“Swallow Barn”

Given there is not a distinct site for it, I would like to review Swallow Barn here, which is run by the same couple who own Valley Farm B&B, and is on the same site.

We took a rental here in November 2013, our first trip as a three (2 adults and a 3 month old). The location is convenient for day tripping to the Suffolk coast, and there are self-catering supplies to be found a 5 minute drive away. Having a woodburner was lovely, and it was no problem keeping the place nice and toasty. The pool was glorious, and it was so nice to have the use of it, albeit around other bookings. Good facilities, and a nice decor all made for an enjoyable stay.

In terms of previous comments about the owners - we found them to be accommodating and friendly, and as such had no problem at all. Yes there were some forms to sign at the outset that probably could have been left with us to peruse at leisure without a detailed explanation, but it certainly wasn't a problem. Remember - this is not a hotel, accept that you will get character and personality when staying in a B&B / holiday rental!

We would certainly consider returning.

Lovely Location and Rooms, unfortunately that is where the good points end.

As another review has said Andrew is not the social type, I am not quite sure what he is doing the hospitality trade. His wife on the other hand was lovely and very accomodating.

Again as others have said there were various forms and rules to sign. I very much got the feeling that Andrew felt this was his castle and that us mere mortals were extremely lucky to be offered the chance to stay in 'his' company. I was due to check in at 2pm but was delayed 15 minutes. When I arrived Andrew, who was outside Gardening, seemed rather annoyed at this, feeling the need to comment on it several times during check in.

Aside from the extremely poor service which was at times down right rude the grounds and setting of the place was lovely. The rooms was extremely clean and peaceful. Breakfast was as you would expect and more. If it were ever to change hands I might be back, but never with the current 'Landlord'

I wonder why it has taken 11 months for this person to write of their bad experience at Valley Farm. Surely, somebody who had just had such a terrible stay, would want to alert other travellers straight away and not almost a year later. I also wonder whether it is written by a genuine guest or somebody wishing to just be malicious with comments taken and adapted from our one single bad review. I understand this does go on. Looking back through our booking records for August 2013 I can find no trace of somebody from Norwich staying or requesting a 2pm check in when our normal arrival time is from 4pm. It is quite unbelievable that we would even notice a guest arriving 15 minutes later than expected. Traffic, the dreaded A12 don't make for accurate arrival times. We recently had guests who were due at 5pm and arrived at 1am the following morning. This, we felt was worthy of some slight explanation as we were in bed asleep at the time and presumed they were a “no show”. Since August 2013 we have had numerous guests staying with us and although I can’t speak for all of them, many comment in our guest book on the great hospitality they have received from both Andrew and Jackie together with very positive comments about the rooms and breakfast. Repeat bookings are the mainstay of our business so our “rudeness and rules” seem to suit more people than they upset. I am sorry if this is a genuine review that you might think it has not been taken seriously. We will note everything you say and try even harder to please our future guests and make them feel they are very welcome in our home.

We really had a lovely stay at Valley Farm. The house, gardens and the room were all absolutely lovely. The breakfast is highly recommended for both quality and choice. Jackie and Andrew are marvelous hosts and we felt extremely welcome. Valley Farm is a great place to stay for access to Southwold and the Suffolk coast but is also peaceful and quiet and allows you to get away from the hustle and bustle. We'd love to get back sooner rather than later.

When arriving at valley farm we were made very welcome, the house and grounds are stunning and very peaceful. Had a great choice for breakfast, all local produce, yummy. Room was lovely very quaint and cosy. En suite was lovely, modern and clean. Good tea making facilities and tv. Swimming pool looked lovely, we ran out of time to use it. We are booking to come back with our children and going to stay in self catering cottages as loads of space around for kids to play. Overall feeling really relaxed.

Strange stay would not stay here again. By strange I mean Andrew giving out his list of rules, then the owners banging on the ceiling when we cranked up our TV louder than theirs which was deafening. Andrew defiantly not the social type. On a good point very accommodating for breakfast and nice clean rooms. However £90 is steep for B & B especially when they charge £10 for the use of the pool. We are constant travellers and would not be returning however each to their own.

It would be easy to be complacent when one review is so different from all the rest of our guests’ comments both on Trip Advisor or in our comments book, but it is clear that Mrs Rhodes, who stayed over three weeks ago, suggests that she has had a bad experience. To book a two night stay involved in excess of 9 emails asking questions such as are the TVs HD. We bent over backwards to accommodate her quite exacting request for a cooked breakfast that contained no fat. Her breakfast was cooked entirely separately from other guests. Her list of rules is a bit difficult to understand as guests are free to come and go as they please. I can only assume it to be a request to sign a form for Wifi usage stating that guests will not download anything illegal and if they wish to use the pool they must adhere to the pool safety rules. The room above theirs was in use until 9.45 that evening and there was no banging on the ceiling. She had, in fact, disturbed guests in another room regarding their TV. She was made fully aware of our charges before she booked and while we are not the cheapest B&B in our area, we are the only 5 star rated one for many miles. Research has shown that we are, in fact, cheaper than many other 5 star B&B’s in the guide books. We do not charge an inclusive price for use of the pool as we feel it is unfair on those guests who do not wish to swim. It is, therefore, up to individual choice whether they wish to pay the small additional charge for a private, exclusive swim. Much of our business is repeat bookings from people who find our hospitality to their liking. Perhaps it is as well that she will not be one of them.

Just stayed at Valley Farm B&B for two nights - wonderfull location delightful rooms, gardens and pool. Our hosts (Andrew & Jackie) were outstanding and breakfasts were to savour (especially the local sausages and blackpudding). Definate recommendation as a base to access the Broads and coast.

Room Tip: Both rooms are great one is larger than other.

We would highly recommend this Bed and Breakfast particularly for its wonderful hospitality, cleanliness and friendly hosts Jackie and Andrew who made us most welcome into their beautiful home. Top class accommodation and food. We liked it so much we have booked to return to one of their barns in the summer with our grandchildren. Valley Farm is beautifully maintained and has the benefit of an indoor heated swimming pool. We very much look forward to our next visit in July.
