Stayed here @ Paya Paya at the end of June for.a birthday

Pros: fantastic staff especially Ari nothing was too much trouble for him. Location is not bad you can walk to restaurants & few shops Seminyak Square is about a 15 min walk or few mins by cab, the wonderful La Lucciola is 5 min cab ride but more on that review later. The pool is great, very clean. What we liked was there were 3 couples staying here so what we luved was that we could just swim, have a few drinks in the pool in complete privacy. There is a laundry right next door with wonderful ladies who do a great job on your laundry & so cheap.

Cons

There is no air con in main living areas but after complaining of no fan Ari turned up with one which did the trick. The place definitely needs refurbishments mainly in bedrooms & bathrooms & kitchen/eating area but in saying that on our departure we were told that they had a week break before next guests & were having work done at the Villa so not too sure what but looks like they are on to it. The beds were comfortable but towels etc definitely need to be replaced. Aircons in bedrooms worked great, the aircon in our upstairs bedroom had a leak but was replaced immediately which we were greatly impressed with, again Ari to the rescue.

All in all had a fab break with friends & I'm sure from now on the Villa will be more up to standard. One other thing to make note of there is no signage out the front of villa only a number 18 but all cab drivers knew of Centra Villas which is directly across the road so had no trouble getting home, also staff would organise cabs for pickups for all of us from the Villa. There is a resident Lizard & smaller geckos but they are not a worry, you are after all in a tropical country. The Mosquitos were not a problem for us there are many mossie coils which are put out around the place by the fab staff & our rooms were sprayed each night when they turned lights on & turned down the beds so didn't have any probs with insects.

Beautiful place. Lovely pool and master bedroom and bath. However, its badly maintained. Corners are dusty and curtains haven't been changed. However, the biggest problem is the insects. Lizards, huge ones, (housekeeper called them geckos), fruit flies, toads (hopping into the master bathroom while you are showering), mosquitoes galore, cockroaches wandering around the kitchen cabinets and food, houseflies hovering your breakfast.

The housekeepers were lovely people, and very polite. I think the place could do with more fumigation, and more cleanliness, especially in the kitchen. The living room gets very warm at night, a fan would be great. So, if you have absolutely no fear of dirt, insects and other creepy crawlies, then this place is brilliant for the price. Oh, and don't mind your face getting bed bug bites when you sleep.

If you are looking for somewhere quiet to stay in Bali, look no further! Paya Paya is perfect for anyone!! Large pool, spa, lounges, cable tv, and perfect staff!! The housekeepers and security are the nicest people you will ever meet and they cook well also!! Awesome location, just overall amazing!

Room Tip: Master bedroom is awesome! Large bed and air con for those hot Bali days

Stayed here over the weekend with four other friends. It is located at this 'gang' where all the private villas are. Very quiet, no direct adjacent villas means privacy and silence and likewise, no one will complain if you are making a lot of noise.

It takes about 5-7min to walk to the main street (to get cab, food, shopping). We rent a car everyday so its fine (pretty cheap, IDR350-400k for 10hours) Some driver might not know the location but just tell them to go in by Villa Lumbung and Paya Paya will be on your right.

Housekeeping stays in the villa from 8am-6pm while security working hours is 8pm-8am. They get a decent hidden away room - which i really appreciate. Breakfast served is so-so.

Everything else looks just like the picture but some maintenance would be good. Pond, of course, is kinda greenish and slimy but that's fine. Floors have some dry stains. Sofa in the living room is amazing - super comfortable. They have this duvet like padding that makes you wanna sleep there instead of your room (but please dont do that, the mosquitoes are not forgiving)

Cable televisions available on all four tvs with good receptions (3 rooms and 1 living room). Kitchen is so-so, not very clean but you can always ask the staffs to clean them as and when.

I really enjoy my stay and i would recommend this who travels with family and friends or even couples who dont mind paying the full rate just to enjoy the room by the pool

The villa is managed by Natan Hospitality who is professional and attends to our needs and problems almost immediately. Our housekeeper, Ari, has initiatives to roll down the blinds when it's raining, unpack our groceries and keep them in the fridge. Lit up mosquito coils when necessary. I really appreciate these simplest things/gestures they do and often, easily forgotten or taken for granted.

Room Tip: Room by the pool is the best. Those on the second floors look just like any other decent hotel rooms

Stayed here 9 nights in feb, 6 young blokes. Was really great! It's hidden away but as for being far away, not really. You walk 500m down the road and your on the Main Street of seminyak with all the restaurants. Walk 300m the other direction and your at a main road with cabs there 24/7. If you get stuck gettin home, just say "kunja" villas which is a big hotel next door n ya get straight there. Great staff. Only thing is there should be fans downstairs for air circulation as it can get a bit hot down there. Floor tiles also in some spots are stained and look dirty, but first world problems

like the last review i also found the villa to be hard to find by taxi drivers, and be assured you will need a taxi every time you want to go anywhere, walking for at least half an hour in the heat and still not anywhere near the beach!! the villa itself is tired, staff are wonderful, kitchen is not clean at all - they dont seem to get the grasp of using washing up detergent or a clean rag! construction was also happening across the road, but with the roosters crowing, the pool pump switching on and off every 10 mins or so and traffic noise - the upper levels face the road where all the workers park their motorbikes it all kind of blended in to just constant noise. The pool is the saviour of this villa - clean and cool, watch out for the power points in the bedrooms - can give a slight shock every now and then - i found seminyak to be very overrated and expensive. I also wouldnt go back, but would stay beachfront for less money.

Stayed at Paya Paya 1-12th Oct, 2011. We were a group of 6 friends. After reading a recent review of the Villa regarding construction work across the road (and other issues) I wrote to our booking agent expressing our concerns. I actually received a return email from the owner stating that construction was due to finish in September. NOT. Every morning we were awoken at 8am by their 'start' siren; occasionally they would finish at the stated time of 10.30pm but on a couple of evenings when we we arrived back at the Villa late, building work could still be heard at 1 - 1.30am!!!! We also felt slightly intimidated each time we stepped out of the Villa with what seemed like every worker on site downing tools & just staring at us!

As stated in a previous review, yes, a lot of the workers live next door to the Villa (high side). We had an unpleasant experience with holes in the side wall which gave perfect visual access to the open air bathroom & pool area for the workers. However, once we alerted the staff to this, they very promptly put some plaster boards over the damaged wall!

The Villa itself is lovely, plenty of room to spread out, comfy beds, awesome pool & garden. However it is looking very tired and could do with a good dose of TLC & maintenance. Such a shame to see it not looked after properly as I can just imagine how stunning it would've been brand new. A few of the ponds surrounding the building were green (pumps not working?) and a few of the planks on the deck were split &/or broken which caused a couple of 'trip ups'.

The staff cooked us breakfast daily, (the nasi goreng was delicious) and even though the kitchen area wasn't as clean as we would've personally liked we figured since our brekkies were always cooked it would be ok, and it was. No Bali belly etc! The boys were wonderful though, always happy & smiling and prompt with any requests we had. They live onsite but we found them discreet and never encroaching on our privacy.

Location wise it wasn't bad, although taxi drivers OFTEN had a problem finding the street. In the end we would ask to be dropped at Villa Lumbung, a huge Villa complex at the end of the street which they all seemed to know! It's a leisurely 10 minute walk to "Eat" Street and another 10 minutes in the opposite direction to some great restaurants & clubs such as Potato Head & W.

So, would I stay there again? Probably not, and not because of the issues I've stated. Had thought, according to a map sent by the agent & Google, the Villa was located closer to the beach, shopping etc. However, this is purely a personal choice for accommodation.
