When I started researching places to stay in Oia I found that I was a little overwhelmed and so I sought out the advice of some of the Fodors and TA regulars. Brotherleelove had mentioned the Old Oia Houses a couple of times so I checked out their website. The places looked nice enough and because we were a family of four we needed a place that would accommodate all of us. Old Oia houses did and were well within our budget. The reviews varied a lot but the majority of them were good so I went ahead and email Gill and Vasillis, the owners. They were quick to respond and even sent photos of the place that we were destined to stay in. We went a head and booked our stay for 5 nights for the end of June 2011.

I had booked the house sometime in late Aug. 2010 but along the way as I thought of questions, I would email Gill and not only was she so quick to respond but she always answered my questions or concerns.

As were we due to arrive to Santorini in the early morning hours (6:30 am), we knew it was highly unlikely that we would be able to check in. Gill told us to bring luggage to the restaurant that they own (Lotza) to store them until our house was ready. We arrived at the restaurant sometime after 8 am and waited about 30 minutes when Vasillis arrived. We were just expecting to leave our luggage but instead we told that our house was ready. That was great!

When we got to the cave house which was one of the lower houses, it was so cute and quaint. We all just fell in love with it! It has a nice open living area with two couches/beds along with a dining table, the kitchen area and another little seat. The bedroom was a nice size and the bed was very comfortable. When you enter the bathroom, you walk into a large area with a sink and good sized vanity area and then there is a hand held shower that is open with only a small rim to keep the water from getting all over the floor. Next you enter the toilet room and lo and behold, there is a regular shower in the toilet room. Now at first, I wasn't sure what to think of this but that shower was one of the best showers we've had in the many apts we have rented throughout the years. I expected the water to not only get all over the toilet room, but extend out into the rest of the bathroom but it didn't. We did find that if we didn't direct the shower away from the toilet, that the toilet would get wet but mostly it was just from the steam.

On the outside, we had an enclosed patio complete with table, chairs and umbrella. It was so nice to sit out here to enjoy the view! Now for the view. The view from this cave house was beautiful but I must tell you that this was not the original house that we were offered. Don't get me wrong- I absolutely loved this house but the view from this house was a little obstructed on one side and I really wanted the panoramic view that was offered in the photos when we booked. Not a problem! I let Gill know of my disappointment and she immediately offered to move us to another house. Unfortunately, it couldn't be the house in the photos as someone was already in it. She apologized profusely and offered to show us the other house to decide on whether it would suit our needs.

This house was called the Captain's House and is located on the main street in Oia although that never posed a problem as far as noise. The house wasn't as quaint as the cave house but it offered both a nice veranda with retractable awning and a large rooftop terrace with amazing panoramic views. What can I say but "Wow"! The views were really what we wanted in Oia so we decided to switch houses and because of all the trouble, Gill even took €50 off of our total bill which was a very nice, unexpected gesture. We would've been happy with just the move.

As you enter the Captain's house, you are in the kitchen/dining area. This area was much smaller than the cave house and doesn't offer much in the way of a living area. There are stairs that take you to a loft where there are two twin beds (where the kids slept). Next as you walk towards the back of the house, there is a door to the shower room on the right and a door for the toilet and sink on the left. From there you go through some double doors to the bedroom where there is a queen sized bed and TV. In this room there is also a door that takes you to the rooftop terrace. After passing through the bedroom, you enter a small room with a day bed that could easily sleep another person. We just used this room as a closet for our clothes and suitcases. This room then leads out to the veranda with the retractable awning. We spent some good quality time on both the rooftop terrace and this veranda just enjoying the views.

I know other people have left comments regarding the breakfast given but we were more than happy with what was provided. We were given ample amounts of coffee/tea,sugar, cream, jams, and honey. We were given more orange juice than we could finish and were delighted to see our fresh baked bread left on our door each morning (just like when I was a child in Lisbon). I knew that this was what we would get so I wasn't expecting some lavish buffet!

Lastly, I would like to make mention of the young and super sweet young girl who does the daily cleaning of the houses. She cleans all 8 houses they have and she doesn't just empty the trash; she does so much more! She works her butt off!

There may be fancier places to stay in Oia but for the location, price and customer service that Old Oia Houses offers, I would highly recommend this place.

At a place like Oia in Santorini, where it is so difficult finding a hotel less than Euro 200 per night, this place is an absolute steal. We got our rooms at Euro 95 per night. It is bang on the main pedestrian walkway of Oia, with a very decent sized room with an attached kitchenette, and a lovely private outdoor sitout which looks straight into the caldera. Every night we were lounging in deck chairs on the private sitting area, staring at the starry sky above us, with a nice glass of wine in hand. There is free internet access in the rooms, but it worked somewhat erratically. The best sunset viewing spot is just 2 minutes walk away from this place.

As with just about any hotel in Oia, you will have to haul your luggage up and down various stairs, before you reach your room. This can be quite an ordeal, as some steps are narrow and steep ! However, the hostess Jill made sure that she arranged a porter to haul our luggage up when we left, so we were spared of the workload while checking out.

If you are looking for a swimming pool or other fancier amenities, this place is not for you. But if you want gorgeous caldera views, a friendly hostess, and spacious rooms, and unbelievable prices, don't look anywhere else.

Old Oia Houses rent modern copies of traditional cave houses set in the cliffs of the caldera of Santorini. In some TripAdvisor reviews I saw negative comments from members who must have expected a cave house to be the same as a 5 star hotel in Paris.

We had no such expectations, although we are usually 4 star travellers. We stayed in house #2 for 5 days and were delighted to stay in a clean, one bedroom house which was of modern construction and had all that we needed – comfortable bed, hot shower, air conditioning and Wi-fi. It was furnished with modest traditional painted furniture and marble tables, with a small dining area, small kitchen with hot water, refrigerator, kettle, coffee plunger etc. From the shower we could look out over the deep blue seas of the caldera.

But you don’t live inside in a cave house. You have one of the most spectacular views in the world. The balcony has uninterrupted views and reasonable privacy and was furnished with a table and chairs, umbrella and reclining chairs. We didn’t use the TV – who would, with a view like this!

We had no trouble checking in or out. Vas and Gil and the Lotza restaurant staff were always very helpful. Gil booked a rental car and taxis and arranged for help with our bags. Anna delivers fresh hot bread every morning and services the room daily. Orange juice, tea and coffee, and breakfast spreads are supplied and there are at least 40 restaurants within easy walking distance.

We stayed in one of the 'caves' that provide minimal facilities, but what a view. The bed was comfortable, the shower worked and we ate in restaurants rather than using the small kitchen, but that was by choice. The initial process, meeting the proprietor in a local restaurant and then getting the key was slow, but hey it's Greece. If we ever come back to Santorini, we would definitely try and stay here again.

My wife and I stayed at Old Oia Houses for five days in May and loved it. We had one of the larger houses, so there was more space than we needed, but it had everything we wanted. The view to the caldera along with all of the other houses and buildings built into the mountain was perfect. Our house was located right in the center of things, which proved to be a bit noisy at night (not sleep preventing) with the bar/music lounge across and down the way a few yards, which I'm going to guess, that the location would be really noisy during the busy season. Nonetheless, the spot was great being really only steps from the sunset view point, the main bus terminal, and all of the shops and restaurants. Oh yes, and the little market right next door to get any minor food stuffs as well as some beer and wine.

The house itself was quite comfortable, although most of our time was spent either on the balcony or out and about. One piece that could be improved on is the bed and bedding. The sheets were a bit on the rough side and the bed itself got to be somewhat uncomfortable after the first few nights. Wireless internet was also a bit of a challenge with the signal reaching only so far (i.e. only in the very front of the patio area in the front).

In the end, definitely a plus for the money - 120 euros/night. Great location, breakfast (bread) every morning, and a perfect view. Gil the owner was also very helpful and always seemed to be around for the most part. One point to make is there's no real check-in. You have to go to the little Lotsa (sp?) restaurant and check-in/out there - a little strange, but not problematic.

Just returned from 3 nights here with my husband. We chose OOH because it was the one of the only places with a caldera view in Oia within our price range and we were thrilled with our terrace (which was admittedly hard to leave for the town and the island beyond). The two-room "suite" -- small living room and small bedroom -- was quite cozy. The air conditioning worked well (thankfully we didn't need it except one brief spell our first day), and the captain's bed comfortable, situated below a small window with the same view as the terrace (what a thrill to awake at 3am to the sight of a storm brewing over the caldera, right outside). This isn't really a hotel: check-in and check-out are at a nearby restaurant, and though there's daily maid service, there's no concierge service (so you'll thus be toting your own bags down a precipitous staircase to the house). But the rewards are more than ample: a million-dollar view, tranquility, and charm in a town where many of the nicer hotels charge three times the price. Breakfast is simple: coffee is provided, and bread delivered each morning -- but there are lovely nearby cafes for those wanting more substantial fare. Oia is wonderful, especially in the evenings, and it's worth staying here rather than a fancier hotel in Fira, which is packed with cruise ship tourists and hasn't half the charm.

check in & check out wait 15 mins. NO reception and waiter is very busy.
50% view blocked by front house.
room is clean but some spider inside there.
