the people running this are friendly but the cleaning is way below average.food and toys behind the bed and food in the air conditioner. ash trays outside your non smoking room.and a storage room i believe that the owner smoked in right next to our room.as i have severe reaction to exposure and told them this when i booked it, i was not impressed. the beds are wrapped in plastic it s all ripped so its not useful to keep the mattress safe from infestation but it did help make it uncomfortable not that it needed much help a poor choice if you are going to sleep in it more than once you will be sore.the pool was on the green side the owner said it tested fine but was still green.its very old and tired. i think they try and they have a free breakfast on the office.not somewhere you would stay a week.

We stayed at the Newport Motel during our ski trip to Mt. Sunapee in Feburary 2012. After reading the past reviews, we had high expectations. Bob and Rita (the owners) and the Newport Motel did not disappoint.

While the rooms are a bit outdated, the place is very cozy and the customer service excellent. It has the feel of a bed and breakfast even though it is a motel. Everything in the room was in the right place and clean. In the morning, there is a nice continental breakfast spread, including homemade muffins. Finally, the motel is a great location as it is just a short 5 mile drive from skiing Mt. Sunapee.

For all the great attributes and the low cost of the motel, it is an excellent value. We thank Bob and Rita for their hospitality and would gladly stay upon a return to the Mt. Sunapee area.

The owners of this motel were wonderful and put up with a lot from some of my co-workers. They were very responsive to issues such as when we couldn't access the free internet, and were very accommodating to our needs, such as for extra towels. That being said, the rooms in the "original" part of the motel were pretty terrible. The mattresses were wrapped in some sort of plastic which caused all of us to sweat while we slept. Also, the beds were uncomfortable. The water for the shower in the morning did not get hot for at least a full 8 minutes. It took so long that I was standing there considering all my options for how I could get a shower before going to work, and trying not to panic because the office didn't open for hours. When the water did finally get hot, however, it stayed hot and there was plenty of it. I had read the reviews that the rooms were very clean. That was not our experience, however. The room was very musty-smelling when we initially went in. We had to leave our door open to air it out. Along the wall next to one of the beds was dog hair and nail clippings that had not been cleaned up. And one of our co-workers told us that her sheets were not clean the first night. On my last night there, we moved to take over a large room in the "new" wing of the motel, and that room was much better. There was space for us to put our things, especially in the bathroom, which now had a counter at the sink area. (Our original room had no counter.) Also, we could not complain about the cleanliness. The bed mattresses were still wrapped in plastic which made us sweat, but at least the beds were comfortable. Again, the owners were wonderful, which made it all bearable.

Room Tip: Take only a room in the new wing. If you must take a room in the original motel, don't take the...

We would like to respond to this review. We are not a modern motel and we do try to keep it as clean as possible. As far as the mattresses wrapped in plastic, we do that for protection. We have never had an issue with bed bugs, but we have taken a pro-active stance by using bed-bug proof mattress covers. This is the first complaint we have received on the mattresses being uncomfortable, and unfortunately, we cannot please everyone. We cannot comment on the dog hair, since it was not brought to our attention. We change our linens every time a guest leaves. We also have our top sheets and pillow cases done by a linen company. We personally do all our own laundering, so I don't understand how the bed could have been dirty and again, no one informed us, so we couldn't do anything for them. As far as the room by the street, we are on a main road with 2 state routes, Rt11 and 103. We were full this particular weekend and unfortunately, someone ends up by the road. We avoid putting people there until it becomes necessary. We are sorry they were unhappy with their stay but we strive every day to make the Newport Motel a great place to stay.

Stayed here every weekend for about 2 months while I was training for my job! Loved every minute we stayed here. Clean, comfy and friendly. What more can you say about a small roadside motel? Looking forward to going back!

Room Tip: All rooms are excelent! Great value and super clean!

This family owned motel was clean and comfortable. We had a largeroom with two queen beds and we paid for a cot. There was a fridge in the room and a tv with a dvd/vcr combo. You could rent a movie at the front desk for 3 bucks which we did two nights after we skiied. There was also free coffee and cocoa available in the office as well as popcorn you could pop in the microwave. Each morning free coffee and mucfins were available. We had a ski and stay package which included discount lift tickets. It was a short drive to the mountain or into town. We would stay here again.

A friend of mine and I stayed at the Newport Motel on October 7th & 8th 2011. We went to New Hampshire from Maine to visit covered bridges. We found New Hampshire a beautiful place to visit with some of the most gorgeous covered bridges and very friendly residents. The Newport Motel was great place to stay. It was clean, cozy and very accommodating. The owners were very friendly and made me feel right at home. If I'm ever in that area again I will definitely stay there. Thank you, Bob & Rita for your hospitality!

An independently-owned traditional motel: Friendly, simple, safe, clean, a firm mattress and strong wireless. Easy driving distance to Camp Coniston, our destination on this visit. Will definitely return.
