In June of 2014 we had my in-laws 50th wedding anniversary at the Villa Roma. It consisted of me, my wife, my 8 year old son, my 2 year old daughter and my brother in law and his wife and 3 children (ages 6-12) and of course the anniversary couple.
It was an excellent long weekend. We enjoyed an abundance of delicious food and a plethora of activities for both the adults and children. The bumper boats, paintball and go carts were a big hit but nothing was more fun than the pool all day and the game room by night!

We had a two room lockoff timeshare condo. Good handicap access exists for all ground floor units if needed. Kitchen and dining furniture is Spartan and dated, but functional, and the staff's service attitude makes up for many deficiencies. Nice to haves: Outdoor BBQ grills and picnic tables. The shuttle bus is helpful, but most resort points of interest are in easy walking distance. The golf course is nicely kept, the greens & cart fees reasonable, and presents good golfers with challenging play and a few "Caddyshack" moments with the resident groundhogs. The fitness center is well-equipped in every respect, but the 8-lane bowling alley's lanes need some long overdue refinishing. Daily activities are prolific. While my family could do without the gambling-oriented stuff and too many "zombie" video games in the arcade, Villa Roma offers much for all ages and interests: Go-carts, horseback riding, swimming pools with a waterpark geared for young families, playgrounds, game room, clubs, shopping trips, music, comedy, movies, and my teenage son's favorite: PAINTBALL. Villa Roma and RoadRunner Paintball have a swell working relationship, with the resort providing a fun and SAFE forest venue for paintball games on site (just don't shoot the deer). Other area activities include fishing, hunting, river trips (Villa Roma arranges discounts through Landers' Outfitters -- another quality experience on the Upper Delaware River). The main resort hotel building is opulent inside, and has a large fountain before it making the entire place look like a miniature Rome in the middle of Catskill farm country. The Honey and Maple Syrup from neighboring farms is first rate. Area waterways, lakes and ponds are best suited for power boats, canoes, kayaks, and similar craft.

We had a 3 bedroom timeshare condo. However, we looked at and talked to other guests in smaller units. The resort has several age appropriate pools and water slides etc. Something for every age. A spacious hot "tub" which is really pool. Staff were great. Transportation to and from unit was so speedy it was usually there before we got down the stairs. No lack of lounge chairs at the pools. All the recreation advertised on the website was as advertised. Golf, horseback riding, nightly entertainment, tennis, bowling, racquetball, shuffleboard, bocci ball and much more.
Daily activities were continuous. Generally compare to a cruise. Food was very good and reasonably priced. The general area lacks much to see and do. But the site of the original Woodstock (Bethel Woods) is very close and has a great venue for concerts which are scheduled for all summer. Top line entertainment. The Woodstock museum was great.
Made the rounds of the local distilleries and breweries. Not much to do in Callicoon.
If you are a trout fisherman, Roscoe is one of the best areas East of the Rockies and within 20 minutes with terrific trout fishing stores in town.
There are day trips to New York City.

Room Tip: Do not know much about the hotel accommodations. But most guests I spoke with were not complaining.

I took one of the individuals from my job (a person with disabilities) for an overnight visit here. There were plenty of activities for her to get involved in and the food in the dining room was excellent (Butch was great). The room was not so good. The ac worked very well, but if your turned it off, the room had a very musty odor. The toilet ran all morning and something was wrong with the water in the shower. The pressure kept changing and the water was too hot through the shower head (which was also broken) but not through the tub. I would not choose this hotel to stay again.

The unit was clean, housekeeping excellent, but the decor and living room furniture was so OUTDATED! Pink carpet, laminated pink cabinets and counter tops-like living in the 70's-80's. Sofa and arm chairs were sagging. We cut short our 7 day vacation to 3 days and returned home for some R&R. Really nothing much to do in the region which is fine if only we could relax in our unit. The furniture and decor are a definite turn off-timeshare units are located in the back-they are not what is featured on their website!

This was our first trip to the Catskills and we had a great time. We didn't realize that the Villa Roma was the last resort in that area, but we're glad it's there. The staff is very friendly and goes out of their way to make sure you are having a good experience. This goes for the restaurant and bar staff, housekeeping, activities people, everyone.

We exchanged our timeshare into one of the timeshare units and were very pleased with the accomodations. It was very clean and up to date. Note, the Villa Roma only offers a Sunday to Sunday exchange. Not sure why that is; it seems strange, but that's okay. This is the only timeshare we have ever stayed in that includes daily housekeeping. They will take out your trash, make the bed and replace towels daily; sheets are changed on Wednesdays. Complementary wi-fi is available in the unit and it is HOT, HOT, HOT! We've never had hotel wi-fi that was this fast and reliable. Just so you know, if you are in a timeshare unit in the main building, you won't get a balcony. We practically lived on ours since the weather was so nice the week we were there. The downside of the perimeter timeshare buildings is no elevater, but it's only two stories. So if mobility is an issue, your best bet would be the main building. The couch was difficult to get out of, probably because it served as a sleeper sofa for another potential couple, but since we were by ourselves and two comfortable arm chairs were also in the living room, we could use those while watching TV and reading. The kitchen was well-equipped and included everything we needed for the week. The shower in the bathroom was difficult to navigate due to the protruding housing around one of the jets taking up a lot of real estate at mid-calf level in the center of the tub, but that was okay too.
We made good use of the outdoor pool and the list of activities to choose from seemed endless. The one show that we saw, "The Unexpected Boys" was a lot of fun. The activity center has a ton of things to do: bowling, golf, tennis, racquetball, etc. If you get bored here, you're trying too hard. There is a shuttle that will take you all around the property from your unit.

The food was good, but the wine list in the Roman Garden Cafe could use some work. The main dining room wine list had enough to choose from, but the dining room is only open until 8 or 8:30. The Roman Garden Cafe is very nice and open late, but not very well lit in the evening. It is a shame that the two restaurants can't share the same wine list because the flexibility that the Cafe offers, as far as timing, is a definite advantage over the main dining room. We did purchase a meal plan good for 3 dinners in the main dining room, which was a good bargain and we enjoyed all of those meals. This is a good plan, but you need to know in advance when you are going to use it, since reservations are required in the main dining room.

Bottom line, we will be back and we would definitely recommend it to others. It's very close to the site of the Woodstock concert and the Montecello raceway and casino. There are a lot of things to do in the area, including antique shops as well. The resort is easy to get to, signage is everywhere.

I had been to Villa Roma in the past as a participant in various conferences and group events, Frankly, I was not impressed. It didn’t stand out from the other venues in the Catskills - on the downhill side of the 1960s.
But they offered a good midweek package at an irresistible rate, so my wife and I rounded up two other couples and decided to book for a two-night midweek package at $100 day per person plus a $100 room credit.
Were we surprised on arrival. Villa Roma had undergone a massive makeover. Even our rooms in an older part of the building had been upgraded with such luxuries as a double sink and expansive bathroom.The public areas were elegantly furnished with plenty of nooks and alcoves for reading or small-group conversations. Although we didn't use the outdoor pool because of iffy June weather, the indoor pool was pleasant.
In fact, pleasant is the operative word for our stay. Everyone on the staff was pleasant and helpful - much as we would find on a cruise ship.
Our Modified American Plan included breakfast and dinner. Raves again for the food and service in the dining room. Not to be missed is the Caesar-theme Thursday night dinner, where the wait staff dress as Centurions and the food keeps flowing as in a Roman banquet - a classic seven course Italian meal.
While the evening entertainment was not headliner calibre (those days are long gone in the Catskills) it was professional, varied, enjoyable and free. If you want to be scalped for headliner shows, drive the three hours to Atlantic City and pay the price.
For those who want to gamble, the racino at Monticello is a short drive or bus ride away and OTB has an installation on premises.
Villa Roma has survived the decline of the Catskills because of its loyal base of clientele, time sharing on the property, and the investment made to improve it. We see families with young children, an encouraging sign. It is also one of two remaining large destination resorts - all the rest, Grossingers, Browns, Kutscher”s. Raleigh, Nevelle, Concord, Homowack have fallen by the wayside.
To us it was a worthwhile destination; we have already made a commitment among our group to come back “same time next year.”
