We stayed in one of the cottages for 1 week and had a great stay. The cottages were a good size(they come in many sizes), clean(daily housekeeping), and cute. Our view was looking out over the lake and it was gorgeous early in the morning!! The beach was about a 3 minute walk away. The staff was so nice and very helpful with all of our requests. There were 2 pools which were nice too, although we wish there had been a hot tub too. I recommend the Cozy Inn/cottages if you are looking for the woodsy/cabin experience in the Weirs.

Avoid staying here. They rip you off. I stayed in cottage 9. Charged me more than 200 USD per night for a 2 bedroom cottage whose total size is less than a modest motel room. The bathroom is the size of a small closet - I don't mean this as a joke, somebody else also mentioned this on trip-advisor reviews. The toilet is so small you cannot turn your arms around properly to get the toilet paper. The shower stall is about 1.5 ft sq with a pipe ending over your head at around 5.5 ft. The rooms stink, they are old and creaky, the carpets and the mat are stained. The linens are old and worn out - you will think twice before using them.

The only thing positive is the place is clean - by that I mean without much dust or cobwebs - I was rather surprised I did not find those.

The worst part is the price. I stayed at one of the star resorts in Puerto Rico few years back at the height of tourist season for 3/4th of this price in a room twice the size of this cottage. And do not believe them when they say they are competitive. There are lots of other places around Weirs Beach (try Half Moon Lodge which is much closer to the beach and has a much better view) which costs less. And if you can, do not even stay at Weir's Beach. It is weird, run down place. There are some beautiful towns right outside of Weirs Beach on lake Winnipesauke.

This was a vacation from hell!

It’s always disappointing to read of a visitor having an unhappy stay with us. We know how hard everyone works to earn their vacation and how high expectations can become in anticipation of it. Like most small business owners we strive for 100% customer satisfaction yet we live in an imperfect world where achieving this goal is impossible. This case is particularly unfortunate as it didn’t necessarily have to have happened.

Vacationers, please voice your complaints. During their stay with us these visitors had numerous encounters and several interactions with our management and staff. At no time were any concerns or complaints mentioned. It is impossible for us to address and accommodate when we are unaware of any problem. Within each unit is posted “If something is not to your liking, please let us know so that we may rectify it.” We mean this – we do want all of our visitors to have a great time here.

Our business is comprised of two historic inns and sixteen cottages and is unusual in that of the approx. 40 rental units none are alike. Given their specific concerns it is quite possible that we could have addressed them all by switching units to one more of their liking. It might have been that simple.

Weirs Beach is an historic area; our two Inns were built by Civil War Veterans and our cottages by WWII Vets. As such is the case, none of these buildings were built as they would be today. We certainly don’t apologize for this as we value their uniqueness and history. As buildings our cottages are typical of those found at like businesses throughout the area and throughout New England.

Once again, Dyan, Joe and Nicole made our stay (August 3-11) an enjoyable one. After many years of staying in Cottage 15, we've come to appreciate how clean and well-kept it always is. (I've seen places that aren't. I certainly let management know immediately and I don't return.) We saw some awful weather while we were there, but it didn't dampen the "coziness" of our spot. The view is spectacular (and it's really cool to see the different "colors" Lake Winnipesaukee turns as the weather changes!) and as always, so was our welcome. The Boardwalk has new shops, one of which is a sort of "build-a-bear"; my daughter came back with a Karate Tiger! Many families wander the Boardwalk, the kids are delighted by the Half Moon shops along Lakeside Avenue.
The Lakeview House and Cottages are sporting a new look this season, further proof that its owners are constantly upgrading and improving their property.
Another enjoyable stay, thanks, Dyan, thanks, Joe...thanx, Nicole...you're the best!! :)

We just returned from a two night's stay at the Cozy Inn, and stayed in Cottage #6. I should preface this review by saying that this was the first cottage that we ever rented (almost always stay in hotels) so we really have no basis for comparison purposes to other cottages. It seemed nice enough, with a few positive and negative points. We were in town for a concert at the Meadowbrook Pavilion, and wanted to be relatively close to the concert and also near any local attractions. The location of this establishment was perfect for both of these purposes. The Weirs Beach boardwalk, train station and boat docks are a two minute walk away, and it took us only about 10 minutes to get to Meadowbrook. The cottage was very clean, although we did find a few hairs in the bed sheets (nothing to complain about). This would be a perfect cottage for a couple with kids as a pool is located literally right outside of your door. However, note that there are live bands at the waterfront bars that play late into Saturday night and the noise does carry into this location. If this type of thing bothers you, then it could be an issue on the weekend. We didn't really have a problem with it because we were up late anyway, and it could be drowned out by the provided box fan. The cottage did have air conditioning which worked fine. The futon in the living room is uncomfortable, but we put a blanket underneath the cushions for some additional padding. I wouldn't want to have to sleep on it though. The only major negative thing about the cottage is the tiny bathroom - it is the smallest bathroom I've ever seen! I'm not sure how anyone over 6' tall could fit in there. If you are sitting on the toilet, your knees are right up against the door. The shower was small also but manageable. If I was to ever return to Weirs Beach (only to stay for the concert venue - this is an odd, tacky area), I probably would consider staying at the Cozy Inn and Cottages again.

Sorry Cozy Inn but you aren't so cozy. We found the Cozy Inn & Cottages on the internet and thought it was a great option to a hotel room - staying in our own cottage at Weirs Beach, NH. I have one good comment - the cabin was very clean. Here are the bad points:
- the bedroom was tiny - only a bed and a dresser and very difficult to move around the bed
- terrible pillows
- the futon for additional guests located in the small living room creaked loudly every time someone moved in their sleep
- the cottage is at the edge of a road
- not inexpensive
- the bathroom was EXTREMELY tiny with a tin shower. I'm 5'4" and had to bend under the nozzle to wash my hair. If you're tall, you won't fit in this shower!
- supposedly remodeled but the interior decor looked very old and tired with the exception of the kitchen.

In response to this guest's comments, we maintain that we are not "scandalously" overpriced. Our prices reflect the customary fees for like properties during the height of the summer season in a resort vacation community. $135 is not an expensive price for a one-bedroom cottage in Weirs Beach that can sleep 4 and sits poolside. We are located in the heart of the resort area, walking distance to all the attractions and Lake Winnipesaukee - NH largest lake. Cottage living is very subjective. This guest had been staying in a major hotel chain in Massachusetts before coming to our establishment. Cottages are just that - not hotel rooms or condos. Our cottages are typical New England cottages like those you would see in Cape Cod or on the Maine Coast. Some are small; some are large and some are in between. Had this guest voiced any concerns or complaints while they were here, we would have addressed them promptly. All of our units are pictured on our website - interior and exterior - as well as a property location map so that guests will know, in advance, what their unit will look like and where it is located. We will say, that we are thankful that this guest did acknowledge the cleanliness of the cottage as that is one of our most important goals - to provide clean, comfortable and affordable cottages for vacation stays.
