Friendly host, helpful books inside the room. It's a cave house with a small kitchenette, generous living room area and a jacuzzi big enough for two outdoor. What's more? THE VIEW. You'll see everyone waiting for sunset standing around the stairs of oia, but as a guest in the hotel? You just sit there, with a glass of complimentary wine and enjoy as the sun sets.

I can not say enough good things about Theodora Suites - my husband and I stay here for almost a week for our honeymoon. This is not a luxurious hotel with a pool... but a quaint, comfortable, and clean B&B with absolutely gorgeous views. Each room has a private balcony (away from visitors that line the steps of Oia for the sunset), jacuzzi, and a small kitchenette. Odisseas (owner) was extremely helpful, friendly, and quick with email correspondence. Eva (housekeeper) was absolutely wonderful during our stay - she cleaned our room everyday, brought us breakfast to our balcony at the time of our choice, and brought us glasses of wine each evening to watch the sun set. She is also just a nice person in general to talk to as well - as most of the other locals we've encountered weren't as friendly. I don't have anything negative to say about our stay - but a few tips are to open a window at night and turn on the ceiling fans to decrease the humidity in the room and be sure to bring your own soap (this wasn't an issue with us, but we just thought it would be provided - we purchased soap at a local market for a little over 1 euro). Also, be prepared to walk a lot of steps (unavoidable for the hotels with the best view in Oia). My husband and I have already talked about returning to Santorini one day in the distant future and would even stay at Theodora Suites again!

What I really loved about this place apart from the obvious stuff (location, view, decor) was the fact that the owner emailed me afterwards and asked for an honest feedback and we had a conversation on how to improve the place. If he had fixed the small issues, then it is definitely a place to stay and relax in.

There was no iron or ironing board (a lot of other places in Oia do have that), little amenities like a shelf in the shower or an extra roll of toilet paper were lacking, the paint on the sun beds stained my bathing suit and the quality of the breakfast was really subpar for the price.

However: the jacuzzi on the terrace is a godsend, the beds are very comfortable, the view is indeed one of the best anywhere in the world and the service is great. In a place like Oia with so many options to stay this one is definitely standing out!:-)

We recently returned from our honeymoon in Greece and chose to stay at Theodora Suites while in Santorini. Theodora Suites is a small set of suites that consists of only 4 or 5 cave houses. On our stay, we opted for the Superior Suite which was opened for the first time this season and is on the top level of Theodora Suites. While the suite may have been smaller than those below it, it was definitely worth the slightly higher cost, as the room and jacuzzi area were much more private and had better views. In fact, when you jump into the very clean and very new jacuzzi, the town of Oia disappears and it feels as if the sun is setting just for you. This truly is the hallmark of the suite, as you can even stay in the jacuzzi in a light rain since there is some protection from weather above you. Inside, the suite is laid out as a traditional cave house. We didn't know what to expect, as this was our first time in Santorini, but it basically means that the suite is carved into the cliffside. It was actually very warm and romantic. While small, there is plenty of space for a short stay. It does lack in closet/drawer space, however, and the shower needs an update (handheld showerhead only). On the plus side, though, you have a quaint little kitchen and a nice little living room area with great views from the built-in couch. And with all of this you also get the great hospitality of Odisseas and Eva. Odisseas is the owner and Eva the housekeeper. They did their best to take care us, bringing flowers when we arrived and wine each night for the sunset. They also bring you the included breakfast each morning at whatever time you request.

There are a couple of "negatives" that I must mention to be fair, though. While we were there, Santorini had a rare, but very severe thunderstorm in the middle of the night. The water was pouring through our windows and door. Mother Nature can be hard to predict and contain, but what was unsettling was realizing that we didn't have a room phone to call out in case it really had become an emergency. The only other note would be in regard to privacy of your room. Eva truly tried her best to meet our every need, but this meant that nightly, before she left for the evening, she would come up to our jacuzzi to tell us she was going. Right at the end of sunset, this felt akward to us. We truly appreciated her hospitality, but we would have preferred just being told that if we needed anything for the night, we would have to let her know by a certain time because she would be leaving.

Other than that, Theodora Suites truly is one of the best deals in Oia. With sky-high rates all around Oia, Theodora really offers so much for the cost. We would be happy to stay with them again!

Room Tip: Pay the little extra to stay in the Superior Suite, it's worth it. If that's not available a...

Theodora Suites had everything we wanted for our stay in Santorini! Amazing views, wonderful amenities, and charming staff. Eva was so kind! Wine and flowers awaiting us upon arrival and assistance throughout our stay. Perfect location for a perfect experience. Definitely recommend staying here!

Room Tip: Suites have varying degrees of privacy from other tourists looking to free-ride your view! Not a pro...

We stayed at the Theodora Suites from 30 September to 2 October 2013 in unit 2. It is a cave hotel with cosy Cycladic furnishing and a private jacuzzi and a terrace overlooking the caldera. The host, Odisseus, is a dentist by profession and made us feel very at home and welcome. The housekeeper Eva was a charming lady who served us breakfast every morning on the terrace. In the evenings around sunset, she would bring us white wine for us to enjoy the gorgeous sunset over the caldera. The location of the suites in Oia town centre was superb with cafés, restaurants, and shops nearby. Don't worry about your luggage. The hotel will arrange for someone to carry your luggage to and from the hotel so you don't have to carry your luggage. The Theodora Suites is the perfect setting for the perfect Aegean experience.

Room Tip: Choose unit 2 on the second level. It has a jacuzzi and has more privacy.

Stayed here for 4 nights a few weeks ago, it is a really beautiful spot. Unlike a lot of hotels/suites in Oia which face the caldera, you get an amazing sunset view from your balcony/Jacuzzi. Eva was fantastic, serving us breakfast on our balcony, and even bringing us wine every sunset which helped make our stay really special. The suite was spacious and was great having a big fridge for our own food/drinks.
The only thing I would say is if you book the standard suite with hot tub, try to get the more private one. That's the one we were in for 3 of our nights and it was perfect. The other one is still great but you do have the guests from 2 other suites walking past you while in the Jacuzzi etc so I much preferred the more private one.
