This Country Inn is quaint, but not for everyone. I enjoyed it and thought it had good character but it also had drawbacks. It's a good idea to think about the reviews and see if this is the right place for you. North Conway is a busy place for most of the year and that puts pressure on lodging rates unless you hit one of those in-between times.
The Inn was full the night we were there and I was told it had been full every night for several weeks. The Inn was clean, the owner/manager was friendly and did everything she could to make us happy. She even put our ice pack (for picnic lunches) in the freezer. But is does need a lot of work to make it into a three star Inn (or however that rating goes). Although nicely decorated with vintage furniture, pictures and other decor, the floors are uneven and the windows older. These are things you would expect from the oldest house in North Conway. However, we could clearly hear the people in the next room (which means they could hear us) and traffic was a bit noisy even though we were toward the back of the main Inn.
The bed was clean and comfortable, and we had a good night's sleep. There were thick towels and a good hot shower in our private bathroom. The TV was a small, tube TV with an OK picture but unusual tints on some channels.
The location is convenient, right on Main Street in North Conway, with a 10 -15 minute walk to center of town.
Breakfast was also good with hot eggs, sausage, cereals and yogurt available in a nice dining area.

Room Tip: Ask for a room away from the street

We stopped here on a whim, after stopping at 3 other Inn's along the way and not receiving very hospitable welcomes from any of the Inn Keepers...well you can not say that about Sue at the 1768 Inn. She immediately welcomed us into her office and offered us a seat. Gave us an EXTREMELY great nightly rate and gave us a great room. The Inn is the oldest house in North Conway, great if you like that ambiance. Fireplace in our room, comfy bed and historic.Downside was the road noise right outside the windows, TV screen was 15 inches big and tub would have been perfect for a child, but a bit tight for an adult. BUT with all that being said, I would stay again in a minute, because of the graciousness of Sue.

Room Tip: Ask for something towards the back of the house, the road noise will not be as bad.

Granted, this B&B was booked for two nights in the peak of Fall Foliage. The rate per night was high and I think I could have found a much pleasanter place to stay elsewhere.
Here are a few things I thought stood out:

NEGATIVE POINTS:
* 13" TV in the room was the first thing we noticed and my husband & I couldn't get over it!! It did not have cable.
* Only one chair in the bedroom
*Poor lighting
*Bathroom tub had dirty spots and mold.
*The windows were closed tight; and could not pen to air out the room from the stink coming from a plug-in air freshener.
*Breakfast was not appealing. I would have preferred waffles or French toast. The B&B provided just eggs, toast, sausages, bagels, melon slices, cereal & coffee.
*Very old mattress on the bed. Linen appeared to be old and dingy.
*A kitchen in the room had no utensils, plates, pans, etc. LOL!!!
*Could not connect to WIFI in this room

GOOD POINTS

No kids running around and most of the time quiet. Glad I stayed just two nights though.

Was greeted by, presumably the owner who was wearing a white shirt covered in yellow grease. Was brought up to a room with a fire place, and the old wood was still inside the fire place spilling over (FILTHY). There was a fur blanket on top of the bed that I would not touch with a 10 foot pole. Absolutey disgusting.Couldn't even stay there more then the time it took to see it.

Room Tip: Go to another hotel.

I agree with the seriously negative posts on here.......this place is an absolute horror show! I dont know how they still get permits to operate this establishment with the condition it is in.

We stayed in the first floor room off the breakfast room. BEWARE!!! The white walls were covered with black hand prints from god knows what. Fireplace non-working, though I doubt I would have tried to use it. Floor had not one, not two, but THREE levels of throw rugs, all of which were filthy! the couch in the room had a gross dirty cover on it, never sat on it.

The bathroom........shower was a shell supported by 2x4's, not even framed in, with a pipe sticking out of the wall with a shower head attached.

A/C unit right above the bed, like 2 feet over it, so be careful!

We had payed for 2 nights........left in the morning after one night without showering and headed to Ogunquit where we had a great time.

The Indian family running this was invisible except for checking us in.....dont even know where they were or how we would get in touch with them if we had a problem.

First and foremost: DO NOT GO THERE!!

1) Free wifi does not exist or if it does it is sketchy at best
2) Mouse droppings found in the bed
3) Dirty draperies, let me rephrase FILTHY draperies
4) Doors left unlocked until 1 a.m. and did not feel safe
5) After seeing the coffee pot filled with water from a utility sink, opted NOT to eat there.
6) Lost all our money even though we left a day early.
7) Owner/innkeeper is NEVER around leaves guests to take care of other guests
8) HORRIBLE EXPERIENCE
9) Repeat: DO NOT GO THERE. There are many other GOOD places, stay away from this one. All I can say is that I have LIVED and I have LEARNED. I want to share this with others so you do not get ripped off as we did.

1) Door failed to lock, told owner who shrugged sholders. Didn't fix. Had to brace chair under door at night.
2) Street sign advertised in-room fireplace, but when we tried to use it, owner said we could not. No offer of another room or partial refund as we relied on this sign in making selection.
3) TV has UHF/VHF dials, no remote. Probably was new in 1980, so did not get all the channels on cable tv. Plus had to get out of bed to change.
4) Smoke detector sounded off on exposure from shower steam. They should not do this, but rather react to smoke particles. Suspect it may be defective.
5) Woman who ran the place unilaterally decided to remove microwave provided, after first night while we were out sightseeing, with no explanation, so we had no morning coffee in bed on second morning and spend $10 for overpriced coffee at cafe later on. She did NOT have permission to go into the room, as there was no reason. We had to check our belongings to ensure nothing was stolen as things were moved. We figure she gave to another guest once she got our money.
6) No GFIC in bathroom, be careful if you use blowdryer you don't get electrocuted.
7) Everything out-of-date by a couple of decades.
There's far better options in this town, so don't waste your money here. We really regretted it. If we could have gotten our money back would have moved on in a heartbeat.
