This house is in the best village on the island. But not only is it in the best village on the island, it's in the best part of the best village on the island. With the best sunset views on the island too!

Panos was a good host - he was there to greet us when we arrived, he arranged airport transfers on request and also someone to bring our luggage to the house (this is not something you will want to do by yourself considering the amount of steps in Oia).

We stayed in the lower house, which is the four person apartment with outdoor jacuzzi. The little cave house was adorable, beautifully decorated in a simple and traditional way. The views of the Caldera , Amoudi bay below and the sunsets were just breathtaking.

If there's one thing to be improved it's a little variety with the breakfasts. It was a lovely breakfast (fruit and greek yogurt, bread basket and honey and cereal with orange juice) but perhaps because we stayed for 6 days it started to feel a little monotonous.

All in all, a wonderful place. We would definitely go back to Oia, and having stayed at Spitia (but also seen most of the other apartments in Oia) - we would make the same choice again. Spitia all the way! :)

What can I say - think it has been covered by most of the reviews and All I can do is echo the same.We went early in the season and had an incredible room for an extremely reasonable price .I can't remember personally a hotel/house welcome better than the one from SPITIA and Panagiwtis.It was spotlessly clean and it had all the necessary equipment.We chose SPITIA because of its great ratings on trip advisor- and I have to say that it definitely lived up to them.We are going back definitely during september. Undoubtedly best place to stay in OIA.

Room Tip: Panagiwtis(the owner) is a great guy pleased to meet him

Where do I even begin to start about Spitia Houses! We arrived end of September for 4 nights - and Panos unfortunately was out of town for our stay. He arrived a shuttle from the port, as well as someone who carried our bags to our house( pretty impressive with all of those stairs!).

When we arrived, everything we needed was waiting for us. Panos personally called us and gave us his cell phone number if we needed anything. He also sent over a colleague of his the next night to give us some tips/suggestions about things to do and see.

We stayed at the higher level house which had two balconies( one with a beautiful couch build into the wall) and the other which had a small table, umbrella, two sun chairs and a plunge jacuzzi. The view is absolutely out of this world. The house itself is very modern and clean. It certainly had the nicest balcony in my opinion - more private than the others and more modern. The other hotels we passed by had very SMALL balconies and you could see their every move when you walked by. I agree with the last reviewer - this is not a hotel in which they cook gourmet breakfast, and wait on you hand and foot - it is more of a bed and breakfast. Supplied with all of the essentials you would need for your stay. Gina came every morning with orange juice, greek yogurt, fruit and cereal( which is just what we wanted!).
Oia itself, is so beautiful and unique. We spent more of our days touring around in the morning and then buying some beers from the local market and staying in the jacuzzi all day soaking up the view and the incredible sunset. The jacuzzi was not hot - although that is how we preferred it as it was the weather was scorching hot - it was perfect to cool down!
If you are looking for an incredible view, great restaurants and such unique character - stay in Oia and choose Spitia Houses!

We just returned from an amazing Greek vacation, which started with 3 nights in Santorini. We stayed at the upper Spitia house, which had a lower sun-tanning deck, and a plunge pool (perfect for the hot days) that doubled as a jacuzzi (suitable for the windier evenings--it only gets warm, not hot, after leaving it on for a few hours). It was more private than many of the other houses that you pass on the way down the caledra (if those next to you and above you peeked over their decks, you could see part of their heads). The views from the bedroom loft, bathroom, kitchen, and obviously the decks were breathtaking, and with all of the tourists flocking to Oia to try to catch the sunset, we watched it in the comfort of our jacuzzi two of the three nights; it was heavenly! I must add that the plunge pool is extremely clean, whereas many of the ones you pass on your walk to Spitia are older and stained.

On the first day, a friendly Spitia Owner/Manager Panos met us with a helper who brought our bags down the steep, windy Caledra. He gave us a pretty good orientation of the place, and tried to remember a list of our needs, and was generous in getting us what we needed that evening. He honestly wasn't reachable 10% of the time (when we were trying to find where in Fira to pick up our ferry tickets, and how to find the renown restaurant Metaxi Mas in the village of Exo Gonia), so try to ask him all of your questions when you first meet him. Skipper Panos of the motorboat Alex (which I will talk about later) helped us in a pinch!

And now for the slight imperfections, most of which are not Spitia's fault: Remember these!
1. I, like some previous reviewers, complain that there are only 4 towels given for the entirety of the stay. Having not remembered this from previous reviews, we brought two towels to the beach, and had two small towels for showering. The beach towels got dirty quickly, especially after they turned brown, red, and green from the sulfur springs! That put a slight damper on the romantic location. (Actually, now reading some other reviews, perhaps more towels would have been provided if we had written a note or asked).
2. On our last day, we took an amazing 5 hour private motorboat charter with skipper Panos (different from Spitia's owner) on his boat the Alex. It was the best part of our vacation! The bad part about this is that from Spitia, you walk down to Ammoundi Bay to embark on the boat trip, and that walk is...covered with donkey (actually mule) dung. Covered! It is quite stinky and gets on your shoes. When we got back to Spitia that night, we had to throw away our shoes and disinfecting the areas on the deck that we stepped on was difficult with our remaining towels.
3. There were baby ants on the kitchen counter-top, and as we had breakfast left over the night before (write a note if you want it left for you, or they won't leave it!) I bit into an old roll, and...ate a baby ant. It was gross.
4. The previous guest had smeared snot and nosehairs on the wall on the way to the bedroom (understandably overlooked by housekeeping; I have a hawk's eye for dirt), and my dear hubby had to clean that off. Also, the open shower gets the floor wet, this mixes with dirt, and can take a while to dry and not feel clean. This is typical of course of a cave-house. However, with the lack of towels (they do give you an extra floor mat towel but it only does so much), and the aforementioned possibility of mule dung near the premises, it may not leave your feet feeling fresh if you are a hygiene nut like me.
5. The closed front door kept rattling one windy night (it sounded like Paranormal Activity), until hubby finally figured out to put a towel on a chair and push the chair flush against the french doors.

Of course, the location and premises are unbeatable, you just need to be wise about planning around shoes, baby ants, shower water spray, and towels!

Remember to ask for towel changes and breakfast and you will be living it up on the most spectacular house on Oia's caledra! Bravo to Panos and his crew for providing us with the ultimate caledra experience!

We have never felt the need or desire to write a review of our past holidays, but really felt that this one deserved it because as our title states it was "simply amazing* but also because we felt some points in other reviews needed to be clarified.
We stayed in the lower Spitia house (the larger one of the 2 houses) for a week and it was an unforgettable holiday.
First off the location is perfect unobstructed view of sunset (as some people have mentioned in their reviews tourists show up by the hundreds every evening to the castle and surrounding steps just to get a glimpse of this sunset), privacy, all day sun, calm and walking distance from all amenities (shops, restaurants, spa etc).
Secondly the house was extremely charming. It is clean, no fuss and very functional, ideally set up for a romantic getaway (see pictures ;)) , the terrace is a good size and Jacuzzi with sea/sunset view is the icing on the cake, you literally feel like you are on top of the world.
Last but most certainly not least was the service we got. Panos from the day we called for information to the day we left was incredibly friendly and accommodating and always available ( as an example, we called Panos a week before our stay to ask if he could get us some sun beds as opposed to the sun chairs already provided, he went out of his way to go shopping for them, calling us back from the shop to make sure this was what we were looking for, and our sun beds were waiting for us when we arrived).
Tim was not around during our stay, we had Yannis instead who was great guy and good laugh, he helped us with bags, made sure the Jacuzzi was spotless and gave us poker tips.
Gina who woke us up every morning with our breakfast tray and kept the place shiny during our stay was incredibly friendly and accommodating, she went out of her way to make sure we had what we needed and work around our schedule.
Now to add to the reviews we read prior to our stay, as some have mentioned the Jacuzzi was cool when we arrived, which can be exactly what some people will prefer, for those who prefer it hot, all you have to do is ask Panos to switch on the heating. We personally preferred it hot, and that’s how we had it for the duration of our stay,
One person mentioned her deception after her stay there for her honeymoon. We can understand why this would be the case as in our opinion this house as mentioned is functional, its your home for a week and that’s exactly how it feels, NOT your classic honeymoon suite where your breakfast is served to you in bed and you have fresh flowers on your pillow every day and you are being pampered all day long.
Also yes there are stairs and indeed don’t pack a suitcase full of high heels (trust us they won’t be of any use) but that will be the case anywhere you stay and it's part of the charm of staying in a typical Oia villa.
Lastly, the donkeys (though I fail to see the connection with the Spitia house itself), look healthier and happier than most of the tourists riding them!

To wrap up this review, we will be clicking the "BOOK" button again on the Spitia houses in the near future.

P.S: Don't forget to get a picture shot with the famous Panos before you leave (just give him 5 minutes to go freshen up if its a hot day ;))

Thanks very much to Panos and Tim for providing an excellent holiday destination - the house is a destination in itself and there is little motivation to leave it on a sunny day! The terrace is spectacular and the view has to be nearly unrivalled in Oia. House is simply but elegantly furnished and the 'sit-down' rain shower was quite the experience. Only criticism (as some have said before me) is that the 'heated' jacuzzi is not heated. It barely scraped by as tepid, and is certainly not warm enough on a cloudy day or an evening dip in May. It was lovely on a hot, sunny afternoon though. Nice and close (though lots of stairs of course) to Ammoudi Bay for sailing trips or to eat at one of the fish tavernas.

My husband and I stayed at Spitia House for 7 nights we stayed in the top house which accomodates 2 persons.The bottom house accomodates more than 2 people and is bigger of course inside. This house also has sunset views unobstructed.From the point of initial contact with Panos(the owner) we knew we had chosen the right place. Panos is able to arrange a taxi transfer from the aiport to Spitia Houses and also for your return journey just let him know we did and our taxi was waiting there at the airport for us on arrival. Your first contact when you arrive will be with Tim . Tim works alongside Panos. Tim will carry your luggage from the meeting point in Oia where the taxi will drop you off to Spitia House which consists of Tim carrying luggage down steps and then back up a number of steps to reach the house through the village. However nothing to exhausting to be honest for us however we were not carrying our own luggage. Don't forget to tip Tim!! He is friendly , professional and responds to any queires, questions you may have. I must say again Tim deserves a medal for carrying the luggage in those temperatures through the village. Thank you again Tim.


Now for the house very private unlike some of the properties located around Spitia House where people are walking past those trying to sunbathe, relax and /or swim. Spitia has privacy walking back to our house at night we were so glad we chose Spitia. The top house where we stayed has a second terrace with unobstructed views of the famous sunset. We were able to sit on the terrace with a glass of wine in private watching the sunset. Both houses consist of a hot tub yes the water is cool during the day which is much needed given how hot it gets out there however the temperature can be adjusted just ask Panos/Tim and this can be addressed.

The home consists of one bedroom on the first floor of the house with storage to hang clothes and a safe, the kitchenette, bathroom with fantastic shower and lounge area on the ground floor.
The towels are provided which are changed daily and/or as requested the towels are excellent quality by the way. The kitchenette has everything required to cook a meal if you wish, cutlery, plates, pots, pan, glasses, coffee/teacups, wine glasses. The kitchenette has a coffee maker, coffee filters, coffee, kettle, teabags, sugar. The kitchenette also has a microwave and fridge for use if you wish. The house has everything one needs it really is a home from home but with spectacular views.

Breakfast is delivered every morning at a time your request this consists of 2 types of cereals, fresh milk, orange juice,bread, muffins, honey, greek yoghurt. This is more than adeqaute to start the day. Breakfast can be had on the terrace or indoors the choice is yours. There is maid service daily we saw the maid possibly twice during our stay that was because we were hadn't left the house when she arrived on 2 occassion it was around 11-11:30ish am however she will knock the door and ask if you mind her changing towels etc..This was not a problem for us as every other day we were up and out early as did not want to waste any time in exploring this beautiful island.

I could go on forever however would say go and experience Spitia House for yourself you will not be dissapointed a perfect location and a beautiful house excellent service from Panos, Tim and of course housekeeping don't stay anywhere else. We hope to return very soon and we will be staying at Spitia Houses.
