If you are used to staying at nice lodging places then this is NOT your place. Although we had a cockroach in our room, the carpet & bedding was clean. Our sink was about to rip off the wall. The service in this place is very poor & unprofessional.
Do your homework before staying here.

The staff at Grand Victorian are a reason for staying there. They go out of their way in this charming, comfortable mansion to accommodate guests' needs. I wish there were blackout blinds in the ocean view rooms: the sun waking you up at 7 AM is not a good thing. But the people working the desk are friendly and helpful. The restaurant (owned separately) downstairs did a very good job with the complimentary breakfast. We stayed here to have a quick beach getaway and Grand Victorian made our visit a pleasure.

Pros: Friendly, helpful service, across from beach; beach towel, body boards, shovels and beach chairs provided. Comfy bed. Breakfast included with summer rates, breakfast was "OK".
Cons: Small rooms, smaller bathrooms. Knowing what they charge, I think the place could use it towards up keep of the place. Peeling paint, worn carpets and dusty dresser. I am into the vintage, rustic look, but some things were just a little dirty for the price you pay. The restaurant takes up the majority of the main area and 95% of the porch. I wouldn’t stay there again after I saw a few other Inn’s in walking distance; which had better amenities for the same price. Yes it’s directly across from the beach but if you have a small room with no view, not worth it.

I did have some hesitation after reading a few of the reviews but my experience here was very good. Keep in mind, this is a boutique beach hotel, not a luxury resort. Rooms are fairly small and basic. You are really staying here because of the location. The restaurant is very good here too. We stayed on the third floor and shared a bathroom. Initially I was hesitant about the bathroom sharing but it was no problem at all. The beach is directly across the road and they give you beach passes, towels and chairs. This is perfect for a quick one or two night beach escape.

You can't find a better deal for your money than this place, especially for a mid-week stay. Perfect location, right on the beach, friendly service, clean rooms and comfy beds. Being located directly across from the beach, it's a perfect location. Also, the restaurant at this place is awesome.

Room Tip: Rooms are small, but clean. Make sure you ask for a room with a private bath. Room #10 was perfect.

Used a Social Living coupon for $99. to escape for a few days, and we were very disappointed. If your main priority is the beach, walking the boardwalk and bike rentals, and you don't care about your hotel room, then this is the place. If you want a B&B/Inn/hotel, something a little more luxurious, then this is not the place. We were looking forward to a wrap-around porch to put up our feet on a lounge chair, read, work on the computer, and watch the ocean. The only place to sit and read at this Inn is on the two couches inside. The whole porch was taken up by the restaurant, so lounging on the porch was impossible. Our bedroom was super small, twin beds, only thing remaining to rent, and the bathroom was the size of a closet, the ceiling dripped between the bathroom & bedroom, and there was a terrible musty-mildew smell. It had 2 windows, one looked out on a parking lot, and the other, the Breakers swimming pool. In addition,the frig in the hallway had frozen ice in the freezer, making the frig not efficient. The wrap-around porch and inside dining room are lovely, but the food is very expensive and mediocre in taste. Our appetizer alone costs us $18. for just a small guacamole dip with black beans and chips. The restaurant will not accommodate special dietary requests, as our waitress informed us after talking to the chef, that everything is cooked in butter. The dining porch view was reduced because the plastic curtains hung down supposedly because rain was predicted. In the morning, we had the worst prepared omelet, and they charged us $3.00 extra for toast. Incidentally, the dining room for breakfast doesn't open until 8am in June! The hotel is located in a residential area making it very peaceful, but for this reason there aren't any restaurants or shops near by. Next door, the corner hotel called The Breakers, had a King size bedroom for $135. with a partial ocean view during this same period of June, and it is very nice hotel with an in ground pool, a porch to sit on, have a drink and appetizer, and look at the ocean, in addition to updated bedrooms. We also talked with other guests at the hotel, and their complaints were much different than ours.

Room Tip: Request a King size ocean view room, maybe you'll have better luck than us.

I was a little hesitant to stay here based on past reviews, but I must say, I am so happy I decided to book my stay at this lovely B&B. I took my boyfriend here for a last minute getaway for his bday. We stayed in Room 9, which had a partial view of the ocean. Although the room was small, and the furniture was dated, it was very comfortable and most importantly, clean. We did not have any problems with water pressure or mold and we weren't disturbed by noises from the kitchen or restaurant. The complimentary breakfast was good and dinner at the Black Trumpet (the on-site restaurant), was pricey but superb! The staff are very polite and accomodating and quick to answer any questions you may have. This B&B is situated along the quiet part of the shore, away from all the drunk, raucous 21+ crowd. But if you do want to partake in the nightlife, you're only a few short blocks away. There's tons of stuff to do within the vicinity of this place. If you're looking for a romantic getaway or just a quiet relaxing weekend, and don't want to break the bank, this is the place to stay. I will definitely be back here again.

Tip: Spring Lake is a lovely town. We biked everywhere we needed to go and we really got to enjoy its beauty. If you need to rent bikes, rent from Peddle Away Bike rentals(not too sure about the name but the staff is familiar with it). It's located on Warren Ave and is walking distance from the B&B. The woman who runs this bike rental shop is very sweet and her bikes are so comfortable(bikes we rode were Elektra). She also has a great deal, $20/day if you're renting for more than 1 day. You can also call for bike delivery and pickup. Go through her!
