“Loved Our Stay!”

My husband visited in early October 2013. Rick & Charlene made us feel at home. Our room was very comfortable, and clean. The breakfasts were amazing, the inn itself was very charming. We felt right at home. Rick & Charlene went out of their way to make us welcome, and recommended fantastic restaurants to eat at, and places to shop. We took a horseback ride on the farm while we were there, it was great. The goats were so cute. You can relax on the front porch or in the garden in the back of the inn. The inn is close to EVERYTHING! We did the Mount Washington Auto Road too. We were sad to leave.

I stayed in the Notch Room with my boyfriend for his birthday. The fireplace was amazing after horse back riding. The room and bathroom was very clean and the bed was comfortable. Rick and Charlene are wicked awesome and make the best breakfast! I was sad to leave, but will definitely visit again.

Charlene and Rick are wonderful hosts. They made our stay very comfortable and enjoyable. We even got a gift for our anniversary! The room had an amazing view if the stables and mountains in the distance. We had a 2 person jacuzzi tub in our room. Quite relaxing

My boyfriend and I made a late reservation for a queen-bed room for the weekend. This is a fairly large bed and breakfast, but the owners really went out of their way to chat with us and make us feel at home. I loved some of the little touches in the room - a bear peeking out of a basket on the bathroom door was priceless. The breakfast was excellent and they share recipes, which was particularly nice. The only down side - I could not quite afford the cost of a trail ride or carriage ride - I understand it is expensive keeping the animals but wish it could have been just a little cheaper - $5 less would do it - but I loved seeing the horses anyway.
This was really a wonderful getaway, I felt completely relaxed here and I very much enjoyed it.

Room Tip: We were in the back, it was very quiet.

Charlene and Rick married us 2 years ago and they were very accommodating even changing the location of our wedding just an hour before we were to be wed at our request. They went above and beyond anything we could have hoped for. Charlene arranged the flowers, and many other additional things. She made sure the cake arrived on time and was in the fridge for us. She took tons of photos, that she put on a disc for us to take home. We had a lovely time on that visit, our room was clean and neat and the towels are not just hotel quality, they are plush and large which I enjoyed. The home has all of its charm as it is from the 1700's and the attention to detail in each of the rooms is evident. We stayed this year in the North Wood's Room and it was really lovely. There are fireplaces in most rooms and they make a special effort to provide fresh fruit and a nice breakfast with good coffee and different options. They have always been professional and inviting and we plan to return each year to celebrate our anniversary. The carriage ride was lovely down by the river and the barn staff spent time with us introducing us to each of the horses and telling us a little bit about each of them. I would definitely recommend staying at The Farm By the River.

The innkeepers were really great and accommodated with our late arrival and left us a nice welcoming note. We stayed in mrs Carroll's room and it was beautiful. The bed was comfortable and the jacuzzi tub was more than enjoyable. Breakfast each morning was wonderful and filling. We also enjoyed a horse and carriage ride that was cozy and had wonderful views of all the mountains. Easy to get to so many other visitor locations. I recommend staying here if going on a serene romantic trip or just a warm place to stay. It has it all.

Spent the weekend at the farm which was a surprise for my wife so we could do some leaf peeping. I choose the inn exclusively based on the reviews of fellow travelers. Arrived on a friday late afternoon and was checked in by a friendly host.
We were told about breakfast, shown were to get tea and coffee, given a map of local restaurants and given some tips of where to eat. We were shown to our room with little fuss or hassle which was nice. The farm's owner gave us the key and made us feel welcome. The house's main door is open til late so no pressure of a curfew.
The property is very large with a huge barn and stables. We had a riding reservation for the following day.
We've stayed in several Inns before and was looking for a romantic New England Inn. I don't know if i would classify this as romantic per se. The setting was very nice with lovely trees and the leaves changing color was very picturesque but out in the garden area the seating areas was covered by falling leaves and the pond in the outdoor seating area was covered by leaves and the fountain was off. It would be romantic if that area was lit by lanterns or if an outdoor fire was going or even if blankets were given. We sat out for a while reading before it got too cold.
Our room was relatively small as all others were booked but to be honest we weren't too bothered as we are out and about kinds so as long as it was clean, and offered a good nights rest that was fine.
Our room faced the main road which was fairly frequently trafficked. All hours of the night cars went up and down in a fairly steady flow despite being a rural road so if you are a light sleeper make sure to get a room facing the fields. The room was plenty warm at night and don't be shocked by the hissing of the radiator which sounds like a mouse squeaking.
The room has a large double bed that's fairly comfortable. Bedding/sheeting is dated with old style floral prints and blankets. We felt uncomfortable about the over blankets on the bed as they are not the type that are easily washed.
We both would much rather simple cotton sheets and duvet which are much more comfortable and washable and what we are used to.
The room we had was decorated with wall paper and old pictures on the wall. The room was made smaller with an oversized set of drawers and a lounge chair that served little purpose. Perhaps if you spend a week and unpacked it would be handy but it just seemed cluttered.
The bathroom was very small but no smaller than a hotel in NYC. The sink was clean, soap and towels were provided. The shower was clean and the water pressure rather good.
Again not what we are used to but when in Rome.
The decor of the whole house is what you'd expect for a house of that age. Wallpaper everywhere, floral curtains , and rugs somewhat dark throughout and lots of framed pictures, books and knick knacks.
I'm a big fan of simple clean design so cluttered spaces are off-putting. This place is rustic, the decor mixed and each room seemed full of mementos but it fit the farm house which is an actual working farm so one can get beyond that. The farm is old and so is the furniture and styling.
We did not partake in breakfast either day as we wanted to get out and about but the breakfast table seems to be a very active spot and its where we saw the most people in one spot. Breakfast ends around 9:30 and it seems like the best time to socialize as people come and go. So if you want to experience the charm of the farm hang out and have breakfast.
The location of the farm is 5 minutes from the center of north conway by car so its very practical. The fields around the farm are lovely and there are lots of animals goats and horses around as well as the beautiful echo lake 10 minutes down the road.
We enjoyed our stay but had a few preconceived expectations based on other experiences that left us a little wanting.
