I am from Portsmouth and return to town frequently so have tried most of the area hotels. This new Residence Inn DOWNTOWN is the best value downtown in my opinion(there is also another Residence Inn in Portsmouth, an older one that is off the traffic circle a bit further up near the malls so make sure you choose the one you want, depending on if you want downtown, which is a bit more expensive and has a parking fee vs. the other Res Inn, which is off the circle by the malls and has no parking fee. The older one off the circle has a hot tub while the downtown one does not (pool only). We like both so whatever you prefer location wise, you can't go wrong w/either. Just depends if you want to be downtown within walking distance of all downtown activities; other wise, the other is about a 5 minute drive back into town so convenient as well and closer to NH malls/shopping) This one has an ideal locale right in the heart of downtown within steps to shopping, the piers, and all downtown attractions such as the Music Hall, which is a quick walk across the street so it was ideal for a concert we recently attended. No needing to drive around to try and find parking etc. You just park in the lot onsite, it's $12 per day. Portsmouth is a walking town so you can park then walk to all restaurants, shopping, exhibit halls, Strawbery Banke, Prescott Park events etc. No need to drive until you check out or unless you are hopping over the bridge to Kittery shopping or a nearby beach.

This hotel is new and practically sparkles, it is so stylish and spotless. It has an upscale designer edge to it versus the traditional Residence Inns. The dining areas are beautiful, with a swank bar and lounge w/flatscreens and fireplaces for lounging; this also serves as the breakfast eating area. Breakfast is great, all fresh: eggs, sausage, home fries, cereals, yogurts, drinks, fruit etc. all complimentary and served with a smile by the lovely hostess. There is a business area w/computer, printer for use free. Also a meeting center so can be used for receptions, parties etc. (which often books up this hotel so make sure you reserve asap as there are holiday parties, business meeting etc that can jam it up)
The staff is wonderful, very helpful and friendly. We are Marriott Elite members and were able to request late check out without a problem (reg check out is 11, we stayed till 12).
The design of this Res Inn is not the traditional Residence Inn but more of a tailored chic downtown style. It has a more New England, nautical theme. Even the prints on the wall are very well done photos of local scenery. It is very chic. It was very busy when we were there, full of posh people so it was definitely hopping with travelers and families, yet we were not disturbed by noise at all during our stay.
The beds are extremely comfortable, plush and relaxing; def not those typical cheap hotel beds that keep you tossing and turning all night. The linens are cozy and fresh. The kitchen area is perfect, very functional, full size fridge, two burner stove w/micro and sink, all included cookware etc for longer stays. Even a dishwasher. The bathrooms were roomy and spotless. They could use more strategic placement of towel bars as another guest mentioned, but this is a minor complaint. It is the perfect base for a multi day stay, but lovely enough for even a quick getaway. I would recc. this hotel without reservation (sorry, couldn't resist!) I know it costs a bit more, but I found it to be worth the cost and actually a value for its location. You can offset the cost by checking for AAA rates etc. We were able to stay for free using the Marriott Rewards program (basically a frequent flyer program for hotels, just sign up for it, it's free! You accumulate points every time you stay and earn free nights) but I will def pay to return. It is the best value downtown.

We enjoyed a wonderful 5 night stay at this outstanding hotel. The one bedroom corner suite was spacious and clean as could be. All of the staff was gracious and accommodating, from the front desk to the bartender! A special shout out to Faye, the evening hostess, who provided lucious light meals and charming conversation. The location cannot be beat. A fine stepping off place for local walks, drives up and down the coast, and great dining.
Two VERY minor suggestions: A hook for a towel outside the walk-in shower and more mirrors in addition to the great light within a mirror, in the bathroom. Loved the nightlight under the bathroom sink!

My husband, eight year old son and I spent one night here. The location is really nice with an easy walk to the harbor area and to any of the downtown restaurants and shops. My one complaint is the parking is not in and out.

The hotel is newer and is very clean. The rooms are a good size with flat screen tvs and small kitchenettes. There is a nice exercise room and a saline pool. No hot tub.

Free internet and breakfast. We found the hotel to be a good deal and would return. Loved Portsmouth.

Everything about this place is perfect, although it is not really waterfront. It's new, clean, and very attractive. The front desk staff is very helpful and friendly. Every detail in the room was carefully designed to make hotel life easier. I've paid more for rooms elsewhere and maybe had nicer places, but never had such a pleasant stay. My only complaint is that the pool was too cold and there was no hot tub.

Great new hotel with great location downtown but really just off the 95. Nice modern decor and nice helpful staff! Highly recommend.

My wife and I spent four nights at the Residence Inn. This was our second time at the Inn in the past month. The building and units are clean and new. We had a corner room with the usual amenities. The A/C was unbelievable. Each day was in the 90"s and our room was quite cool, almost cold, with the thermostat set at 71. We loved having a full kitchen and ability to stock the fridge with beer/wine/waters and snacks.
Breakfast was great each day with scrambled eggs/sausage/bacon/homefries. There were also juices/ cereal/bagles/yogurt etc. Coffee was great.

Dinner consisted of burgers/hotdogs/lasagna/spagetti/meatballs. All were good and plentiful.

The desk staff is efficient, helpful, and polite.

The best aspect of this inn is the location. You can was one block to downtown Portsmouth. Parking is very convenient, although it costs $12/day. If you stayed using points, parking was free. Being able to walk to dinner, have drinks at a few nice bars, and WALK home is the best. Be sure to cross the bridge into Kittery, Maine and stop at Warren's. They have the best lobster rolls I've ever had.

The only negatives were 1. The lighting in the bathroom that is recessed into the mirror and hard to see for make-up (according to my wife). You may wish to bring a portable mirror to help see. The other bathroom draw back is there is no towel rack or hook near the shower. You need to walk out of the shower to get a towel at the vanity. A hook on the back of the door would solve this problem. 2. The fridge in our kitchen made a ticking sound as the motor ran. We asked for maintenance and the gentleman said they were in the process of replacing all the units. The problem must be hotel wide. Note: You could not hear it in the bedroom with the door closed and the a/c on. So sleeping was not affected.

The Kittery Outlet shops are only about 3 miles away if you enjoy shopping.


We love this hotel and we'll be back soon.

New hotel in a great location. Two-room suite was comfortable and clean. Easy walking distance to all points in town. Service was great. The staff found a camera that we left in the room when we checked out and mailed it to us. Great recommendation for a 7 mile running loop around the town.
