We stayed here for just one night on a recent trip to go to Santa's Village. Very convenient & only about 5 miles from the park. The room was very clean as well as the motel itself. They had a very nice indoor pool and it was heated. There was a hot tub, however the water was not nearly hot enough and the jets were not powerful at all. I noticed a previous complaint about the size of the bathroom, however I appreciated the fact that the sink was located outside of the bathroom. This allowed us to quickly brush teeth or wash up while someone was using the shower/toilet.

My only complaint was the complimentary continental breakfast. We got to the breakfast area on the later side, however it was completely chaotic. It seems they were very unprepared for the amount of guests they had staying there verses the availability of food. They had 3 varieties of cereal, no bagels or bread for the toaster. They had one muffin and a couple of pastries. There was a jug of milk that was being used and passed around by the guests, however that quickly ran out. In addition, there was a homemade waffle station which ran out of batter. There was a line forming just waiting to cook the waffles. I saw the owner and one other lady trying to keep up with the volume of people. They finally brought out some bagels, more milk and batter. They ran out of coffee, but luckily acted quickly to brew some more.

We could not access the internet during our stay. However, they had experienced storms in the area the night before and had lost power/internet. When we inquired, the front desk person consulted with the owner and asked if he should contact the cable company. Still not sure if they ever notified them. Internet was still down the next day.

Overall, our stay was fine. I would consider staying here again.

This is about the fifth or sixth time we have stayed at the Cabot. It is always clean and the staff are friendly. This was a short trip for us ( in town overnight for a funeral) but in the past we have stayed for as long as a week with all 5 of our children. They LOVED the pool and playground. Lancaster is close to Santa's Village and a reasonable drive to Mt. Washington. Nice for the money - will stay again in the future I am sure.

Room Tip: The view from rooms on the rear of the hotel offer a nice view and wonderful mountain breeze at night.

Very friendly staff. Clean hotel and room, beautiful outdoor scenery and property. Our two kids (7 and 5yrs) had a great time in the large pool and the arcade room. We were very pleased that we could also bring our furry 4 legged friend (50lbs). We would definitely recommend this hotel to friends and stay here again, if we find ourselves visiting the area again.

Room Tip: 2nd or 3rd floors, back side of the building have better views

We made an impromptu stop here on our way to Mount Washington Auto Road. It looked like it was one of the few hotel/motels on town and we feared we would not be able to get a room elsewhere. I did not read any reviews before we pulled in here and in retrospect I am not sure we would have stayed here if I had. I don't like to be negative, but there were a few things which were not all that great.

First, I want to point out what is good about Cabot Inn and Suites. The most important items, at least on our list, were indeed met. It was reasonably priced and we slept very well here. The beds were large and quite cushy with enough pillows. The hallways and our room were quiet.

Also, the room we had was quite spacious. There was a nice sink area located outside of the bathroom. I was also impressed that this inn featured an indoor pool, fitness center, and game room. Furthermore, the pool room locker room and restroom has a dry sauna. I did not partake in any of these but nonetheless they are worth mentioning.

On the other hand, the other features of this inn were only halfway met. For instance, there are spectacular views in the rear portion of the inn building (there is also a Cabot Motel across the street) and we just did not think to request a room with a view. Judging by the number of cars in the parking lot, it was not at capacity or anywhere near filled. Even so, we were given a room with a dull view of the other wing of the building. Other families also seemed to stay in this area so it appeared that while there were plenty of rooms available, most of the patrons on this particular night were assigned to rooms without a view. I realize this is not the fault of staff but I mention it here as a tip to others.

There are a few other points which add up to a mixed bag. The lobby and the hallways are very large, clean, and inviting, but the hallways were quite warm and stuffy. There is a wonderful playground area in the back, close to the gazebo, but on the day we arrived it was too muddy to use. Apparently there is Wi-Fi available, but one must purchase a prepaid card at the front desk or, as another reviewer noted, log into a system which was rather sketchy. I did not do either and was disappointed that the Wi-Fi was not free or easy to use. They did have breakfast but my husband noted it was only boxed cereal. They had shampoo and lotion provided, but no hair conditioner. There was a handy mini-fridge in the room, but no microwave. We liked the modern décor of the room but then noticed that the phone appeared quite old and did not work. While the bathroom was clean, it was also rather small and dimly lit. True, all of these are relatively minor issues, but they all add up to an underwhelming experience.

Room Tip: Request a room in the back for a view of the mountains.

We choose this hotel based on proximity to Santa's Village. We needed pool towels and had to wait for 20 minutes for a clerk to return to the front desk. The pool was freezing and the hot tub was bearly waist deep. The room was a decent size and was clean. The beds were not comfortable and one bed squeaked with every movement. We did not get much sleep during our two nights. The night clerk was never around and with no phones in the room to call the front desk, we had to hike to the front desk at least two dozen times. Breakfast was sparse and nothing special. The woman on staff was keeping the dining room clean. Not a kid friendly or low fat option to be found. Fruit loops were the only thing my children would eat. Hotel is 30 minutes from any descent restaurant. We have another two trips planned to the area, but I am not sure we would stay here again.

The clerk in the morning was very friendly, but the clerk who checked us in was more interested in speaking on the phone or viewing her laptop.
