The staff is very friendly and provide good service. But, the location is very poor! The dining menu lacks variety and breakfast gets too limited on choice too!
Overall, I would give it a 50/100 for value.

We stayed in their one bedroom apartment with our daughters. The room is so homey, cozy, clean and big with modern minimalist design. Their bed is so comfort. Like their kitchen and the rain shower.

They have swimming pool but it's so small...ok for children to swim and when not too many guests using the pool.

Since we traveled with an 8 months old baby, we need to sterilize her milk bottles everyday and a bit hassle for us to bring along our sterilize machine during the traveling, luckily in the kitchen they provided pan and other dishes so we can use the stove and one of the dishes to sterilize the milk bottles.

One of our concerns is the staffs are not that friendly...they didn't smile. On the 1st night we stayed there, I ordered their food, 'Popeye Soup', for our daughter who was unwell at that time via the receptionist. According to the menu book, the food will be delivered in 1 hour after the order but after almost 3 hours the food never arrived. I called back the receptionist and surprisingly the guy who took the order forgot to tell me that the food was unavailable.

Since we've read from the tripadvisor.com that the apartment is difficult to find, we use Google map service to help us but still, it's not easy to find it....we got lost twice. The access road is so bad...so bumpy and the sign board is very small and inside the small road. I suggested you to use a GPS so that you can find the place easier. Rent a vehicle as difficult to find taxi nearby.

There were few mosquitoes in the room but we still could tolerate it. They provided mosquito repellent on the toilet sink.

Room Tip: Downstairs room is better.

We came to Astana Kunti as a result of a Scoopon deal with another Seminyak villa which went slightly amiss, but it turned out for the best.

The one-bedroom villa with plunge pool was a wonderful revelation and more upmarket than we'd normally consider. However having experienced this, it may become a more regular event as my husband is now one of the converted. Having the privacy to collapse in the pool with your own drinks and snacks on the edge after walking around in the heat was wonderful. The villa with its high walls and quiet surroundings was magic after the hassle and noise in the main shopping areas in Seminyak or Kuta.

Free wi-fi in the villa area was good, the air-conditioning in the main bedroom was great and the afternoon and evening insect sprays were useful and as unobtrusive as possible. The package included a seafood meal with transport to and from Jimbaran bay and all went smoothly as arranged. Not a gourmet experience, but a fair sized and tasty seafood meal in interesting surrounds at sunset. The table was on the beach sand and the meal was served to the sound of happy diners, wandering singers and surf. What more could a couple experiencing a break from the family want! Complementary one-hour massages for us both and a lunch were extra bonus items too!

Spa services can be had on the site (the complementary massage was great) or at the Murano spa which is only a few minutes walk down the road. A five-minute taxi ride (~AU$2 one way) will get you to the middle Seminyak and a ten-minute walk to the Prana spa which was opposite the Bali Deli. Luxury pampering followed by gourmet food and drink shopping within a couple of minutes of each other. Wonderful!

BTW, the bumpy road is just a sign of the development going on in the area and will probably improve rapidly in the next few months. Another resort opened down the road whilst we were staying at the Astana Kunti complete with chanting, prayers, incense and offerings displayed on tables on the edge of the road outside! Another was being constructed almost opposite as well but we didn't notice any additional noise from within the hotel grounds.

For those who like a full buffet choice for breakfast, the three choice range of breakfast options may be a bit of a disappointment. However given that at home I usually have only coffee and cereal for breakfast, the meal options provided were all were freshly made and large sized portions. In fact the extra danish etc we couldn't fit at breakfast were usually stored in the fridge for afternoon tea. No complaints from us on that score. Finding out that it was my birthday during my stay resulted in a single serve chocolate cake with candle being added to the breakfast tray which was a lovely treat!

The staff were excellent with good English and provided polite and efficient service. The reception staff were particularly helpful and provided useful local knowledge on eateries and services in the area.

Yes, we'd stay again and have already recommended the place to others.

Room Tip: Pool villas are worth the extra money for the space, privacy and free wi-fi coverage.

We were booked into a completely different villa in a different area (Nusa Dua) so had not researched this area at all. Will write separate review on Villas Indonesia, who stuffed up the booking. ANYWAY, Astana Kunti is much older than we expected but we did get the 1br villa with private pool that we were expecting. Breakfast included each day but did get boring after a couple of days.

Location is very out of the way - as mum and daughter, we were not inclined to wander the surrounding alleys, which is a shame as there were a couple of interesting properties and shops that would have been good to see on foot. Taxis very important here!

Air con was OK in bedroom but had to be on all the time and was working very hard. Step out of the bedroom (even to the outside loo) and you are bathed in sweat, but I guess that's just Bali weather :-).

The one real negative (which I forgot to write on my satisfaction survey when leaving) was that the towels were AWFUL. Frayed at the ends and quite grey - not what I expect from a decent property which was otherwise clean and nice. Also, not much in way of amenities - soap and shampoo were pumps on the wall so gave an impression of being "cheap" and also one didn't know what one was using.

The big plus - the staff. They couldn't have been more helpful. It wasn't their fault that there had been a mixup and I don't think many of them even knew, but were just that way all the time. They arranged a car and driver for us for a full day - Ardika, we love you!!!! Best English, great knowledge of Bali and all things Balinese and also of Australia, having spent some time here. The day with him was the highlight of our trip.

All in all, we were quite satisfied but wouldn't stay here again. There are so many quality properties in Bali and it's good to move areas for future visits. But don't blame it on the staff - they were great.

We had the two bedroom self-contained villa for several nights in November of This Year.''The place is is Seminyak but not in the main drag. Its surrounded by rice paddies, grazing cows and a general neighbourhood area If I was walking everywhere then this place may be a bit of a problem but we had a hire car and driver so everything was excellent, you get the best of being in a central area but your lodging is nice and quiet.

Facilities are excellent, we had our own plunge pool, cabana, kitchenette and two bathrooms. Open outdoor rainfall showers were awesome, althought you do then share it with insects, but not a big issue.

Beds were of the 4/5 Star Kind very plush and nice, shame that they had twin single beds in one of the rooms, would have preferred king single or twin doubles for extra space.

Breakfast was included everyday for us, either a western or Indonesian with fresh juices. Food was nice, but not spectacular, Indonesian Food is better.
However due to our family's complicated breakfast times, (some people ate at 8am whilst others at 11am) they got our breakfast mixed up several times.

Friendly balinese service as always. English of the staff were excellent. I speak both English and Indonesian and had no problems speak to them only in English.

One slightly annoying thing was the pool pump/filter, not sure when it turned on and off, it wasnt like on a standard timer, just a bit annoying when you are trying to have a conversation when you're in the pool and another is in the cabana, cant really have a conversation because of the water jets.

We had read the reviews of the place prior to booking and were a bit skeptical as the good comments were really good, and the negative ones were a bit worrying.

Having been there and back, my partner and I gave this place two thumbs up.

1. Location - Yes, it is out of the way and the roads leading to the hotel are a little bumpy. But we liked that it was away from the crowd and noise, like a little sanctuary tucked away at the end of the road. The receptionist is happy to call you cab or even recommend places to eat. Taking a cab out to the restaurants / shops in Seminyak costs just a few dollars (about SGD$5) and it's easy to get a cab back too. We had no problems with the location also because we had hired a local driver to take us around for 2 of the 5 days we were there. There's a spa place just outside the hotel too (Murano Spa) but we got our massages done at Kuta, so did not check this place out, but it seems to be a convenient location.

2. Room - Ours was the apartment on the 2nd storey. The balcony faces the common pool and the main door opens to the padi fields where you can see cows grazing in the day. The rooms are cleaned and re-stocked daily. Aesthetically pleasing, nice big bed and couch. We actually really looked forward to coming back to the hotel everyday after our tours and shopping.

3. Service - Impeccable. The staff always greet you with a smile and are happy to help you with your requests. Our breakfast order was delivered to our room daily punctually. The food doesn't look like much but is quite filling. Choice of Indonesian or American. The front desk staff happily recommended us a few restaurants (at Jimbaran and Seminyak itself), which we enjoyed very much.

Overall, I guess this place is not for the picky. From time to time you can hear people talking outside as the rooms are quite close to each other, but we weren't really bothered by it as it wasn't very loud. I think it helps if you can get a room on the second floor instead of the first floor so that it's not so close to the pool (first floor apartments have balconies that open up to the pool directly). But then again the pool was almost always empty, so it was peaceful and quiet. On our last day in Bali, we spent a the morning just lazing around at the pool, having a late breakfast, watching some telly before going off. Given a choice, we would want to try staying at other places like Ubud in future, but if we were to return to Seminyak, we would come back to Astana Kunti.

I stayed here in December 2011 for one night. Astana Kunti was booked as an interim hotel in between other places, however had it been better I would have considered staying longer. The hotel was booked online same day as one of the Mystery Hotel Deals on wotif.com, as I was unable to print out the confirmation when I arrived the hotel staff had no record of my booking, was a bit of a process to try and show them the confirmation on my laptop especially as the wifi is not free and was totally unavailable at the time! Ended up having to pull the confirmation up on my blackberry!
The hotel seems fairly new, and apartments are clean but small and pretty basic. Given the size of the rooms I would struggle to stay here for a week or more, especially if there had been more than one person staying. The hotel really is off the beaten track... when you think of Seminyak this is not the area you think of. The hotel is off the back of Jalan Sunset, and the roads to the hotel are terrible at the moment, I really feel it is too far to walk anywhere from this location, so cabs are a must. The fact that the hotel is the last thing on the road means cabs must be booked and you are locked into paying the 25,000 Rp minimum charge at a times which could get pricey.
There are lots of villas and resorts cropping up in this area, and within the next few years the area will probably be looking much better, ie roads, infrastructure, and atmosphere, but at the moment I would recommend only staying here if you are looking to just relax pool side in the hotel. If you want to get out and about, there are comparably priced options to be found in much better Seminyak locations.
