental breakfast was nicely served in the dining room-cereals, fresh fruit, juice, yogurt, homemade breakfast cake, and english muffins. The owners/innkeepers-Lynne was a bit standoffish, her husband was much more social. I would definitely stay here again-for the peace and quiet.

We stayed at this inn after a reservation mix-up with another b&b. The location is great as you can walk to all the main Rockport attractions. The owner was very nice and she helped us choose a restaurant for dinner as well as allowed us to park at the inn after we had checked out. We were in a room on the 3rd floor that had a queen bed, a love seat and a private bath. The room also had its own a/c unit which did a great job at keeping the room cool. Although we had no trouble with the stairs, elderly guests would probably be better off on the 2nd floor as the stairs to the 3rd floor were very steep and narrow. Breakfast was ok, but I am always left feeling a little unsatisfied with a continental breakfast. If there had been eggs at breakfast this would have been a 5 star stay.
