It's a cozy B&B. Nicely decorated. Clean. Comfortable. Welcoming. The owners are a lovely couple. The outside is being renovated, but the inside is filled with charm and a little bit of history. We had the Blue Room which was very nice and inviting. The bed was a bit squeaky and the head board is loose but the room was lovely overall. There is a dog who is willing to greet you and whom just wants to play. In the morning, he came down to greet everyone. We are dog lovers and didn't mind it at all :) The owners do keep him out of the guest rooms. Breakfast was lovely and on the healthier side, which is appreciated when you're on holiday. It's a great little spot if you're touring the Finger Lakes. I would stay there again.

My wife an I stayed in the Blue room of this very nice bed and breakfast for three nights while visitinhg upstate New York. Our room was very big and clean, with a very well appointed private bath. Even though it was not "fully serviced" as other reviewers have said, it did not bother us very much, as it took us only half a minute to make our bed.
The innkeepers were great and we had a very wonderful there. Breakfast was very good and there were a lot of amenities, such as free internet, free coffee and tea, and a VIP brochure for the outlet mall.
There was a dog in the property, but it was very friendly and well behaved. All in all, one of the best B and B we have visited. We will come again!!!

We recently stayed at Yorkshire Inn. Liked: Breakfasts were quite good, rooms pleasant, furnishings and amenities pretty good, quilt collection beautiful. Coffee and other beverages are available at all times. The innkeepers are very pleasant and friendly.

But some "nuts and bolts" things need to be improved. Our room had a huge row of windows, but no shades (just thin white curtains), so we were awake at dawn each day. Housekeeping is, shall we say, casual; one day our room was not serviced at all, as far as we could tell. Then there are the two big dogs! They are friendly to a fault, and not well-trained. There is dog hair everywhere. We've stayed at other B&Bs with pets, but they were never like these guys! Would recommend only to dog-lovers.

When this guest visited we had two dogs: Wallaby (our big lovable furball - part Malamute and part Finnish Lapphund) who shed constantly and Pippi a recent rescue. Sadly we buried Wallaby in the spring of 2010. Pippi (parts lab, golden retriever and Aussie shepherd) still believes that every guest has come to visit her but she has settled down significantly.

While it seems like we sweep constantly and neither dog has ever been allowed in the guest rooms, you are apt to leave our inn with a few dog hairs on your socks and the cuff of your pants. If you are allergic or simply don't like dogs we will gladly recommend one of the other B&Bs in the area.

We clean your bath, change your towels and take out the room trash every day except Sunday. Between bedroom devices such as CPap machines and other items of a more intimate nature, we decided in 2009 to respect the privacy of your bed and wait until you leave to change the sheets and make the bed.

This lovely old brick home has two comfortable guest rooms. One, the Rose Room, has an optional second interior bedroom (twin beds) that makes it perfect for families. Guests have the entire ground floor as the host family lives upstairs. In the hallway outside the rooms are a coffee maker and small refrigerator filled with juices and bottled water. There is a cozy sitting area next to the dining room, where hearty breakfasts are served. Nice "extras" at this B&B include wireless Internet access and in-room satellite TV. We stayed in the Rose Room, which had a very comfortable, large bed and French doors leading out to a nice deck. The private bathroom was large and modern, with a huge walk-in shower and lots of fluffy towels. We liked the location outside the small old town of Phelps. There was convenient access to the fast toll throughway, but also nice secondary roads that were better for sight-seeing.
It was well-located for our interests, which included antiquing along Routes 5 & 20 and viewing fall foilage in the nearby Finger Lakes. My only small suggestion would be a second chair in the room. After a busy day of touring, we enjoy sitting in our room and taking it easy. We always enjoy staying in a place that has a dog to pet and well-behaved, interesing children.
