“Good stay, nice accomodations and owner”

My wife and I stayed overnight in late July, 2011. The cost was one hundred and five dollars, tax included. The accomodations were very clean and well maintained. The owner, and his son, were very friendly and helpful. Across the road were a dock and small beach area, very small but adequate. It was very peaceful there and helped recharge our batteries. There was a well maintained, and clean heated pool which we did not get to use. Also, a game room that we did not access. The owner was very compliant and cooperative of our service dog's presence. Our room had two full size beds that were very comfortable. Our room also had a refrigerator. Morning coffee was available behind the office. What I particularly liked in talking with the owner was his willingness to be flexible with his customers as long as it didn't violate any other customer's rights. My wife and I are planning on going back again this fall. Come join us!

Room Tip: Rooms in smaller, front motel are more private as there is only one floor.

There are hardly any hotels within 10 miles of lake winni - so if you want water you have to pick your poison. There are a couple motel / cottage places I have stayed at along this lovely little strip of lake shore drive toward Weirs Beach, but overall this was my best stay.

People have written in prior reviews about the small beach or a dirty ice bucket. I can sympathize but we are talking about a motel. I NEVER set my standards high and hope for the best. I think this place was great for a night or a couple nights.

PRICE - I paid $162 on a busy night (Saturday during the summer) which included tax and coffee in the morning. I am not complaining....most places with a lakeview are $200+.

ROOM - The rooms were average size, they included a mini mini fridge which was cold, there was A/C in the room which kept it nice and cool and was not too loud. They even had a dehumidifier in the room which was a bonus. They had plenty of towels, the sheets were clean, and decent smelling soap and shampoo. The room was pretty clean. There was a cable tv and reception was great. The only real complaints are there was a litte mold around the caulking in the shower and they need better beds. I am certain they will not replace them - there is no incentive too !!! I have never slept on a comfortable bed in the this whole region.

GROUNDS: There was a recreation room, grills you can use, ice machine, soda machine, coffee outside in the am, a decent size pool (starts at 4ft) overlooking the lake. Plenty of parking. There is a beach across a busy street and a little hairy climb down a flight of stairs. The beach is small....but just to have access is better than 60% of the other motels which either have none or docks only. My 3 year old loved it...it was not busy. They had docks you could boat into, fish off of, or just hang out and drink a beer. There were some chairs out there for you. We definetly wanted the lake water - we got it - it's that simple.

SERVICE: The owner is very very nice. They take great care of the grounds and you feel very welcome and it's not creepy.

***TO THE MOTEL - GET NEW BEDS*** That is my only small critisism

This motel creeps up on you as your coming north on Lake Shore Drive toward Weirs Beach and it's on the right side before the Naswa Motel

Room Tip: Second Floor - Back Section - In the middle gives you the least noise and the best view.

Our LARGE family has a 'Farmily Reunion/Summer Birthday Parrty" every year in Laconia, NH. Over the years, my immediate family and several other in-law families, have stayed at different hotels/motels within Laconia. We usually had to pay a premium rate due to it being a weekend - and often times, the accomodations were below satisfactory for the price we had to pay. We found the Birch Knoll about four years ago and now, we go there every year. There prices are very reasonable and for what you get - there's no comparison. They have an outdoor pool which is clean and looks over the lake. The rooms are a good size and always clean and smell fresh. We love that there is a refridgerator in the room for our kids to store their snacks/drinks. There's also a large deck for all guests to use which has a BBQ grill on it & several tables and chairs. Excellent if you don't want to have to go out to eat for every meal. It's location is close to everything - Weir's Beach and all of the entertainment - plus, close to grocery stores/Walmart etc. the staff is always friendly and accomodating. We have never been dissatisfied while staying at the Birch Knoll Motel. You should check it out!

Room Tip: There are two levels in the back of the complex & there are full kitchen rooms in the front

I stayed at the Birch Knoll Motel in Laconia, NH last year with a church youth group for Soulfest and the stay was fine. However, this year was much different. The owner is socially awkward and off-putting to begin with, but this time he was outright rude to my wife, me, and the kids. After he got his extra money for a room we didn’t even use he was a little friendlier. I just avoided him for most of our stay. After we left he accused us of stealing towels (we took the towels from the extra room into our other rooms). I hope he enjoys this negative review. This is how I plan to compensate for our $520.00 loss, not by stealing scratchy towels. Not to mention the $1,500 he will not be getting from us next year.

These guests had a reservation for two rooms each with 1 adult and 3 “teenagers.” We do not charge for children under 10 and they were given a room rate based on the standard two people. The max number allowed in our Double rooms is 4. When they arrived there were 10 guests, none under age 15, with two chaperoning adults. At check in we asked how many of them were checking in and the woman chaperone said she was not sure. They were reminded that the maximum number of guests in a double room was four, and this was a policy we could not waive considering the age and actual number of people. At that time they asked for an additional room. They considered cancelling the reservation, paying the cancellation fee and going somewhere else but decided to stay and take the additional room.

Stating they never used the additional room is a bit of a stretch. If you use the beds, use the shower, the bathroom, the towels and the maids have to clean it each day it means it has been used. We did call and leave a message after they left asking about the missing towels. When they returned the call and stated they used and left the towels in one of the other rooms the matter was dropped. At no time did we accuse them of stealing towels.

As a business person I take exception to being defined as “socially awkward.” These guests put us in an awkward position at check in by arriving with more people than they had reserved the rooms for. Had they been more forthcoming at the time of the reservation, the awkwardness could have been avoided. We are accustomed to better behavior from our Soulfest guests.

And yes, the pool is pretty nice. We just had it re-plastered and tiled. The water temperature was a very pleasant 80 degrees that weekend.

First a little background, my wife and I travel once or twice a year to the Lakes Region for a little R&R, so we are very familar with the motel as its prime location. We had previously stayed there about 10 years ago before our most recent visit this July. Typically, we stay at another resort, or rent a place for a week, but our budget called for us to cut back this year.
We stayed 2 nights in a King size room for just over $100 a night. We both thought this was a great deal as the location can't be beat. Room was super clean and the bed comfortable. We also had a flat screen TV and mini fridge in the room. The swimming pool on property looked inviting, but we were there for the Lake, so we skipped the pool. The motel does have a small beach area across the street with adirondack chairs that we both thoroughly enjoyed. There is also a dock in case you have a boat. What a wonderful place to enjoy a sunset...on the dock sitting on an adirondack chair with adult beverage in hand. It was great. I would recommend this motel for anyone looking to enjoy the lake and all it has to offer. Location is key.

Stayed at Birch Knoll as a three night stopover on our tour of New England. We arrived in the evening after phoning in the morning to confirm availability to be greeted by the owner who 'was wondering where the brits where'. He was very friendly and had lived in the UK some time ago so we immediately felt at home. Our room was on the first floor of the main block of rooms, it was clean, tidy and really quite big. It also had a fabulous view of the lake and surrounding countryside. The motel gives guests access to a small mooring and a little patch of beach on the lake where we sat and watched the sun go down on our first night, really beautiful and very peaceful.
Access to shops and resteraunts is good with plenty of choice available, also a lot of lovely treks and scenic drives in the area.
If i ever get the chance to go back i'd stay here without a doubt.

Stayed here because it was the only place we could find....but it turned out to be very pleasant. Spacious, clean rooms, view of the lake, with a dock, nice pool....shower massager....very clean and comfortable. Would stay here again
