“Great stay for the price”

This place was great, right near the beach, easy to get to, with friendly and flexible staff. Like others have noted, this is not the Ritz or a hotel chain, a classic mom & pop owned place; a little dated decor, but decent beds, clean floors, etc. It fit all the requirements we had - separate bedroom, bathroom, linens included, high speed internet, all at a great price (we stayed for a week) in comparison to a lot of other places in the area. We got a two bedroom, one bath, with kitchen/living area. Our unit was the "top" and had a large deck where we could eat outside, have a drink, and see the ocean. Although it was just the two of us, with some friends visiting at the end, it was a great size. Really liked the separate rooms with doors and although the bathroom was small, it worked.

The previous review is quite on target with what this place is all about. If you are looking for something fancy and modern, this is not the place. However, for us, it worked out great.

We had a unit with 2 bedrooms and 2 bathrooms and a kitchen (no living room). The place was clean and the fridge/stove are pretty recent. The only real service that you get is a change of towel daily which comes in the form of a laundry basket full of clean towels on your door step in the morning. There was no towel change on the Sunday, but extra towels were left the day before. Oddly there were 2 small fridges (undercounter type) in the rooms facing the wall. Since we had a baby crawling around, this was not ideal so my husband moved them in the closed and it was fine.

We have 4 kids under 10 and everyone had a bed so it made it quite more comfortable than a small hotel room. The price is also fair considering the space that you get. The beds were quite comfortable.

The only thing that really annoyed me were the showers. They would need to be updated and they are extremely small and have a shower curtains that clings to you while you shower. There is no bathtub.

The ventilation units were pretty noisy and the buildings are so close to one another that you have to close the blinds or you feel that the neighbors are right there with you. We could also hear noise from the unit below us and I guess they could also hear us because they banged on the ceiling once or twice when my kids were jumping off the beds.

The location is however awesome as you are steps away from the beach and the kids playground. The parking is also included which is another huge advantage. There are also washer/dryer nearby in the covered parking lot next door that can be used.

The staff was very friendly and helpful.

I thought I'd add a review here since there was only one previous one posted, and it is several years old. In fact the lack of reviews made me question staying here, just as I rely on Trip Advisor often for hotels/motels. Anyways, this place is odd in many ways, and will be either really ideal for you, or really unideal. First off, the location is great. It is just by the beach, just 50 feet off the main Ocean Blvd. Its basically on the strip, but by being just off of it, it is amazing how quiet it is! We didn't hear anything, yet the strip is rockin til the early morning. So huge plus if you're there with a family. Also the proximity to the childrens playground is perfect, it is right at the corner. The motel itself is not really a motel. Its more like a converted beachhouse, with a series of tucked in rooms here and there. The owners live downstairs, really friendly and helpful, and seemingly around often. There is no 'office' per se, we showed up and the office upstairs is actually a converted broom closet, just big enough for the owner to stand in. But I guess when you have a motel with only 10 (or less?) rooms, theres no need to sit in a formal office. We found a staff member, who pointed us to their residence downstairs. So worked out good. Parking on site which is great. There are few ammenities with this motel - no pool, no real extras, and you have to do a bit of work yourself (remove your own garbage, wash dishes, etc.), and most units do not even have a balcony. However, for the things you don't have, there are advantages, such as the affordable price for what you get, and the great location.

What was ideal for us was that it was a separate bedroom so that we could put our 3 year old to sleep and still stay up a bit in the living room. Although it is a "suite" room, with a kitchen, the kitchen area is quite small. Basically take a normal motel room and throw a small kitchen in the corner, this is what you get. But thats fine, worked for us. Handy to have the fridge, microwave, dishes, etc. The other oddity is that the bathroom is an ensuite to the bedroom, so a bit tricky if you're in the living room while someone else is sleeping in the bedroom.

The decor, if it matters to you, is quite dated. I would compare it to a rustic cottage look, with early 80s panelling, paint, fixtures, etc. But its fine. (I have no idea where the photo of the modern looking room on the main motel page of Trip Advisor comes from, it definitely isn't from this hotel! For accurate photos, just go to their own website, they have pics of each unit). Very clean, no trace whatesoever of any bugs or any issues. Smell is good, and looks fine. Just a bit dated looking is all. We found one pillow in a dirty pillowcase, but everything else was clean and fine, can't fault them for one overlooked item.

Overall, we were really happy with this place, and would come back, and would encourage others to stay here as well. However, I think that if you're a young late night partier, large group, want a balcony/pool, or prefer a modern look, you're probably best to stay elsewhere. However, if you're like us, and like having the closing bedroom for children, a small kitchen to heat/cool, and you aren't spending too much time in your hotel room (who is in Hampton Beach??), and like saving a bit of money, this place is really great!

Located across the street from Hampton Beach. The friendly staff and clean accommodations make this motel a desirable location for beach goers. A number of fine restaurants are located within a five minute walk from the motel.
