My husband, daughter and I had an excellent stay at this lovely bed and breakfast. Andrea and Dale are friendly, helpful, and accommodating. They have an excellent knowledge of the area and are full of many tips. The rooms are spacious, comfortable, and immaculate. The breakfasts were delicious and garnished with freshly picked garden flowers and mint. The dining room is large with beautiful place settings and a fresh bouquet. You can enjoy the birds right outside the window at the many feeders as you eat. The location is convenient to shopping, resturants, and many attractions. We would definitely return to the Brookside Manor Bed & Breakfast in the future.

My husband and I had chosen to stay at this B & B when passing through Fredonia on our way to Ohio. We chose it because we love old homes and antiques.....
One can appreciate that this manor was once a very grandiose place, but now the outside could use some touch-up repairs..... Our visit occurred in early April, before trees and flowers were in bloom - so the 'bare nakedness' sort of dampened our first impression of the place! (Would love to get a 2nd and perhaps nicer impression when everything around the house is 'green'!)
BUT - When Andrea and Dale opened the front door their warm welcome dissolved that feeling! They are most gracious, accommodating and helpful - with your luggage, with recommendations and with information....
We stayed in the 'BUTTERNUT ROOM' - very spacious, clean, but not "warm and fuzzy". Being lovers of old homes, we could appreciate and enjoy the architectural details of the windows, original wooden shutters, etc, but the very dirty windows took away from that enjoyment (?? if spring window cleaning had not occurred yet or the place is just not being maintained on the outside...) The furniture was an eccentric mix of stuff that just didn't "pull the room together" and thus gave a "cold" feeling to it.... And the bed was not invitingly decorated nor was the mattress that comfortable. We were both pretty "achey" when we woke up.... We 'visited' two of the other rooms and the same applies to all (appearance-wise; we didn't test the beds!) With a little more investment and flair in decorating, the bedrooms this B & B could be absolutely gorgeous.

The huge dining room, where breakfast was served, was very pleasing to the eye, and a nice 2-course meal was served - juice, fruit cup and homemade muffins, then delcious pancakes (with home-made N.Y.S. syrup) and bacon.

There were "common rooms" available on both the main and second floors, that were "inviting" and nice to use to visit with other guests and/or family members if staying in more then one guest room....

Again - Andrea and Dale are the perfect hosts, the place is essentially clean and the manor nicely situated in a very quite neighborhood.

Several good restaurants nearby in town for lunch and dinner!

I've stayed here many times during my daughter's attendance at SUNY and was never disappointed. Rooms always clean with all amenities. Comfortable beds. Cozy and homey decor. Owners are present when you need them and invisible when you don't. Breakfasts are lovely. Each plate has a fresh flower of some sort and Andrea and Dale treat you like royalty. Food is always fresh and different. Words of warning...access to rooms includes a fairly steep, winding and lovely staircase and severe cat allergies aren't going to fair well here. In spring and summer the gardens are lovely. Rates are compatible, and sometimes less, than the chain motels in town where you can get a generic room and a bagel.

Rooms are very large and very clean. The owners are very accomodating. We arrived quite late and on a last minute reservation. The room was quiet. Breakfast was very good.

If you are looking for a modern room, this is not the place for you. This is an older home as are most bed and breakfasts. We were generally pleased with our stay.

Stopped in here traveling through the state. Couldn't have asked for a better place. Wonderful large room and everything works great. The best part was the proprietors. Very knowledgeable of the area and a delight to chat about anything with.

My two cousins and I stayed here for 2 nights recently while we visited Lilydale. Brookside was everything previous reviewers have said: charming, spotlessly clean, and convenient to the thruway and area attractions. The breakfasts were more than special and the hosts were warm and welcoming. We soon found ourselves thinking about how this gem could be our home base for future trips to visit Lilydale, the area wineries, and even Niagara Falls.

I should note that I stayed within Lilydale last year. Even Brookside can't match that certain ambiance of being in Lilydale at night but lodging choices in the Dale are not very attractive as far as I can tell. The one we chose last year left a lot to be desired. We will choose Brookside again for future visits and it was only 5-10 minutes from Lilydale.

Room Tip: If you have the option, choose a room that is NOT facing the main road. While it did not bother me...

The care and attention which Dale and Andrea give to their clean comfortable haven can only be described as perfect! Our "Butternut room" is immaculate; is roomy and holds a collection of antique hats that adorn one of its walls which is something I would love to take home. The B&B's location to Lily Dale, Fredonia, Mayville, Lake Erie and Dunkirk is perfect and the breakfast and bird watching are equal only to the kindness and hospitality which Dale and Andrea impart. Sharing so much written material, bottled water and soft drinks were well and beyond that offered by other bed and breakfasts. thank you and we will come again.

Room Tip: Butternut Room was spacious,quiet and clean-would choose again.
