We were attending a wedding in Coopertown and all the hotel rooms were taken and expensive so we tried a bed and breakfast for the first time. Room number 3, the room was small so the bed was small too and not very comfortable. It squeaked a lot with every move. Moths and spiders in the room made it feel like grandma's house, but a lot more expensive. Owners were nice and breakfast was good especially the beacon and french toast. The whole place inside and out needs some work!

Wonderful stay! The beds are so comfortable and rooms are clean, very pretty and relaxing. The breakfast is sooooooo awesome and yummy. I would recommend staying here to anyone and Kim and John such good hosts.

As an introduction, we stay in many B&Bs. We love talking with the owners and guests and like the personal touch. This B&B needs more touching.

The young couple are nice and enthusiastic but admit that they had never stayed in a B&B before opening their business 1 1/2 years ago. Then they ran out of money with the demands of rehabbing an old house. The interiors date from the 1970s, if then. Our bathroom was definitely an old DYI job. Our bed was just OK.

The owners offer to make anything that you want for breakfast which is substantial and good but not great. Do not expect gourmet.

The location is 8 miles out of Cooperstown. If you are driving at night (or even during the day), have at least one person on "deer watch". They are extremely plentiful and a hazard to car and life. But the view of the hills and frog pond were gorgeous. Too bad the chairs on the back balcony had not pads and thus were not "sittable".

The enthusiastic owners also need to improve their business skills. The receipts from reservation showed that they had not charged our credit card. We tried to pay on leaving but they said they had the number. They also had our money as they had charged our card in the interim but without a receipt. We might have paid them twice without knowing. Better transparency and record keeping is needed.

Would I stay there again? No.

We decided to go to Cooperstown for my husbands birthday. We were actually looking at another place that was booked, so when talking with expedia, they placed us here instead.
We were pleasantly surprised! The scenery is gorgeous, the house is adorable, Kim and John were hospitable, rooms were clean and comfortable, and breakfast was made to order and yummy!!! With talking to Kim and John, they told us that they've only had this place and have been doing this a year and a half!!! Amazing. You would never have known that with the great job they do.
The property is gorgeous, and although you're not right in town, you're only a short 7-10 minutes away.
This was a great place and I highly recommend this to anyone!

While I consider myself a seasoned traveler, I had never gone the B&B route. Thanks to Kim and John, I can definitely see myself coming back to the Willow Tree Inn over and over again! The inn was very quiet and homey with a beautiful view of the lake. Our hosts were fantastic, serving us one of the best breakfasts I've ever had while we chatted with the fellow guests. An overall lovely experience!

It's an old house and the owners are still working hard to get everything fixed up, so it can be a bit chaotic at times, but we didn't mind. The kindness and hospitality more than made up for that. The view is lovely as well.

Stay here with my wife for a weekend trip to the baseball hall of fame this B&B was a short drive to the hall of fame and downtown Cooperstown. This B&B was great! the owners John and Kim are the most gracious people I've met they take care of you like your family and breakfast was awesome from the biscuits to the homemade jam. I would highly recommend this B&B to anyone visiting the Cooperstown area
