Thanks very much to Panos and Tim for providing an excellent holiday destination - the house is a destination in itself and there is little motivation to leave it on a sunny day! The terrace is spectacular and the view has to be nearly unrivalled in Oia. House is simply but elegantly furnished and the 'sit-down' rain shower was quite the experience. Only criticism (as some have said before me) is that the 'heated' jacuzzi is not heated. It barely scraped by as tepid, and is certainly not warm enough on a cloudy day or an evening dip in May. It was lovely on a hot, sunny afternoon though. Nice and close (though lots of stairs of course) to Ammoudi Bay for sailing trips or to eat at one of the fish tavernas.

My husband and I stayed at Spitia House for 7 nights we stayed in the top house which accomodates 2 persons.The bottom house accomodates more than 2 people and is bigger of course inside. This house also has sunset views unobstructed.From the point of initial contact with Panos(the owner) we knew we had chosen the right place. Panos is able to arrange a taxi transfer from the aiport to Spitia Houses and also for your return journey just let him know we did and our taxi was waiting there at the airport for us on arrival. Your first contact when you arrive will be with Tim . Tim works alongside Panos. Tim will carry your luggage from the meeting point in Oia where the taxi will drop you off to Spitia House which consists of Tim carrying luggage down steps and then back up a number of steps to reach the house through the village. However nothing to exhausting to be honest for us however we were not carrying our own luggage. Don't forget to tip Tim!! He is friendly , professional and responds to any queires, questions you may have. I must say again Tim deserves a medal for carrying the luggage in those temperatures through the village. Thank you again Tim.


Now for the house very private unlike some of the properties located around Spitia House where people are walking past those trying to sunbathe, relax and /or swim. Spitia has privacy walking back to our house at night we were so glad we chose Spitia. The top house where we stayed has a second terrace with unobstructed views of the famous sunset. We were able to sit on the terrace with a glass of wine in private watching the sunset. Both houses consist of a hot tub yes the water is cool during the day which is much needed given how hot it gets out there however the temperature can be adjusted just ask Panos/Tim and this can be addressed.

The home consists of one bedroom on the first floor of the house with storage to hang clothes and a safe, the kitchenette, bathroom with fantastic shower and lounge area on the ground floor.
The towels are provided which are changed daily and/or as requested the towels are excellent quality by the way. The kitchenette has everything required to cook a meal if you wish, cutlery, plates, pots, pan, glasses, coffee/teacups, wine glasses. The kitchenette has a coffee maker, coffee filters, coffee, kettle, teabags, sugar. The kitchenette also has a microwave and fridge for use if you wish. The house has everything one needs it really is a home from home but with spectacular views.

Breakfast is delivered every morning at a time your request this consists of 2 types of cereals, fresh milk, orange juice,bread, muffins, honey, greek yoghurt. This is more than adeqaute to start the day. Breakfast can be had on the terrace or indoors the choice is yours. There is maid service daily we saw the maid possibly twice during our stay that was because we were hadn't left the house when she arrived on 2 occassion it was around 11-11:30ish am however she will knock the door and ask if you mind her changing towels etc..This was not a problem for us as every other day we were up and out early as did not want to waste any time in exploring this beautiful island.

I could go on forever however would say go and experience Spitia House for yourself you will not be dissapointed a perfect location and a beautiful house excellent service from Panos, Tim and of course housekeeping don't stay anywhere else. We hope to return very soon and we will be staying at Spitia Houses.

We stayed in Spitia for two nights while in Santorini in July, 2011. The location is perfect: you can see sunset directly from the balcony; Breakfast and service are great; and there is a small pool at the balcony.

We strongly recommend you to book a suite with balcony. It's the best B&B we can find during our entire trip in Greece.

Spitia houses are located on the northern edge of Oia. It has probably the best view for the famous sunsets. The house is cute and cozy, yet basic. It has airconditioning for hotter days which is refreshing. The breakfast is nice: yoghurt, bread, butter, honey, cupcakes, cornflakes, muesli, milk and orange juice. If you want more variation you simply buy your own ingredients at the local mini markets. The jacuzzi is a nice extra touch and on the hottest time of the day it is very cooling and with the view gives you a sense of private luxury seen in movies and commercials.
The only setback is the fact that you have to climb and descent quite some stairs (approx. 150) to reach the house. If you are not helped by the employees, it can be tough, and depending on the amount of luggage, impossible.
The Spitia house is very nice and we had a great time, but we think that there might be better options more in the center of Oia, walking less steps, but still having a great view and the occasional jacuzzi.

Just back from a great week in Santorini. As others have commented, there are a lot of steps in Oia - in fact there are a lot of steps everywhere on the Caldera side of the island. The steps are more than made up for by the beautiful views and the narrow traffic free streets that are ideal for pottering around. Having visited friends who were staying in Kamari and also going to Imerovigli, Firostefani and Fira, I would definitely recommend Oia as the place to stay - its got a nice balance of shops, restaurants etc without being completely surrounded by other tourists.

We stayed in the top house at Spitia and were glad we did. Outside we had 2 nice sized terraces which meant we could always find a sunny or shady spot. It looked like the bottom house only had the one terrace so I was very happy we were upstairs. The view is outstanding with plenty to see during the day with people and donkeys coming and going up the stairs, boats in the harbour and of course the sunset. The out door jacuzzi was great to cool down in during the day. We did sit in it for 15 mins or so on a couple of evenings but agree with others that it would have been nice if it had been a bit warmer at night. One word of caution, the chloriney stuff they use in the tub is very strong - we didnt have any issues with it stinging but my fair-skinned husband kept a t-shirt on to stop him getting burnt and after only 15 mins in the water the colour came out of it.

Inside the house was very nice, living space was great and the built in seating was very comfy. The kitchen was compact but absolutely fine with a 2 ring hob, small fridge and a microwave. We cooked a couple of meals very successfully. The bathroom was great - the shower area is a bit lower than the rest of the floor but it is open plan wet room so there was inevitably some water that went elsewhere in the room but it wasnt an issue at all and there was plenty of hot water. The steps to the bedroom area are steep but the whole of Oia is like that so if you dont like steps then dont go to Oia at all. The bed was comfy and we found the alcove wardrobe area to be fine to put our cases and hang our clothes up in. We made good use of the internet and had no problems with connectivity.

Breakfast was fine although I have to admit I was very bored of it by the end of the week - a bit of variety with maybe some fruit or pastries a couple of times would have livened it up a bit.

Tim was great - very helpful and I couldnt believe how he managed to carry our cases to the house (and back) up and down all the steps. The housekeeper was fine - she tidied up and washed up any dirty dishes we had left in the kitchen. My only slight irritation was the amount of time she seemed to be there. The top house has the store cupboard with all the cleaning equipment in and a couple of days she was around for a good couple of hours going backwards and forwards between the 2 houses.

In terms of things to do, I'd recommend the walk from Oia to Fira - we followed the instructions on this website which starts from the Perivolas minimarket in Oia -
http://www.cycladen.be/Fira-calderaEngFrame.htm. We took a whole day over it and had a meal if Fira at the end. You need trainers and there are a lot of ups and downs but the path is good and the views etc are well worth it.

We didnt hire a car and I cant see any point doing so. The bus service is good and cheap (i.6 euros each) with buses to Fira every 30 mins throughout the day ending at around midnight. You do have to change buses in Fira to go to anywhere else in the island but if you plan your journey right then its not a problem. We did take a couple of taxis when we stayed out late and these cost us 30 euros from Kamari to Oia.

All in all I was very happy with the accommodation, the location and the service. There were a few niggles meaning my overall rating is very good rather than excellent but I would definitely recommend Spitia to anyone looking for somewhere to stay in Santorini.

We have just come back from Oia and we already miss Spitia Houses. We were in the upper house with the great jacuzzi and it was so great. The house is beautiful, with 2 floors. It is very comfortable. It is true it is not The Ritz type of luxury but it is what you expect from the pictures: a Santorinian cave house. It is beautifully and simply decorated and, over all, it is very comfortable. The terraces ARE a luxury. Two nice terraces, with a big jucuzzi which is not hot but still it is wonderful for the hot summer. It gets warm with the day and you can see the sunset from it at night. Ah, the sunset...This house has a spectacular view, much better than any other places.

Panos, the owner, is really helpful. Booking was very easy and once there he tries to solve all of your problems. We had a little something with the housekeeper but, once we told Panos, he took care of everything immediately. So we were really happy.

Breakfast is fine: bread, a couple of muffins, butter, honey, milk, cereals, orange juice and yoghourt. You can make your own coffeee or tea. Maybe we missed some fruit but we do not eat that much at home either so it was just fine for us. The quality of the products was very good indeed.

So, a place to remember and a place to go back.

My wife and I were in Santorini for 5 nights and spent 3 nights in the upper Spitia House in the first part on June, 2011.

A little about us, I am 40, she is 38, we travel 2-3 times a year and enjoy some luxury now and then but are no means spoiled and can "rough" it when needed. We tend to stay in 4 star hotels, occasionally a 3 star and will stretch that to 5 star on special occasions.

We were very satisfied with our stay at the Spitia House. First off, it is NOT a hotel. Don't expect luxury service, fine dining, impecable grounds or decorating, etc. It is basically a two storey (sort of) apartment built into the side of the caldera for your own use as you would if you rented an apartment anywhere else. Naturally it has the traditional "cave house" feeling that only Oia can provide.

There is a small kitchen, with a small mini fridge and a delightful window that looks out over the Aegean. We used the kitchen for little more than making a pot of coffee, washing up a few glasses and keeping a few bottles of Mythos (beer) cold. The kitchen is just off a living/sitting room that has an "L shaped" couch and a table.

I liked the bathroom, the cement was rough finished and added both a traditional and modern flavour to the room. There did appear to be some drainage issues with the shower as there always seemed to be some moisture near the drain and it looked like some mould was forming.

The bedroom is situated on the top "floor" of the house and the bed takes up most of the space. The steps to get up to the bedroom is narrow and steep but easily manageable for anyone without mobility issues (a little more difficult with a few ouzo shots in your belly). There is a small closet, which is really a small nook with a curtain in front of it. We never used it, we kept our luggage on the main floor.

Naturally the highlight of the house is the front patio area, which has the larger area outside the door with the cold/splash jetted tub in one corner and a smaller sitting area below it. We spent hours on the patio, sunning, watching the boats go by in Ammoudi Bay, listening to the jingles of the donkey bells on the path below and jumping into the splash pool whenever it got too hot.

We enjoyed the jetted pool/tub but would have gotten more use of it had there been a way to heat it at night. The night air still got somewhat "cool" at night and had there been some warmth to the pool we would have definitely used it more. There would be nothing more romantic then the blue light of the pool sitting under the stars with a glass of wine and a loved one.

I mentioned mobility earlier. If you have mobility issues, are out of shape or struggle to get around at all, this place is NOT for you...........perhaps Oia isn't for you as well. Spitia is in the middle of the caldera. To get to it you need to go down many steps, across and then back up again. In the middle of the day when it is hot out, it could be a tough walk getting back up to the top. I swear I was in better shape when we left. After walking down to Ammoudi (via the donkey trail) back up, as well as up and down from Spitia to the top a few times, you knew you had done some walking when you wake up the next morning.

Service: I wasn't going to put this in because for the most part Spitia is a self contained unit but there is some attempt to provide service so it requires comment. Unfortuantely Tim was late to meet us at the "meeting point" which was described to be the "community hall" by the "post office" which in fact was more towards the caldera and I thought would be better described as the community clinic or medical building for accuracy. I thought I would wander off on my own to try and find Spitia.....good luck, that would be impossible as there is no signage and there are a few turns and twists, ups and downs that you need to take to get to the houses. I grabbed a couple of Mythos and went back to my wife to wait on Tim. Tim, is a pack mule, in the middle of the day he hauled two bags all the way to Spitia....maybe a 5-10 minute walk but not an easy one. I felt for him, as I was winded myself. Make sure to tip him.

Tim prepares breakfast in the morning and leaves it on the patio or in the room, wherever you let him know. It's not much of a breakfast really, more continental style. Danish, cereal, bun, milk and juice.....it was sufficient unless you like a big, warm breakfast. When we left for the day we would return and the bed would be made and the room tidied. Sufficient enough.

Spitia does have free Wifi but we found the connection to be sporadic at best. Not sure if this is an ongoing problem or just situational but we had difficulty Skype'ing our kids back home. Whenever we tried to log in, the connection seemed to be down. Who needs the internet anyways when you are in Santorini but if it is the upmost importance to you, there could be some issues.

We paid $250 euros per night for our stay and for the most part I think it was money well spent. We were very satisfied with the accomodations and the location is great.
