We stayed in Cabin 2. Upon entering the first thing we noticed was the musty smell. The bedspread seemed damp, as well as the carpet. There was a black ant on the bureau. The shower barely had hot water. Since they only allow adults 18 and older, it was very annoying to have various signs posted throughout the cabin. The worst was in the bathroom reminding you to keep the towel and face cloth clean, especially if you wear makeup. Also, upon checking in (we are bikers) we were told, twice, not to use the towels as rags (perhaps she thought we'd use it on the bike?) And, we are not smokers, yet she had to tell us twice, that the cabins are non-smoking. It was very discouraging to check in and have all these rules thrown at us, as if we were children. The full size bed was too small. And there was not even a box of tissues in the bathroom. Very sparse. Also, forewarn to other bikers, the parking area is all sand, really just the shoulder of the road.
The only enjoyable part of the stay was sitting on the enclosed porch with a view of the river. We won't be staying here again.

I can honestly say in 12 years have never had anyone be this annoyed to want to pick the place apart due to our telling them as we do all guests how we run our property as well as giving area information at check in, knowing some don't read the only 2 notices we have in the cabins. We let everyone know our no smoking policy due to some thinking because there are porch's its ok to smoke on them however our porches are enclosed and are part of the cabin. Our request and notice regarding towels & face cloths is to be able to provide you nice clean white towels to shower with which I'm sure everyone appreciates but also to let you know we do have rags for other purposes. Unfortunately people do use the towels for cleaning spills, wiping the floor after showing, wiping make up all over them and yes - wiping down their bikes especially in damp rainy weather which happens to be when this guest stayed with us. The dampness in the cabin was from all the dew being so close to the river which happens when you leave your windows and doors open in this kind of weather. The bed size well... a full size bed is a full size bed and is in the description of this cabin. We are a small property but have had many many guests with bikes here as well as ourselves who have had no problem with the parking. I wonder if the riding in the rainy weather had anything to do with this annoyance.

Was there 4 days hiking. We had cabin #1.
Cabin was not maintained very well. Bathroom had plumbing issues causing the shower to leak on the floor and under the flooring creating a soft spot on the floor, so this had been going on for awhile.
The cabin had a musty smell.
The box fan was very dirty.
Carpet appeared old & worn, would not walk on it barefooted. Bed was just ok.
Back room facing the river was nice and the staff was good.
Will try some different cabins next time.

I have to say I am dissappointed and very unhappy about this review as well as having an unhappy guest. We live here on the property, check in with everyone and expect people to come to us if they have a problem. We are always on top of maintaining our cabins so I do want to respond to these comments. We have no plumbing issue where shower water would go onto the floor unless the shower curtain is not tucked into the shower or the shower nozzle is aimed out towards the curtain. I actually got on the floor and had to push around to feel a small soft spot the size of a quarter in the very corner outside the shower. (I'm sure its due to the curtain not always closed tight but come on) The carpet in this cabin was just replaced this past fall so as far as old and worn, that it is not. We usually replace all our carpets every couple years just due to burns from fireplaces. As far as the bed well, everyone has their own comfort but we have not heard any "just ok" with this bed. It has been noted as comfortable on a couple other reviews. We do care and would rather our guests come to us if they're not happy vs. saying nothing and not enjoying themselves.

These are a series of small cabins situated on the Pemigewasset River in LIncoln, New Hampshire. When you open the windows on the enclosed porch you can hear the river running and that is such a peaceful sound. However, the cabins are just barely off the highway and are across the road from a water park. We had envisioned something a little more bucolic. in setting. The cabin was clean and roomy with a queensized bed and a large tv. There is a microwave and small refrigerator in the little closed in porch. You get towels, linens and soap the first day and if you need more you need to ask. There is no maid service. There are no plates or eating utensils. It's a little like going camping in that you need to bring a lot of your own stuff. The owners were very friendly and helpful They very much aimed to please. The bathroom is small with a stand up shower. The shower took a while to get hot. The location was great for visiting Franconia Notch State Park with the fabulous Flume Gorge and was also convenient for our kayak trip in Campton. It served our purpose but was certainly somewhat Spartan.

Thank you for your review. I'm not sure if our websites description " centrally located in the White Mountains" is what gives the impression of seclusion however we are located along Rte 3 (which is one of the only two main roads in town) and not the center of town however in a area of alot of the lodging. Our property does sit across from a water park that is open 11am to 6 pm. Alittle bit of action during the day and quiet after hours. Once in the cabin and out the back of the property is the river and the White Mountain National Forest which is very peaceful and I'm happy you enjoyed it. Because we are cabin lodging vs. a hotel we do not provide maid service unless requested or guest is staying for a long period of time feeling most people like their privacy. This is another reason we do exchanges and replenishing of linens and such at the office. We also do have cabins with fully equipped kitchens and it is noted on all single room cabins that cooking & cleaning supplies are not provided in these cabins. I hope you will stay with us again. Thank you

This was our 4th time staying at the Green Village Cabins and it was a great vacation! Patty and Dave are incredible owners and hosts and have always gone above and beyond to make sure we are happy and comfortable. The cabins sit right on the river and all have screened in porches overlooking the river. The cabins are clean and cozy and have everything you need! We stayed in cabin 4 for 6 nights and it was just perfect as it had a fully equipped kitchen where we made breakfast each morning. The cabins are near the road, but you wouldn't even know it as you cannot hear anything except the sound of the river when you are relaxing in your cabin. Some cabins have fieldstone fireplaces which we enjoy in the winter when we come up snowshoeing. You can grill right in front of your cabin as each has a great grill, Adirondack chairs, picnic tables, and sun chairs. It is in a great location only a few minutes from both Loon, Cannon and North Woodstock. The beds are incredible and Patty and her 2 daughters do a great job at keeping the cabins super clean. If you are looking for a great cabin on the river at a very fair price, then I would highly recommend staying at Green Village Cabins.

We came from Delaware and I found these cabins online. We own a cabin in Northeastern Pennsylvania so we know what we are looking for in a vacation cabin. We booked cabin 0 for five days and we just LOVE it here! We chose this cabin because of the little woods on one side and the river out back. It is a perfect size for a couple. We were very happy that the windows in back open so we can sit on the porch and not only see the water flowing by but hear the sound of it rushing over the rocks. When you are in this cabin, you hear nothing but the sound of the water. It's just so relaxing. Don't be alarmed by seeing a small water park across the road because #1 they close at 6pm and #2 you never hear any noise from there; just the sound of the river.

There is so much to do in this area. We walked some trails in nearby Franconia Notch State Park, went to Squam Lake Natural Science Center, drove the White Mountains Scenic byway, and I am sure we will have a great day tomorrow! It is nice to come back to this lovely place and just relax.

Patty and Dave are very nice and on the first night when a lightbulb went out Dave was there to install an entirely new fixture! You can't get this type of friendliness and accommodation at many places.

We have stayed twice this year (May & June) for the weekend on the Harley. The cabins are just off the beaten path, perfectly set along the Pemi River & just a beat away from the Kancamagus Highway. The quaint screened & glass porches face the river for viewing & cool, relaxing sleep. The cabins are quaint, clean & bright, with comfy beds, fresh clean linens, wood burning fireplaces & affordable. The owners (Dave & Patty) are super friendly, kind and have personal area & travel info if needed. Be sure to use the outdoor grills/utensils, table & chair/lounges which are included with all cabins. We will return again!

Thanks for your review. Glad you enjoyed your stay. We have alot of guests that stay with us every year just to take that ride on the Kanc. It is a beautiful ride thru the White Mountains. We enjoy it just as much. Hope to see you again and please share us with your family and friends.

Decided to try Green Village Cabins out after previously staying at Pemi Cabins in the past. Cabin was good size, clean linens and enclosed back porch on the water was great. Bathroom could use minor upkeep with peeling linoleum. Would stay again. Cost was great for the location. A good experience.
