We chose the Homestead Beach Hotel; #1 for the price and #2 for the location. We knew we would not spend much time in the room, and it was just my boyfriend and I for a long weekend. For us, it suited our needs perfectly. For a family over a week long vacation, it would not be the best choice, however.
We were in room 504, an efficiency with a double bed. Very cozy and clean. It came equipped with microwave, coffee pot, fridge/freeze, stovetop, and a variety of dishes/silverware. There was also a cute bistro, bar height, near a bay-type window, with a partial (very little) ocean view when seated on one side. The room's window faced south.There were two rooms, one with the bed, kitchen, closet, and bistro table, and the other with the bathroom. It' an efficiency so you don't expect too much, it's small, and you could tell the building was old, but everything was kept clean. Again, we were only there for two nights, and were not in the room much, so was great for us.
The building is still under construction from hurricane Sandy so there is scaffolding out front and construction when you enter the lobby, so it's not much to look at. Don't bring much luggage because the one elevator in the building is VERY tiny. We opted for the stairs even though we were on the 5th floor.
We turned the fridge on when we first arrived and it took about 5-6 hours to reach cold. Also no hairdryer in room. There was a window A/C unit which worked well for the space.
The location of the hotel is great, right on 8th street a block away from the beach/boardwalk in the thick of things, so that was a great highlight. The hotel does not have any of its own parking however so you will have to fend for yourself. We chose to park in a public overnight lot, just past the hotel on the left, for $20 for 24 hours. It was our best deal, close to the hotel, close to the beach, and we could leave it there the whole time and walk every where. We just had to remember to re-up after 24 hours.
The receptionist at the front desk was the manager as well. She was extremely hospitable and friendly.

However, our front desk will provide information about nearby overnight parking lots, and nearby non-metered streets where you can leave your car for your entire stay (parking has not posed a problem for guests).
